It is a very pleasant community. The maintenance is really good and they act very quickly on the maintenance requests. The leasing staff is super cool specially Alyssa who is extremely approachable and consider all the requests that we put with ease. Overall a great experience staying here

Marquis at Waterview is a great place to live. The leasing staff is always in a good mood, helpful, and quick to answer any questions. The community feels very safe, with people walking day and night without concerns. The app makes paying rent and submitting maintenance requests super easy, and the team responds fast. Quiet, clean, and friendly environment. Highly recommend!

I'm a current resident since 2019. When I first moved here maintenance was superb, however has gone downhill it seems post covid. I've recently transferred to a different apartment and have issues with the appliances, specifically the oven and washer. I've placed three service requests and call the office twice only to be told to wait next week or there's a part being ordered. It's been close to a month, and the maintenance team seems very dismissive and condescending. Otherwise, the apartments are very nice and the office staff is good overall

Lived here for about three years and loved it!
PROS: The apartments had high ceilings and were very spacious. The community felt very safe for a young woman living on her own. There is a trail that leads straight to UTD and is about a 6-minute bike ride. There are a lot of amenities throughout the community, with a homey, suburban feel. Any store you might need is about a 5–10 minute drive away. It’s about a 15-minute drive from downtown with easy access to Highway 75. I rarely heard noise from neighbors, and parking was free and easy.
CONS: The appliances were very old and definitely needed renovations. I know that some apartments had access to the newer renovations, but mine did not, which is why I decided to move to a newer apartment residence. My rent went from $900 for a 700 sq. ft. unit to $1,400, which felt well above market price considering the carpet flooring and old appliances. I would recommend moving into a unit with minimal carpet or with the new appliances.
