I would strongly advise anyone to avoid this management team if possible.
We moved out on 9/1/2025, and got charged over $400 of water utility bill (from 4/3-5/6) by mistake. Even though we tried to dispute the charge by emailing the office and telling them to correct the statement, they said they would only mail us 50% of the statement by check. Just received another email threatening us the entire balance will go to collections soon. This is unacceptable. You admitted your error, but only 50% of it? Never seen a management team this unprofessional before.

please don't move here this was my apartment at its best I moved in with holes in the floor and the walls were peeling off not to mention the massive safety concerns. somone passed away behind the wilsonian because of a stabbing. one of our security gaurds was stabbed in the arm and there's a lot more stuff in the past 6 months alone. there's a lot of incoherent screaming, the radiator is so loud you can't sleep at night, there are to many issuse for this place to keep running like it is the unit above me's toilet broke because they were to rough with it and it flouded my bathroom with waste water and I had to leave my apartment for 2 days and because of that missed work and they didn't give my adequate accommodations OR compensation I was told "you can crash in one of the empty units" and sleep on what? The floor? Not to mention, they also delayed disinfecting my unit and there was residual moisture left in the walls and ceiling that was not addressed The reality is if you live here your going to hate it like I did I cried when I moved In because of how it looked it was nothing like the tour and I was so disappointed. Please save your self the money, time, pain, and everything else and find other housing if you can cause if you live here Management will try to let themselves in without adequate notice if any at all You will need to know the Seattle tenants Handbook. Like the back of your hand no pun intended. Not to mention, laundry is also a massive issue. The machines never work and when they do. They cost almost $3 to do one cycle of washing and you can only fit. Maybe maybe 2 days worth of clothes in with them still getting properly washed Not to mention the dryers take forever. They cost the same amount. And I've had times where I had to dry my clothing in my unit, laying them out across my furniture and floor for them to dry I feel like the whole place just needs to be torn down.
If you do end up moving in, I wish you luck cause Jesus Christ, you're gonna need it ✌🏻

This apartment is a mess. Very noisy if you have a corner apartment. Only one out of the two elevators is in operation, and it often breaks down. This made moving in a NIGHTMARE. To add, they post signs that say “Yu can do it! Make stairs a part of your daily routine!” around the stairwells. I find these signs insensitive, as my brother tore his ACL and couldn’t walk up the stairs easily to my 4th floor apartment. Not to add, it comes across as ableist and rude to older tenants who might have trouble with stairs.
Security is inconsistent. People have verbally harassed me in the lobby past office hours and no one was around to help me.
The radiators suck. Many times I would wake up from constant, loud popping or ticking sounds coming from them and they would never shut off. Sometimes they shake so violently and I’m afraid they will explode, lol. It will get so hot in the rooms because the radiators don’t turn off.
When I moved in, there were silverfish in my kitchen drawers and crumbs everywhere. I doubt they cleaned before I moved in. It was dirty and dusty everywhere.
The toilet barely flushes. When I moved in, blinds were broken and the bathroom sink was clogged. Maintenance is fairly nice, but they will enter your apartment many times without telling you which I find unsettling.
You’ll definitely be overcharged if you live here. To add, they use a predatory utility service called SimpleBills. It has overcharged me many times and there are plenty of lawsuits against the company for being fraudulent and scammy. I am fighting an “estimated” bill at the moment that is extremely over approximated.
But hey! Free coffee in the lobby during office hours though! 😍

The apartment is nice, it’s an old building and comes with the expected maintenance issues for its age, but the maintenance team is always doing their best and are genuinely great people. It’s noisy, but that’s just what you expect from living on the ave. Management and organisation are better now than they were last year, especially in terms of communication (given the no-elevator-no-communication issues last year, and the option of the freight elevator not being openly offered unless someone explicitly asked.) The laundry room, however, has been a source of deep frustration since we moved in. The dryers have never once fully dried a load of my laundry in the last 2 years and they are frequently broken and unavailable. I submitted a complaint about this and the next time I went to do laundry, the dryers still left all my clothes very damp and the price per load had increased from $2.25 to $2.75. This is the second time the price has increased without notification, and it is completely unwarranted when we have to run the dryer twice every time, making laundry cost twice as much and take twice as long as it should. Also, if you cycle anywhere be prepared to keep your bike in your apartment as there is no safe bike storage in the building.

Update: Elevators still are not functional 7/24/24
I have never left a review for anything but living here for two years has compelled me to let others know what they are getting into.
Elevators:
I understand the building is old and things break down but there is no excuse for the elevators to be out for as long as they have been. Our elevators have not worked since the beginning of August and the freight elevator has not worked since January. So if you live on the top floor you are moving in, you are via stairs for seven flights. If you have groceries you are carrying them up seven flights. Extremely unprofessional that no improvements for the elevators has been made or no compensation to residents.
Conditions:
The building is old, it's over a 100 years old, however that doesn't mean the apartments should be as bad as they are. Since living here my toilet has stopped working, my shower has not drained, my power has gone out to my fridge (which took two days to fix leaving all my food rotten). Additionally, paint is chipping and falling off because the building cuts corners and does not conduct proper prep work on the walls that would prevent the chipping and integrity of the wall. The walls are plaster as opposed to better options that relate moisture better. Also the floors are extremely thin, to the point you can hear a neighbor on the phone or even using the bathroom.
Security:
The homeless problem is huge with this building and parking is horrid. I personally have had to kick people out who were sleeping, doing drugs, or urinating in the lobby. We since have gotten security, which as of recent just sits in the lobby and watch videos on their phones. A neighbor on my floor was stabbed by his girlfriend management did not care. They are having issues getting students in to rent and have expanded to less then desirable tenants resulting in issues as above.
Parking:
DO NOT PARK HERE. First it's $200 a drastic rise in the past year and only for your car to be broken into. Over 32 vehicles have been broken into in the "secure garage". It truly is not worth your window broken and stuff stolen. Fobs in cars that open the garage have been stolen and the building has not changed the frequency of the rest of the fobs to secure the parking area. You pay for a spot but people will park in that spot and it will be days before that car moves. Management does not care and will not tow.
