The Row is the shortest walk on this list at 0.5 miles. It sits on SW 13th Street, the corridor that runs along campus's east edge.

Plans list from $914 for a two-bed, two-bath, then $945 to $1,019 for one-bedrooms and up to $1,300 for a two-bed, two-and-a-half-bath. Every plan is tagged "Whole Unit," but a two-bedroom shouldn't cost less than a one-bedroom in the same building. The prices don't follow a clean curve, so we can't tell you whether each number is per person or per apartment. Ask the leasing office to break it down.

Best for: students who want to be on 13th Street and will get the math confirmed first.


2. Social 28 Apartments (311 SW 13th St): rooms priced by the bedroom

Social 28 is one block up SW 13th from The Row, and its pricing is refreshingly clear. Every floor plan is labeled by bedroom, so the number is yours alone. It's 0.6 miles from UF.

Standard bedrooms in a four-bed, two-bath list at $1,035 to $1,075/mo, and "Preferred" bedrooms at $1,100. Three-bed rooms run $1,085 to $1,115. Top-floor units cost a little more. You're sharing a bathroom in these layouts, so ask who you'd share it with.

Best for: students who want an easy-to-read lease on the 13th Street strip.


3. Courtyards Student Apartments (1231 SW 3rd Ave): the cheapest per person

Courtyards has the lowest per-person rent of the seven. Four-bedroom flats and townhouses list at $710 to $715/mo, and two-bedrooms at $925, 0.6 miles from UF.

Rent drops as bedrooms go up, which means the four-bedroom numbers are per bed. That puts Courtyards about $325 a month under Social 28 for a similar walk (roughly $3,900 over a 12-month lease). The four-bedroom "Flex Room" plan lists at the same $710, so ask what the extra room is.

Best for: budget-first students who still want to walk to class.


4. The Standard at Gainesville (1360 W University Ave): Midtown, by the room

The Standard is the Midtown pick. It's on West University Avenue, 0.6 miles from campus, across from UF's north edge.

Private rooms list from $1,245 to $2,225/mo across one- to six-bedroom layouts, and whole units from $1,582 to $2,041. Private rooms are per person by definition. It's pricier than the 13th Street options, and you're paying for the University Avenue address.

Best for: students who want Midtown restaurants and bars at the front door.


5. 1125 SW 4th Ave: a small building with a pricing puzzle

This is the smallest listing on the list, 0.7 miles from UF. Three units are listed: a two-bed, one-bath at $850, a three-bed, three-bath at $900, and another two-bed, one-bath at $1,700.

Two identical two-bedrooms at $850 and $1,700 strongly suggests one number is per person and the other is the whole unit. Which one applies to the unit you want? Ask before you tour. If $1,700 is the whole two-bedroom, splitting it is $850 each, right in line with the per-bed complexes.

Best for: two roommates who'd rather live in a small building than a big complex.


6. Sweetwater Gainesville (1225 W University Ave): big suites, per-bed math

Sweetwater is on University Avenue, 0.7 miles from UF, with floor plans from one to five bedrooms and a private bath in nearly every layout.

Watch the direction of the prices. Five-bed, five-bath plans list at $1,389 and $1,434, four-bedrooms at $1,514 to $1,589, three-bedrooms around $1,600, two-bedrooms at $1,684 to $1,814, and one-bedrooms at $2,299 and up. Legacy sits just north of University Avenue, 0.8 miles from campus. Every plan is a private bedroom or "private space," so the listed number is per person.
