    I decided after finally getting my deposit back that I would not leave the review I typed out near move out (June 2025), but seeing the misleading 5-star reviews outnumbering the accurate 1 star – here we go! No apartment complex will ever be perfect, but you can find a bigger space with organized management and actual amenities for the prices they are charging. Do not sign here unless they have a crazy deal (I was offered one month free, $750 back, and reimbursement for a zoned parking pass when I signed). Bonavista management, with Gerry and Alexis, was great when I first signed. Then new management took over. AGM management is non-existent in this building. A pile up of urgent mail addressed to the building, including Seattle City Light and PSE notices threatening to shut off services, is not acceptable. For starters, my door and the lock had been broken for MONTHS (October-March). You could walk right in and see in and out of my unit. After putting in a maintenance request the day of, speaking with AGM the following day, and multiple follow-ups to get an update on the door and NEVER HEARING BACK FOR WEEKS - I resorted to filing a complaint with the City of Seattle Department of Construction and Inspections. Within one second of just approaching the door, the inspector was shocked and put in an emergency order for the clear code violation, saying they should have placed me in a hotel. Following this, they then put a flimsy temporary non-smart lock with a brown wood plank. Why could this not have been done in the weeks before I got the inspector involved? This safety concern was even more exacerbated by the fact that the stairway door is broken and has been for months, so you can just go up to any floor without a fob. Finally, once the door was fixed and the smart lock was reinstalled, I was told a physical key would be left in my unit on the bathroom counter. Once I got home from work, there was no key. I reached out and never heard back. It has been two months now with no actual key and yes, I have been locked out multiple times from the smart lock malfunctioning. And I have yet to receive the Bluetooth access invite for the lock. No mention of a rent credit ever with this door issue or any others. Yes, months of cold showers that were not fun, especially as the weather got colder. Again, no mention of a rent credit or utilities reduction on $180 utility bills. The building front door, in addition to the stairway door, keeps breaking and is sometimes unusable. Packages are not able to be delivered, and there are constant notes from USPS/UPS/FedEx, etc. left. The most recent time the door broke, we received an email with instructions to use the back door. However, a few tenants, including myself, were never given a key for the back door? Construction for the rapid line (and market downstairs) is LOUD at 7am. This also resulted in zero parking and all of the nearest 70 stops closing. Wifi sucks. My washer began leaking, and it took over a month to get it fixed. Most annoyingly, I was the one coordinating with plumbing and appliance technicians and needing to be present to let them in on multiple occasions. I was also mistakenly sent an email about my lease ending that week with a move-out deadline four months before my lease was supposed to end. They sent it to the wrong tenant. Most recently, I came to drop off my keys and grab a package sometime after moving out. I was instructed to leave the keys inside the unit on the counter, but I wanted to grab my packages first. Looking for mine, I noticed my old unit number with a new name listed for mail. No one had informed me that a tenant was residing in my old unit before my arrival. Would I have just walked in on the new tenant to drop off my keys? I can’t imagine the awkwardness and, honestly, safety concerns if I had not decided to grab my packages first. I have heard from neighbors who have already moved out before me, having issues getting their rent prorated and their deposits back, so watch out for that.

    I recently moved into this building and couldn't be happier with my decision. From the very beginning, my experience with AGM has been excellent. Carrie, who showed me the apartment, was incredibly helpful and responsive throughout the initial process. Isabella handled my contract professionally, taking time to address all my questions, and Cody, the property manager, has been very responsive to any needs, typically replying the same day via SMS. While I had initially noticed a negative review, I spoke with several residents who have been here for the past year - they're all happy and mentioned that there was a management change in the past that might explain the previous dissatisfaction. The resident community is friendly and young, which adds to the positive atmosphere. The location is perfect - convenient for both bus transport and walking, with restaurants and cafes nearby. The views from the building are absolutely amazing. Overall, I'm enjoying my new home and feel confident I made the right choice.
