I have a one-bedroom apartment at Terravita. I pay 2300.00 a month. Last week, someone was shot and killed right outside of the building, and yesterday someone flashed their gun at me near the entrance. There are a couple of “half-way houses” a block away from this complex which has led to more crime at Terravita. Terravita is supposed to be a “luxury” building and the crime ALONE cancels that assertion. Additionally, there are break-ins into the storage unit on a regular basis. The owners of Terravita need to take REAL action and get security 24/7 or I will be moving out when my lease ends. Finally, this is NOT a reflection on the current staff. Genni, Jen, and the maintenance staff are WONDERFUL.

The building itself is mostly fine, if overpriced. Major issues with management not communicating, repeated water leaks, outages, and repairs taking weeks to complete. Maintenance has a habit of canceling requests without any notice or addressing the issue. Overall stay away.

I've lived here for more than two years but I only just realized that every floor has a different color for the doors! I knew the stairwell doors are different colors on each floor, but didn't know until today that the unit entrance doors are different colors too. How amazing!
If that isn't enough to convince you to move here, the leasing staff are great as well! At my previous apartment, it felt like the leasing people were trying to make everything as difficult as possible, e.g. sending a move-out notice form that included a bunch of extra agreements (and when I crossed those out they said "that's not a move-out notice" which is bullshit). But here at least so far they've always been helpful. And of course the location is quite good (you can make it to the platform of the light rail station in 7 minutes if you walk fast uphill, and just a ton of stuff within walking distance, there's like 10 restaurants less than a block away and QFC is a 5 minute walk).
The amenities are small but functional (gym, lounge room, rooftop area), and there are two bike rooms in the parking garage (one of my bikes did get stolen from there though despite two garage doors plus one locked entry door to the bike room).
A few cons:
- There's definitely street noise if you face outwards. And fire trucks and ambulances frequently use Pine St to go downtown. I have to use a white noise machine.
- You can of course find a cheaper price for a similar unit if you look at condos that individual owners are renting out.
- The online payment portal charges a $2.49 convenience fee. You can avoid it by paying by check though.
- Not really a con, but they updated the fobs to a new system over a year ago, but we still need the old fob for the elevator (the new fob is needed for entrance to the building and various internal security doors). Seems like they gave up on updating the elevator fob reader.
There was some big flooding incident a few years ago that a lot of the negative reviews reference, but I moved in after that, I think it's unlikely the issue would recur.

I had the pleasure of living at Terravita for a year and a half, and I can confidently say the building and its amenities are exceptionally well-maintained on a daily basis. The staff foster a welcoming atmosphere and are always quick to respond to residents’ needs—whether it’s for maintenance or guest parking.
During my time there, I interacted most often with Genni from the leasing office. She was consistently responsive, easy to reach, and brought a friendly, upbeat energy to every conversation. Her sense of humor and warmth truly made a difference in my experience.
If it weren’t for a job relocation, I absolutely would have renewed my lease. For anyone considering a new home, I highly recommend Terravita—you’ll be in great hands! :)

Be aware of price gouging and compare with other residents if possible. I was given the option to renew my studio at a price similar to that of a friend with a one bed one bath in the same building less than a year apart(!) despite the size being much smaller. Don’t get ripped off! Watch out for apartments X06 if you are noise sensitive, the apartments there are inside a nook where noise bounces and is funneled into the apartment from the street. Staff is very slow to respond to emails, often not responding despite multiple follow-ups so you have to go and ask in-person. Location is nice though.
