I was a resident for 10 years. In October I reported a water leak soaking the hall in front of my apt, it was ignored. How do you ignore a water leak that is causing soaking the hallway? A week later my bedroom was flooded. My closet was saturated. I got no help from anyone. The apt was unlivable, I had to move out. If I moved within the building I had to pay my moving expenses. I decided to move to a different apt complex in the S Waterfront. I realized I was a commodity, not a tenant. I attempted to collect rent for the 18 days the apt was unlivable and instead I got an invoice for those 18 days for trash, and other community expenses. I'm pursing litigation. And it appears they violated state of Oregon laws. And I'm in process of reporting them to the State of Oregon AG. Also someone was constantly stealing packages left in front of my door. I asked to put a camera on my door, that was declined. So security is not a responsibility of the building either. Oh, I'm 77, a veteran and health conditions covered under the ADA. The S Waterfront is a unique community with dozens of apts with a very different culture. This experience should be a message to everyone

I have similar complaints to all of the recent reviews
1 STOLEN bike - this week our bike was stolen from the “locked” bike storage room. The previously locked room has been left unlocked all week and our bike was stolen by someone unscrewing the bars from the wall. We reached out the office to see if they have security footage and they don’t even have the decency to respond to our email. It seems someone in the building is stealing the bikes and they won’t even try to look into it.
2 Garage left without a gate for 3 weeks. It is unacceptable for the garage to be left open and ungated for such a long time period and security should have been provided to watch over the garage.
3 Uncleanliness - the recycling room is a complete disaster and constantly overflowing. The trash chutes often aren’t functioning despite charing each unit a separate trash fee each month that is not included in rent. The hallways constantly have trash in them
4 Water leaks - there have been a strange amount of large water leaks occuring in both buildings. They must not be keeping up with plumbing repairs. The hallways now smell like molding carpet and there are constant water shut off
5 Rent prices - the cost of rent here is insane compared to the quality of apartments. I submitted a maintance request for a sink that won’t drain over a week ago and have not seen or heard from maintenance since then. There are fruit flies and bugs in the apartments. Each month it seems there are new random charges added to the bill that weren’t disclosed on move in. The office staff is rude or won’t respond at all when asking for help. The rent prices seriously need to come down for what this apartment offers. It is worth it to look at other places on the South Waterfront even if it means your unit might be a little smaller.

EDIT: and we just got robbed on their property. Our bike with 500 dollars of locks stollen out of their “secure” bike room. They just kind of shrug when you let them know bc there is nothing they can do. they have no security or cameras and put it back on you to figure out. The door wasn’t damaged so maybe other residents or someone who has access to it as well who knows. DO NOT move here and if you do, don’t use their “secure” facilities to store your property whether it’s a car or bike or just storage. You are on your own.
Continual rent increases every year even if you are a loyal tenant. They will increase it every year, and if you ask about appealing or negotiating they will basically tell you to look elsewhere. They don’t care about having loyal tenants, they care about maximizing profits and trying to get the most money out of whoever they can. Trying to save for a house is impossible when your annual raise goes towards their annual rental increase every year. Water goes out a lot for “emergency repairs”. Repair staff are often overwhelmed and under staffed.
It is right next to the ICE detention center as well. ICE has been using multiple gasses close to every day all over this block, chemicals are everywhere. The neighbors are concerned, we are concerned, pets are getting sick. You hear screaming and flash grenades all night. The HVAC system that is hooked up to the roof is a concern now as it pumps outside air into our units. I’m worried about long term health effects of the gasses and there is no end in sight to the issues at ICE. When talking about a rental increase in light that the neighborhood has become worse, and that “upgrades” to the building don’t warrant an increase every year they basically just say well if that is your opinion, move. These things don’t affect rental increases according to them. I think that’s crazy. They also have sent basically no warning about the fact that people who are involved with the protesters are camping on our street and that ICE is using chemical weapons on the block. Going out there is just not safe. The other night apparently ICE ran into a tenants apartment and grabbed people too. We have lived here a few years and are pretty disappointed.

Love the location, close to everything. The staff is great! Very helpful and has a sense of urgency. Tani has been amazing from day one! Love the remodeled lounge and business center. Rooftop sunbathing is always a good idea! Shout out to Brandon and his maintenance team, they take care of business! Thank you!! Life is better with a rooftop Old Fashion.

Gem of the South Waterfront! My entire year living here with my yellow Lab was amazing. The community felt safe and everyone was so generous and kind. It's awesome to walk out the door and be in an area that people drive to visit. Bonus if you're a runner or cyclist for the great waterfront trails. There's also a great rooftop deck with grills and layout chairs, and free paddle boards and kayaks to rent out! The commute to OHSU was just a 5 minute stroll to the tram. Management was very communicative and maintenance was always prompt and helpful with any situations. The studio I had (Apt 215) was VERY affordable with a great open layout that didn't ever feel small. Even with the parking structure lights that blinked into my apartment from across the street at nights, I'd still give this place a 10 out of 10. If I ever want to live close OHSU again, this is a no brainer. Very family friendly too!
