This apartment complex is absolutely beautiful and very well kept by maintenance! Maintenance devonte does a really good job and he was super sweet! Absolutely love the office people! They were so sweet and so attentive! Shout out to Savannah Salina and Aubrey! You all really do a great job! Thank you so much for the amazing interaction!

Salina Carrillo has been such a wonderful presence at our front desk. She is always kind, professional, and ready to help with any request. She truly cares and makes everyone feel welcome. I will miss her so much and are so thankful for everything she has done for our community.

PLEASE DO NOT MOVE IN HERE! Paseo on University is controlled by Avenue 5 billing department, and THEY WILL SCAM YOU! I had the worst experience here. They will try to attract you by showing lower rents than other apartments close by but will withhold a huge security deposit which equates to anywhere between 1 to 2 times the rent (just walk away because other apartments will hold between $250 to $500 based on your credit score). The catch here is that, they will charge you more than what you paid for the security deposit in the name of damages for normal wear and tear. They’ll start buzzing you regularly and keep harassing you to pay that money. So what really happens is that you end up paying extra rent for 2-3 months which in essence makes up for their low rents. This has happened with me and many other residents when they’ve moved out. I know because I’ve had friends move out of here only to be forced to pay their hard earned money. Please do not move in here until you want to face mental trauma and lose extra cash for smaller houses and lesser services than others in the neighborhood. I’ve posted a few photos of the state I left this apartment in. I cleaned it very well, but you know what? They scam everyone who lives here, stating that the images I’ve shown are beyond normal wear and tear. Also, the rooms are smaller than other apartments in the vicinity which have slightly higher rent, and are much more luxurious but you’ll end up paying the same everywhere by the time your lease ends! :)

Stopped by today while doing some property outreach and had a great experience. Savannah in the leasing office was welcoming, professional, and genuinely helpful! She made the interaction easy and positive. We’ve also known Heather, the manager, for some time now. Didn’t get a chance to see her today, but she’s consistently been a terrific manager and someone who clearly runs a tight, people-first operation. I lived in this apartment for a year, and it was a very disappointing experience. There were constant issues like water leaks, bugs, and loud noise, and maintenance was slow to respond. When I moved out, they charged me $400 for something that was clearly their own mistake. I’ve attached photos and videos as evidence of the problems. It’s frustrating to pay full rent for a poorly maintained place. I wouldn’t recommend living here unless management makes serious improvements.
