Per-Bed Leases in Gainesville: What UF Students Should Know Before Signing at a Student Complex

A Gainesville per-bed lease is a contract for one bedroom inside a shared apartment, not for the whole unit, so you owe only your own rent and your roommates owe theirs. It's the default at the big student complexes off Archer Road and SW 20th Avenue, where a private room in a 4-bedroom unit lists from about $620 to $750 a month on Find My Place this fall.

The tradeoffs are a roommate you may not choose, a full 12-month term, and renewal offers that show up months before you'd normally think about next year.

Every complex below is linked to UF on Find My Place. Prices are listed base rent as of October 2026, before fees and parking.

Key Takeaways

  • You sign for one bed. If a roommate stops paying, the complex comes after them, not you.
  • More bedrooms, lower rent: Canopy Apartments on SW 20th Avenue lists $670 for a 4-bed room and $950 for a 2-bed room.
  • Ask how roommate matching works before you sign (UF's own Gator Guide tells you to).
  • A guarantor can shrink your deposit: UF's 2026-27 cost table lists $52 with one and $1,282 without, for complexes within two miles.
  • Renewal deadlines arrive early, and Florida law caps a lease's notice-to-vacate window at 60 days.
  • Get the lease reviewed for free through UF Student Legal Services if you pay student fees.

How a Per-Bed Lease Works at Gainesville Student Complexes

With a per-bed lease (also called an individual or by-the-bed lease), your contract covers your bedroom plus shared use of the kitchen and living room. Each roommate signs a separate lease and pays separately. That's how most of the University of Florida off campus housing market runs: FMP's UF page describes Gainesville as a by-the-bed market where "you typically sign for one bed with individual liability."

Joint leases still exist in Gainesville. With a joint lease, everyone signs one contract and the landlord can collect a missing roommate's share from the rest of you. UF Off-Campus Life's 2026-27 Gator Guide notes they're more common in houses and condos.

So which one protects you? Per-bed, almost always. If your roommate at a 4x4 off Archer Road drops out in February, that's between them and the leasing office. For the nationwide version, see our guide to per-bed vs per-unit leases.

Why Gainesville Per-Bed Rent Drops as Bedroom Count Rises

At UF-area complexes, the room in a 4-bedroom unit is nearly always the cheapest bed. That's how you can tell a price is per bed and not for the whole apartment. Here's what Find My Place pricing tables show right now:

  • Canopy Apartments (4400 SW 20th Ave, 2.5 miles from UF): $670 in a 4-bed, $810 in a 3-bed, $950 in a 2-bed.
  • On SW 20th Avenue closer to campus, On20 Apartments lists 3- and 4-bed rooms from about $710, a 2-bed room at $909, and a 1-bed at $1,619.
  • Oxford Manor, 2777 SW Archer Rd: $669 for a 3-bed room, $835 for a 2-bed, $1,394 for a 1-bed.
  • $620. That's the starting 4-bed room at Cabana Beach Gainesville (1601 SW 51st Ter, 3.0 miles out), versus $745 in a 2-bed.
  • Museum Walk at 3500 SW 19th Ave: $900 in a 3-bed, $981 and up in a 2-bed.

UF's own figures follow the same curve. The Gator Guide's 2026-27 averages for complexes within two miles of campus run $1,100 for a 4x4, $1,212 for a 3x3, $1,307 for a 2x2 and $1,873 for a 1x1.

The FMP Bed-Count Math

We call it the FMP Bed-Count Math: multiply the per-bed price by the bedroom count to see what the complex collects per unit, then decide what extra roommates are worth to you. At Canopy, a 4x4 brings in $2,680 a month while a 2x2 brings in $1,900. You save $280 a month by taking the 4-bed room. That's $3,360 over a 12-month lease, in exchange for sharing a kitchen with three people instead of one.

Roommate Matching at UF Student Complexes

If you sign alone, the complex fills the other bedrooms. UF's Gator Guide separates two versions of this. Roommate matching means you fill out a preferences form (sleep schedule, cleanliness, guests). Roommate placement means management puts you in whatever bed is open.

Ask which one you're getting. The guide's own tour checklist includes "Do you provide roommate matching? How do you match roommates?" Then ask whether a transfer is possible if it goes badly, and what it costs. Get the answer in writing.

Worth knowing: UF Student Legal Services lists roommate-vs-roommate disputes on its case types page as excluded from its landlord-tenant help. A bad match is something you'll sort out with the leasing office, not a lawyer.

Early Renewal Pressure on Gainesville Per-Bed Leases

Expect to be asked about next year's lease while you're still in your first semester. Gainesville preleasing opens in the fall, and complexes want current residents locked in before the beds go to new students. If a renewal offer comes with a deadline or a limited-time rate, that's the pressure, and it's worth slowing down for.

Under Florida Statute 83.575, a lease can require you to give notice before you move out at the end of the term, but it can't demand less than 30 days or more than 60 days. If you miss that notice, you can owe liquidated damages only if the landlord sent you written notice of the deadline and every related fee within 15 days before your notice window started. A lease with that clause can also require the landlord to tell you within the same window if it won't renew you.

So read your current lease for a notice-to-vacate clause before you sign anything new. Then ask the leasing office three things: when the renewal rate expires, whether you can renew into a different floor plan, and whether your roommates are renewing too. Our UF off-campus leasing timeline covers when each part of the market fills.

Deposits, Guarantors and Fees on a Per-Bed Lease

Your deposit covers your bed, not the unit. UF's 2026-27 Gator Guide shows how much a guarantor changes it: for complexes within two miles of campus, its cost table lists "deposit with guarantor" at $52 and "deposit without guarantor" at $1,282. Farther out (three miles or more), those figures are $97 and $777.

The same table lists application and admin fees of $273 within two miles and a $505 sublet or relet fee. Ask each complex for its own numbers. Once you move out, Florida Statute 83.49 gives the landlord 15 days to return a deposit it isn't claiming, or 30 days to send written notice of a claim.

What to Check Before Signing a Gainesville Per-Bed Lease

Start with the lease itself. UF Off-Campus Life points fee-paying students to UF Student Legal Services for a free lease review. Bring the lease before you sign, not after.

  • Individual liability: confirm the word "individual" is actually on the contract.
  • The move-in date. If it's earlier than you'd actually arrive, you're paying for an empty room.
  • Can you pick your bedroom, or does the complex assign it?
  • Roommate matching vs placement (and the transfer policy if it goes sideways).
  • Renewal deadline, notice-to-vacate window, and what happens to your rate if you miss it.
  • Parking. The Gator Guide's table shows a $161 car parking fee within two miles of campus.

Frequently Asked Questions About Gainesville Per-Bed Leases

Am I responsible if my roommate doesn't pay rent on a per-bed lease?

No. On an individual lease, each roommate's rent is their own obligation, and UF's Gator Guide says other roommates aren't responsible. A joint lease is different: the landlord can collect from everyone.

Why is the 4-bedroom room cheaper than the 2-bedroom room?

Because you're paying for a smaller share of the shared space. At Canopy Apartments a 4-bed room lists at $670 and a 2-bed room at $950. The complex still collects more for the 4-bed unit overall.

Can I choose my roommates at a Gainesville student complex?

Usually, if you sign as a group at the same time. Sign alone and you'll be matched or placed, so ask which before you commit.

How early do UF complexes push renewals?

Expect it in the fall, when Gainesville preleasing for the next August opens. Florida law limits a lease's notice-to-vacate requirement to 30 to 60 days, so read your current lease for that clause before you agree to anything.
