Subleasing Near UF: Gainesville Sublets and Lease Takeovers for Spring, Summer B and Graduating Gators
A UF sublease in Gainesville means someone else lives in your room and pays your rent while you're gone, but you stay on the lease. A lease takeover (complexes usually call it a relet) moves the lease into the new tenant's name and releases you. Either way, budget for a fee: UF Off-Campus Life's 2026-27 Gator Guide puts the average sublet/relet fee at $505 within two miles of campus and $344 three or more miles out.

Gainesville runs on 12-month leases, and UF's calendar doesn't. December graduates, spring study-abroad students, summer interns and May graduates all end up paying for months they won't spend in town. This guide covers the steps in order, with the 2026-27 dates that matter. If you're the one hunting for a room instead, start with University of Florida off-campus housing on FMP.
Key Takeaways
- Sublease or takeover? The difference decides whether you still owe rent if the new person stops paying.
- Expect a fee. $505 is the average near campus, per the 2026-27 Gator Guide.
- Spring 2027 classes start January 11, so a December subleaser has about four weeks from the end of fall finals (December 11) to move in.
- Every one of the 32 properties on FMP's University of Florida page lists only 12-month-plus lease terms, a big reason summer sublets pile up each spring.
- Sign through the leasing office (never a side deal on Venmo) and get your release in writing.
- Florida Statute 83.595 caps an early termination fee at two months' rent, but only if you signed a separate addendum agreeing to it.
Step 1: Read Your Lease for the Sublet and Relet Clause
Open your lease and search for "sublet," "sublease," "relet," "assignment" and "transfer." Those clauses tell you whether subleasing is allowed at all, whether the complex only offers a relet, and what it charges. Some complexes only offer the relet route, where a new resident signs a fresh lease for your bed.
The fee is the number to find first. UF Off-Campus Life's 2026-27 Gator Guide lists average sublet/relet fees of $505 for complexes within two miles of campus and $344 for those three miles or more away. The same table lists short-term lease fees of $120 and $101. Your complex may charge more or less, so get its figure in writing before you list anything.
Not sure what a clause means? UF Student Legal Services in the Reitz Union reviews leases and sublease agreements for eligible UF students at no charge. Call (352) 392-5297 before you sign anything new.
Step 2: Decide Between a Sublease and a Lease Takeover
Pick a takeover if you're leaving for good. Pick a sublease if you're coming back.
On a sublease, the new person pays you or the complex, but the lease still has your name on it. If they skip July rent or punch a hole in the drywall, the complex comes after you (and your guarantor). A takeover or relet moves the bed into the new tenant's name. Once management signs off, you're done.
Graduating Gators should almost always push for the takeover. A spring study-abroad student coming back to the same room in May can live with a sublease. Our breakdown of sublease vs. lease transfer vs. lease takeover goes deeper on the legal differences.
One more thing about per-bed complexes: if you signed an individual lease, your sublet only affects your bed. Our guide to per-bed leases in Gainesville explains how individual liability works at student complexes.
Step 3: Time Your Listing to UF's 2026-27 Calendar
List at least six to eight weeks before you leave, and longer for summer. That's the window when the students who need your exact dates are actually searching. Here's how UF's 2026-27 dates and deadlines line up with Gainesville's sublet seasons.
Spring 2027 sublets (December graduates and study abroad)
Fall 2026 finals run December 5 to 11, with commencement December 11 and 12. Spring classes begin January 11, 2027. Your buyers are transfer students, spring admits and anyone whose fall roommate situation fell apart. List by mid-November. Early January is late.
Summer A and Summer C sublets
Summer A and Summer C both start May 10, 2027. Summer A ends June 17, and Summer C ends August 6. These subleasers usually want a room from early May, which overlaps with spring finals (April 24 to 30). Think Summer C students doing a full summer of classes, or visiting interns at UF Health.
Summer B sublets
UF hasn't posted Summer B 2027 dates yet. In 2026, Summer B ran June 29 to August 7. The 2026-27 calendar puts summer break at June 21 to 25, 2027, and Summer C ends August 6, so expect Summer B to fill that same late-June-to-early-August slot. Six weeks is too short for most students to sign a real lease, so they sublet.
May graduates
Commencement runs April 30 through May 2, 2027. If your lease runs into August, you're looking at roughly three months of rent with nobody in your room. This is the hardest sublet of the year: you're competing with every other senior in Gainesville for a small pool of summer students. Start in February. Seriously.

Step 4: Price Your Room Against What New Leases Cost
Your subleaser will compare your room to fresh 12-month leases, so check those prices first. Per-bed rent near UF drops as bedroom count rises. On Find My Place, Hideaway Gainesville lists private rooms from $549 in a 4-bedroom, $639 in a 3-bedroom and $759 in a 2-bedroom. Lexington Crossing lists $649, $749 and $999 for the same three layouts, and Canopy Apartments lists $670, $810 and $950.
Price a spring sublet at or near your full rent. Demand is decent and the term is long. Summer is different. There are far more rooms than summer students, so be ready to knock something off and cover the difference yourself. It stings. Still, a room sitting empty costs you 100% of the rent, and a discounted one costs you a fraction of it.
Step 5: Find Your Subleaser
Start with your own leasing office. Ask whether it keeps a relet list of people who asked about beds after the building filled, and whether the fee changes if it finds the replacement instead of you.
After that, go where UF students actually look. That means class-year Facebook groups, the r/ufl subreddit, and Find My Place, where tenants can list a sublease and transfer their contract. Post clear photos, your exact dates, the per-month price, utilities and whether the room is furnished. Name the RTS bus route that stops at your complex, too. Students without cars filter on that first.
Let your roommates meet any candidate before you commit. They're the ones sharing a kitchen with this person.
Step 6: Sign the Paperwork Through the Leasing Office
Do the paperwork through management, never as a handshake deal. The subleaser should apply with the complex, pass its screening and sign the complex's own sublease or relet form. Rent should go straight to the complex so there's a payment record in their name.
Skip cash and Venmo deposits paid to you. If something goes wrong, you have no paper trail, and the complex has no idea who's living in your room.
For a takeover, don't move out until you have a signed release saying you're off the lease and stating the date. "We'll take care of it" from a leasing agent isn't a release. An email with your name, unit and release date at least gives you a record; a signed form is better.
Step 7: Hand Off the Room and Protect Your Deposit
Do a walk-through with photos before your subleaser moves in. Date-stamped pictures of every wall, the carpet and the appliances are what protect your deposit if your subleaser leaves a mess.
On a sublease, the deposit usually stays on your account until your lease ends, so damage your subleaser causes can come out of your money. Sort out a separate deposit between the two of you, in writing, if that worries you. On a takeover, ask the complex to settle your deposit when the release is signed.
Under Florida Statute 83.49, the landlord has 15 days after you leave to return a deposit it isn't claiming, or 30 days to send written notice of a claim. Leave a forwarding address in writing.
Common Mistakes UF Students Make When Subleasing
- Listing in April for a May move-out. By then, every graduating senior in Gainesville is listing the same summer months.
- Calling it a takeover when it's really a sublease, then finding out in September that a missed payment hit your guarantor.
- Ignoring the fee. A $505 relet fee on a $650 room eats most of a month's savings.
- Collecting rent yourself and forwarding it (if the payment is late, it's your late fee).
- Assuming you can just leave. Under Florida Statute 83.595, if you abandon the unit, the landlord can relet it and hold you liable for the gap between your rent and what the new tenant pays.
Frequently Asked Questions About Subleasing Near UF
How much is a sublet fee at Gainesville student apartments?
$505 on average within two miles of campus, and $344 three or more miles out, according to UF Off-Campus Life's 2026-27 Gator Guide. Your lease or leasing office has your complex's actual number.
Can I break my Gainesville lease instead of subleasing?
Only if you signed for it. Florida Statute 83.595 allows an early termination fee of up to two months' rent with no more than 60 days' notice, but only if you agreed to it in a separate addendum when you signed the lease. Without that addendum, subleasing or a relet is usually your only way out.
What happens if my subleaser stops paying rent?
On a sublease, you owe it. Your name is still on the lease, so the complex will bill you and possibly your guarantor. A lease takeover approved in writing ends your responsibility, which is why graduating students should push for one.
When should I list a summer sublease near UF?
February or early March. Summer A and C start May 10, 2027, and students needing summer housing lock something in during spring. Waiting until after spring break (March 13 to 20) puts you in the middle of the senior rush.
Can a non-UF student sublease my room?
It's the complex's call, and policies vary. Ask before you accept an intern or a Santa Fe College student, and make sure they apply through the leasing office like any other resident.
