Rent hikes every year. The place is poorly managed, and packages get stolen all the time. The new neighbors leave a lot to be desired compared to when we moved in.
We frequently have to clean up after other people’s dogs, remove other people’s dryer lint, and deal with lazy behavior in the trash area. If you live downstairs, it’s like an echo chamber for noise, so if you have disrespectful upstairs neighbors (like we do), you’re in for a world of misery. We banged on the ceiling one night to hint that the noise level was getting out of hand, and the neighbor came down and forced his way into our home until I physically removed him.
My recommendation is to avoid this place. It was a wonderful community for a long time, but when we moved in three years ago, the old-timers were moving on, and now it’s just another overpriced apartment complex.

I CURRENTLY live here and it’s been absolute hell. Management is constantly changing and treat tenants like “less than”. Maintenance in the building is horrible (laundry room and garbage area is constantly dirty), crime and theft is horrible (tweakers and package thieves constantly coming in), the cameras on the grounds don’t work, the “secure” parking lot gate is always getting jammed, some of the people they allow to live here are horrible neighbors (literally saw one of them shit in the visitor parking), smells like dog piss everywhere, and much much more. I’m just waiting for my lease to end so I can finally LEAVE. I hope I get my deposit back too because a lot of people don’t and Bakery lofts gets taken to small claims courts (where they always LOSE)

I’ve lived at Bakery Lofts for almost 5 years now. The company can’t keep a management team for more than a year because of poor working conditions and being over worked and under paid. I love my apartment and that will never change (why there are two stars). The area we’re located in happens to be going down hill and crime is on a rise. I feel like ALOT of times we as tenants aren’t being taken care of and were told to just reach out to our corporate office. I would love to be more in the loop of what we can do for our safety. The apartments amenities are run down or they don’t exist.
UPDATE 2025: I’m so sad to report that this property only got worse. I’ve lived here with my husband since November 2019- where we’ve paid our rent on time every single month. I started an outdoor garden with a lemon tree and other active producing fruit. I was told that my garden is a hazard and that they would throw away my 10 year old lemon tree and my 15 year old fig tree. The area is out of the way and always well taken care of. When I went to talk with the property manager she told me that she had no say in this and that it was “higher ups” saying this. When I requested to talk to her manager it was literally radio silence. They don’t care about their tenants, the safety and cleanliness. They threw away peoples bikes.. when people weren’t home to get them. They threw away peoples grills. They’re driving out all of the long term tenants because of the slumlords attitude toward everyone. This community, especially in B1 is tight knit and I’m really thankful for my long term friendships. We would have stayed here much longer but apparently trying to have something proactive for mental health is an inconvenience even though people who tour the property love the garden.
If you move here, please read through your lease. Make sure you know your rights as tenants in Oakland or Emeryville. Madison Park preys on the tenants that don’t know their rights. Call them out on their bullshit (sorry for language but it’s literally needed). Even with open communication and trying to work things out, they still don’t want to help the property. There is a tenants council that exists for Madison Park. They do hold active meetings and they do send demand letters. All you get in response is a AI generated response that was prompted from the most recent demand letter. They have empty promises and they say they do things but they don’t.
Oh. Also, not that this happened to me. But three other tenants that have left the property. If you’re late on your rent and you communicate it with the management.. they actually remove your access from the online portal so that you’re no longer able to pay online. Then when you go to pay them in person they give you a hard time. Then two days later you’re getting evicted even though you tried to work it out. Please save your money and time, it’s a headache.
Honorable mention: there have been cars.. the same ones actually that get stolen all the time from the “secure” parking lot. One of the previous tenants Tacoma was stolen 4 times.. from his paid parking spot. So. Even if you pay the $100-$150 a month for a spot.. you might wake up one morning to your car missing and the property manager doesn’t do anything to help. They don’t even give you the camera footage because the cameras don’t actually work. This place has turned into a joke- and it breaks my heart because I love this community.

Absolutely garbage. I've lived here for 5+ years and this place is disgusting. Do NOT be fooled into renting one of these apartments.
There is a chronic crime problem in the complex. Stolen cars, smashed windows, apartment break-ins, package theft. The management is not absent... they actively work to harass the residents and destroy the community. You can expect multiple threatening emails per day from Tacori or whatever other disposable manager they hire this moth. What a great way to spend $3k a month! HAH. Meanwhile they provide one dumpster for hundreds of residents which overflows every week into the parking lot, spreading refuse to the wind all over our cars. Classy.
Do yourself a favor and don't fall victim to this place. It's literal trash, just like the people that own it.

Imagine paying thousands of dollars to live somewhere with no amenities, dealing with subpar pay-per-use laundry machines, questionable management in the past, and taking the time to decorate your space to make it feel like home—only to have management label every piece of outdoor decor in the apartment complex as trash. To make matters worse, you're then given just five days to remove patio furniture, decor, plants, and bikes, with the threat that management will dispose of them themselves if you don’t comply.
If you're thinking about moving here, think twice. Management shows zero respect for tenants' personal spaces or belongings, issuing sudden, unreasonable notices that force you to either comply or watch your property disappear. It's clear that tenant well-being is not a priority here. Save yourself the hassle and frustration.
