I have been living here since April ‘25 and I really enjoy the location and my fellow neighbors. I’m good friends with a lot of people on the block now, it’s a really friendly area and it’s nice to beat the seattle freeze! For transparency: I’m also the current resident manager! I’ve loved living here with my little family … inner city living isn’t for everyone, but I enjoy being close to everything I love, and I find this neighborhood to be extremely charming. I’ve also lived on the hill for quite a few years so it isn’t my first apartment on the hill :)

I’ve loved staying here, big beautiful windows and cute patio. Walkable for anything you can think of and right next to Capitol Hill Link.
Negative reviews seem exaggerated. New manager is on top of everything, the garbage situation was out of the control of the management, but other than that everything I had an issue with was resolved nearly instantly. Would definitely recommend.

I’ve really enjoyed living here! We have 3 people in a 2 bed and find that it’s plenty spacious for all of us. When we’ve had any issues requiring maintenance, they’ve been super responsive (broken washer/dryer completely replaced within a day and a half). We love all the natural light, and the fact that the space between our building and the next on the backside is the gated parking area instead of an alley makes it feel a lot safer.
Is it perfect? No! It’s Capitol Hill. I feel like a lot of the bad reviews are gripes with the city, not the apartment. There was a brief period where the city didn’t collect trash in a timely manner, but that’s on the city. There is also drug use in the area. I recommend visiting the area at different times in the day to feel out what your tolerance/ comfort level is so that you know if it’s a fit for you. Over the past 2 or 3 months, I’ve also noticed a decrease in loitering and drug use on the block with changes in management at our site and the one next door.
I love our apartment- it’s got big windows, it’s spacious, and it has all the appliances we need! It’s well maintained and management is responsive. I don’t have pictures of much other than the living room with the two different couches we’ve had. I’m a fan :)

They raise rents to insane prices nobody would reasonably be willing to pay (trying to charge me the same for a 1 bedroom as they are now listing a 2 bedroom), are completely unresponsive despite many different forms of communication and personnel contacted. Their greed is only outdone by their mismanagement as basic functionality like trash doesn't get handled (the compost bin hasn't gotten emptied for over 5 months, its likely they stopped paying for it). I consider myself blessed I never had to fill out a maintenance request form because I doubt it would have been handled. Absolute bottom tier management with the greediest rent increases (over 200$ in the last two years), Redside is a useless company.

An absolute garbage dump of an apartment building. If I could give zero stars I would. I’ve had packages stolen from right in front of my door and nothing was done about it. There are no working cameras in the building. The “unhoused” are constantly leaving their trash and belongings right outside the front door and loitering and doing drugs right out front. The garbage removal has been non existent. The prices are ASTRONOMICAL. The staff are useless and never respond. I had my MAILBOX BROKEN INTO and no one is responding to me about it. DO NOT LIVE HERE. I repeat. DO NOT LIVE HERE! I can’t wait to move!
