I lived here for about a year and overall had a pretty disappointing experience. Pros: The townhome-style layout with high ceilings is nice and makes the space feel bigger. Parking is relatively cheap (165 but they just raised it to 185), and maintenance was always quick to respond when issues came up. Rent was also fairly reasonable, after concessions I paid about $2,000 for a 2 bed / 2 bath, which is a good price for Portland. Living directly above a grocery store is also extremely convenient. Cons: Unfortunately, a lot of things bring the experience down. The appliances are very outdated, the dishwasher rarely cleans dishes properly, the original shower heads have poor water pressure, and the sinks don’t have removable faucets. Drains also clog fairly often. AC is only in the living room and master bedroom, so when temperatures get above 85°F, the second bedroom becomes very hot and uncomfortable. The walls are average, so you will hear neighbors if they’re playing music or watching a loud movie. The biggest downside is the surrounding area. While security does try to keep the property clean, the neighborhood has significant issues with drug use and homelessness. It’s common to see tents nearby and people using drugs or using the bathroom outside. Because of this, I would not recommend this building for someone living alone, especially a woman, as it often doesn’t feel safe walking around at night. Management also declined during my lease after the front office staff changed. The new team manages multiple properties and often seemed unfamiliar with what was happening at this building. Another ongoing frustration was the elevators, during my 13 months here, at least half were broken for around 3 months. While the location is technically walkable, it doesn’t feel nearly as lively or safe as areas like the Pearl District or Slabtown, especially since many businesses around here have closed. Overall: While the layout, price, and grocery store convenience are nice, the outdated appliances, cooling issues, management changes, elevator problems, and especially the surrounding neighborhood made this a disappointing place to live.
