I lived here for a year, and if I hadn't had to move for my job, I would have continued living there. They're incredible, and when you have a problem, they solve it right away. Everything is kept very clean and organized. It's an excellent place to live with your children, and even if you're single. It's quite quiet, and the tenants are very nice. Dillon's service is excellent and the maintenance guy who speaks two languages is incredible.

We’ve had a very disappointing experience with Capital Choice Property Management (Property Manager of Italian Villages). We rent a separate property in their portfolio, and if they manage Italian Villages anything like they’ve managed our home, I would be extremely cautious renting here. In July 2025, they sent us a written lease renewal notice with multiple options for continuing our tenancy, and I also confirmed over the phone that we would be able to renew. Based on those assurances, we scheduled my kidney transplant surgery for September 25th, trusting our housing situation would remain stable. After we requested that the property be inspected and treated for visible mold (which we had to fight tooth and nail to get), Capital Choice informed us that the owner would no longer renew our lease. This reversal happened only after we exercised our right to have a safe, habitable home. Now, less than two months after sending us renewal options, we’re being told we must move immediately following a major surgery. At best, this is careless management and terrible communication. At worst, it looks like retaliation for asking that our home be safe to live in. Either way, I cannot recommend this company to anyone who values honesty, consistency, or basic tenant protections.

I lived at Italian villages for three years. They communicate very poorly, respond slowly to maintenance requests, and will take almost half your security deposit when you move out no matter how well you cleaned it. I would not recommend.

We moved in mid July and had no issues at all to begin with. We couldn't hear our upstairs neighbors almoat at all and it really felt like the claims that extra insulation were true! Shortly after moving in, we submitted a request to get a window fixed (it was broken when we moved in) and it took several months to get this fixed. I had to call a lawyer in order to get it fixed. We are now dealing with our upstairs neigh or being so loud but not loud enough to video it so management won't do anything. Some fire company also came out to do something with the fire alarms and our alarms were set off and now the smoke alarm itself is leaking with no promise to fix it anytime soon. We were told "tomorrow" because they don't want to come back out today. I don't know how toxic the liquid is and I have a toddler to think about. If you move here, don't move into a lower unit, and honestly, just don't move here. Horrible management, horrible everything. UPDATE: When we reported the leak from our smoke detector, maintenance told us that they would be able to patch our ceilings within a couple of days (a few days process, which is totally fine) after the pipes were fixed. My husband went to check in on this today and was told they would patch them in a week, so next Thursday or Friday. Not anywhere near what we were originally told. I am continually disappointed in management and the maintenance team. They have done nothing but "forget" about our apartment or disregard urgent matters for us so fast. I cannot understand how it is so hard to help the people you are supposed to care for within a timely manner! It is beyond me how horrible my experience has been here.
