Worst renting experience yet. Vibe is hollow and depressing. Subleases an extra month of rent. Utilities super high and no transparency in the assessment. There were bogus damages in the move out bill (promptly removed when questioned but not for others who just paid), and when full payment of the remaining move out bill was done they sent another bill for mysterious utility default fees and sent me to collections in Florida. Great job guys. Clearly taking advantage of students.

Good living experience overall, game room is old, foosball table is missing handles, pool table is broken and the cue sticks are broken. They need a better system for the game room in general. That aside, my room is close to the street and most of the time I sleep through the garbage trucks being here but goddamn is it thunderous. Really loud garbage cans out there. Hoping the move out experience isn’t as tragic as people make it sound.
How much income do I need to rent at the Property?
A solid rule of thumb is keeping rent under 30% of your gross income. At Trailside's lowest rate of $[min_price]/month, you'd want to be bringing in around $[min_price × 40]/year. If you're not there yet, most student properties work with a parent or guarantor, so reach out to Trailside to ask about their process.
