Do NOT Choose Twelve!
If you do, you’ll be paying top dollar for terrible sound insulation and the worst management ever.
The walls are paper-thin. I can clearly hear every step and every word from the people upstairs, like they’re talking right above my head.The worst part is, my upstairs neighbor throw parties every single weekend nights, and sometimes even on weekday nights.
I’ve called security countless times, sent recordings and decibel test to the apartment office to complain, but they completely ignored me. No response, no solution, not even a warning to the neighbor!
Moving in here will only give you the worst living experience, endless stress, and expensive bills. As a student apartment, they don’t care about students at all, they only care about your money.
Save yourself the trouble - DO NOT LIVE HERE!

I toured with Luke recently and he was so great! There were multiple tours going on and he volunteered to take all of us while answering any questions we had. Before the tour, he was very timely in all responses via email and was very thorough with the whole process! :)

The place definitely defined “student friendly” with all the amenities and especially the staff members. Luke, one of the staff members, was very patient and friendly in answering all of my questions and as well as transparent in many of the processes involving the apartment.

The management team is ridiculous. The staff could have been outstanding mathematicians if they do not work for ACC.
I tried to take over a lease. In the former resident’s lease agreement, the lease year is 9/1-8/31 (365 days). The property sent me a lease agreement for lease take-over, saying that I should pay additional $800+ in my lease term (about half year). I argued many times by phone call and by email. The staff is very unhelpful, keeping explaining that the rent is prorated: They divided the lease term of 9/20-8/31 (346 days) to calculate a daily rent, and then charged me based on this daily rent.
It is so ridiculous! There was no “9/20” in the original lease agreement. Where does the 9/20 come from? In this way, the property earns $800+ plus $350 reletting fee beyond the original rent in the former resident’s lease agreement for the whole lease year, insisting that the rent was calculated by the system, not editable!
I talked to the property, to the ACC, no use. I submitted a complaint to the BBB, and they just ignored it. After a month of shifting blame, they do not provide a solution.

If you are trying to choose an apartment in U District, DO NOT CHOOSE THE 12.
The rooms they show you when you tour are NOT what you will get. We were told we would have stainless steel appliances and a full sized washer/dryer. Neither of these were the case when we moved in. We raised the issue of the washer and dryer with management as they were so small that doing a normal sized load of laundry in them was impossible. They did replace them after arguing back and forth, but stated that it was normal to not get the same appliances that were shown in the tour.
I am paying nearly the same amount of money for an apartment at the 12 as I was in the Accolade. In the accolade, I had stainless steel appliances, a full washer and dryer, AIR CONDITIONING, doors that actually closed instead of sliding doors that provide very little privacy, a TV included, and amenities that are equal or better than the ones provided here. The cost difference is less than $100.
Right now, the elevators and doors for my building have been broken for over a week. To get to my apartment, I have to go through another building and cross over. The gym and C level study centers, as well as the rooftop in my building, have been completely inaccessible. This is the second time in 6 months that the doors have been broken for an extended period of time. I would like to access the amenities I pay for. We have had had no notice on what is going on or when it will be fixed apart from a week old letter posted to the doors that states they are broken.
I can say that the parking garage is the one positive to this building. A spot costs $160 a month, and it is a clean and easy to access garage. I feel like my car is safe there.
Maintenance is also quick, and the single maintenance guy I have seen is very nice! I hope he is not the only one because that would be a LOT of work for one person.
However, these 2 positives are not worth the amount of money it costs to live here. It is especially not worth this money if I cannot access the gym and other amenities for half the month when my rent goes towards them.
