The Wynwood

I have lived at The Wynwood since 2020 and have lived in three different units during my time here. Unfortunately, my experience has been consistently disappointing, and I would not recommend this complex to future residents. One of the biggest recurring problems has been water damage. Every unit I have lived in has had water-related issues. I have dealt with water coming through ceilings, water intrusion from the ground, flooding, leaks, and repeated maintenance concerns. At one point, my apartment flooded badly enough that I was forced to move into another unit. The replacement unit I was given was clearly not ready for a resident. It was dirty, damaged, and appeared to have been rushed through turnover. The refrigerator was filthy, there was grime throughout the apartment, burn marks on furniture, stains, and numerous signs that the unit had not been properly cleaned before move-in. I took photos documenting the condition of the apartment when I moved in. Despite placing me in a unit in that condition, management is now attempting to charge me a cleaning fee, which is difficult to understand given the state of the apartment when it was provided to me. The laundry facilities are another example of residents paying more while receiving less. Washes currently cost around $1.50 and dryers around $2.00 per cycle, yet the machines are old, undersized, and poorly maintained. Several washers have left stains on my clothes, while dryers have overheated clothing, damaged fabrics, and even caused holes in some items. Safety has also been a concern. I have personally encountered homeless individuals behind the property on multiple occasions. For the amount residents pay in rent and fees, I expected better security and more attention to resident safety. The amenities are heavily advertised but often disappointing in reality. The clubhouse is promoted as an amenity but is deadbolted and inaccessible after hours when many residents would actually use it. The BBQ grills frequently do not work. The outdoor common areas are often poorly maintained, and the fire pit areas have sat filled with broken glass, dirt, sticks, and debris for extended periods of time. The dog park is extremely small and located in a completely open area with little to no shade. During much of the year, it becomes uncomfortably hot for both dogs and owners. Parking has become increasingly expensive over the years, visitor parking can be limited, and it feels like there is a fee attached to everything. Between parking fees, pet fees, utility charges, cleaning fees, laundry costs, and other miscellaneous charges, the actual cost of living here is far higher than what is advertised. What has been most frustrating is the lack of accountability. Whether it was flooding, water damage, maintenance issues, concerns about property conditions, or resident complaints, it often felt like residents were expected to simply accept the problems rather than see them properly addressed. The location is convenient, but location alone does not make up for years of water damage issues, excessive fees, aging facilities, poorly maintained amenities, safety concerns, and management practices that leave residents feeling ignored. If this review helps even one person avoid making the same mistake I did, then it's worth writing. I hope prospective residents do their research carefully before signing a lease here.

The maintenance man was great and definitely the best part of the property. However, I want to say that I recommend doing laundry elsewhere because the dryer damages your clothes and because I had a large amount of my clothes stolen from the second laundry room once, about $600 worth, management did try to help but it was really upsetting. Also, make sure you ask about lights before you sign for an apartment because my bedroom didn't have any light fixtures. Lastly, parking passes are pretty expensive so if you're just visiting or are trying to do anything with a car without a pass, just stick to the visitor parking and don't risk it.
