Pros: Location and great walkability to grocery stores, restaurants, coffee shops, etc. Apartments inside are quite nice and well-appointed. Almost never heard neighbors. On-site laundry facilities (though you have to pay per use) and walk your laundry up and down stairs. Cons: Regular rent increases in exchange for decreased services and quality of life. March 2022 rent: $1565 (w/ pet rent) October 2025 rent: $1950 Listing price November 2025: $1425 Safety: Neighborhood & backdoor entry to apartments don't feel safe, especially at night. People are regularly going through the dumpsters and recycling bins all day and night. There is a spot in the back by the rear entrance where people sleep, use drugs, urinate, etc. Packages are also likely to be stolen if your carrier doesn't manage to make it into the building. Noise / Windows: Terrible. Had to wear earplugs day & night. Garbage and recycling pick up starting around 4:30 am most weekday mornings. Leaf blowers sound like they are literally in your living room. Single-paned and unsealed windows shouldn't be acceptable in 2025. It literally sounds like you are living in an industrial zone. When we had an ice storm, our unsealed windows literally formed icicles, not because our power or heat went out, but because the windows are so poorly sealed. See picture. Furnaces: Bad for health & safety. Ours came to be inspected by a third party heating expert who told us it was a miracle our apartment hadn't caught on fire due to the furnace's poor condition. He said it clearly hadn't been cleaned or maintained properly FOR YEARS. On-site management: Largely absent. During an ice storm, the maintenance person at the time left a bag of sidewalk salt by the back basement door that residents were expected to distribute themselves. They couldn't even leave one by the front entrance. We had to lug it up the stairs ourselves. They also didn't do anything to the front or back entrances, let alone the sidewalks, to maintain their safety and accessibility. Elevator and accessibility: Unusable. The elevator has been out of commission for 3+ years. It stopped working about 2 months after we moved in and the promise of repairs has been strung along for years. Expect them to lie or be evasive when asked. Maintenance Work: In my 3.5 years at the Manhattan Apartments, I can count in my email 60 different water shut offs. Did they ever offer us a token $5 gift card to a local coffee shop so we could use the bathrooms? Of course not. Did they take off any small percentage of rent to make up for these inconveniences? Additionally, we suffered through apartment remodels above, below and around us that would start at 8 am and sometimes go until 7 in the evening. Loud apartment remodels, mind you. And again, still paying full rent with zero compensation for a space that is absolutely miserable to be in for weeks on end; and ultimately months as they made their way around us. Apartment & Common Space Maintenance: Poor. When we moved in a column in the middle of our living room was unfinished. I asked Kelly Robinson, the apartment manager when it would be fixed and she promised it would be done by the end of March 2022. As of October 2025 it remained unfinished, in spite of annual rent increases. When we moved in our bathroom window had green masking tape covering the windows where there were large cracks. They had literally months to repair this before we moved in. Upon moving in, their recent paint job using latex paint led to paint chipping from doors, cupboards and window sills immediately. In common spaces chips in the paint are almost never touched up. There are stains in the carpet. Doors that could easily be fixed bang loudly every time they are opened and closed. Hallway and staircase lightbulbs are left uncovered by sconces that once existed when we moved in. It's as though there is no on-site manager or maintenance person walking around regularly who cares about the quality of living experience of residents.
