This is a great apartment complex. This was my first apartment ever and I’ve really been able to see it become my home. I love the gym, the hot tub, and the shuttle bus that goes to school every day. While upkeep may sometimes get behind, the staff is super friendly and the management team does everything they can to make sure that Aspen Heights stays clean, working, and an amazing place for all residents!

Aspen Heights is the hell of Pullman. I signed a lease last year around December and tried to get out of it in January due to the living situation changing and it feeling like it would’ve been unsafe for me. I called, I emailed, I tried their text line, I emailed their manager and I heard nothing. When I did, I was told I would receive a relet form and never did.
It’s been months and they are still trying to charge me. I never moved in, I never got the keys, I never set foot in the apartment. I sent an email stating that if I didn’t hear back then I would consider the situation resolved. I never heard back.
If you’re looking for somewhere to live where management never responds, then you’ve found the place. If you’re looking to not have an extremely stressful school year going back and fourth with an unresponsive team, find somewhere else.
I considered attempting to live here with a better group of people but after this experience, I’d rather live anywhere else.

I don't know how the new management is, but when I lived there it was almost impossible to get a straightforward response. I had to go in almost every month because I was double charged on portions of my rent. I had to physically go in the office because when I called (if they decided to answer) I would be told "oh my manager will fix that" and the problem was never actually fixed.
The actual unit has no insulation, so during the winter you'll freeze and during the spring the downstairs will be invested with bugs. Electricity was ridiculously expensive, and during the winter my roommates (5 of us) paid $100 each.
Also there was dog poop and garbage all over the property for a majority of the year. I was also charged multiple times by off-leash dogs when I was walking my dog. After the fourth time, I messaged Aspen asking them to enforce the leash rule (which is in the lease), and all I received was a "we'll let management know". Nothing was ever done. My dog was almost bit multiple times, so don't expect management to help when actual issues arise. Again, I don't know how new management is, but this was my experience.

I want to start with this email by saying the wonderful maintenance man is not the issue. It is the management team, and it is by far the worst experience I’ve dealt with. Aspen Heights Pullman is the cheapest, laziest built place I’ve ever sadly had to be a part of. Where do I even begin? The floors are scratched and covered in paint, the cabinets are crooked, the granite counters are broken, and the WiFi is terrible. However, this is nothing compared to the loss of heat in single digits and even negative temperatures going on day 4 without heat. The manager has not answered any of my three previous emails over the last few days. My roommates and I came down to speak to him, but he refused to discuss the issues. He finally gave us other Accommodations by letting us use a vacant unit; however, this vacant unit had black mold in the kitchen, so again, it was unsafe to stay there as well. We have space heaters going in our house. Our power bill will be through the roof this month, and they will do nothing about it, Which I’m not surprised about. Speaking on the issue, Our current power bill is $600 between the three of us, and they have Had zero communication with us or the Company about our rates being so high. These are common tenets here, as many have reported the same issue. I WARN YOU DO NOT LIVE HERE PLEASE.

I want to preface this review by expressing that my concerns are not directed at the hardworking on-site staff who have made commendable efforts under challenging circumstances. My concerns lie with the corporate ownership and their chosen utility processor, who have continuously let down the community of Aspen Heights.
The excitement of moving into Aspen Heights was tarnished by a series of delays and broken promises. We were initially promised an August 15th move-in date, only to be informed of postponements to October, then December, and finally February 3rd—a six-month delay in total. Despite a signed "Delay Addendum" stating rent would only be charged after move-in, we were billed for a full month's rent two days before our delayed move-in. All attempts to work with Aspen's corporate office were unsuccessful, with the repeated response being that "corporate is aware but will not be issuing refunds".
Within 24 hours of moving in, the heater failed, struggling to keep the temperature above 60 degrees. Calls to the emergency number went unanswered, leaving us to endure two freezing nights before the heater was temporarily fixed. The build quality of the houses is glaringly poor, with cracking foundations, doors not fitting correctly, and loose floorboards. The kitchen sink is haphazardly held up with scrap wood, and the back yard is eroding as it's just mud. Construction debris was left everywhere, including Tyvek wrap in the trees and garbage in our air filter. The poorly tacked-down carpet's sharp edges poke through on every stair step. These signs of cheap and careless construction indicate a lack of investment in quality and durability.
The utility bill is another area of concern. Despite an advertised “Pets live free” policy, there is a non-refundable pet fee of $500. Moreover, utility bills have been grossly inflated compared to city averages, with the utility processor selected by the corporate owners seemingly prioritizing profits over fair practice. It took hours of contacting both Aspen Heights and Conservice to sort out issues, only to encounter more problems when our account was closed months before move-out.
Potential tenants should also be aware that the WiFi network is shared among all 800+ Aspen Heights units. This raises serious security concerns as all internet traffic is open to everyone on the network. Wireshark, a free program, can easily snoop on the completely open network.
In terms of amenities, despite advertising the presence of a clubhouse, gym, study lounges, printer, hammock hooks, and walking paths, none of these were available during my residency, and there was no reduction in rent to compensate for these missing amenities.
I share my experience at Aspen Heights not to berate the dedicated staff but to highlight the poor choices and mismanagement by the corporate owners. Potential tenants should sort Google reviews by 'new' to get an accurate depiction of recent experiences here. Aspen Heights could be a wonderful community if the corporate ownership would commit the necessary resources and demonstrate respect for their tenants, but I’m doubtful the cheaply built houses will survive long enough to see that day.
