Purdue Student Apartments, Per Bed vs Whole Apartment: New High-Rises vs Older Chauncey Units

Comparing Purdue student apartments per bed vs by the apartment starts with one fact: a bed in West Lafayette's new high-rises lists from $1,439 a month at VERVE and $1,459 at EVER, and that price is yours alone. Older apartments a few blocks away on Chauncey or Salisbury often list one price for the whole unit instead: Southfork lists a four-bedroom at $2,460, or $615 each if that covers the apartment.

Split that way, the older unit can cost less than half as much per person. The tower buys you a private bathroom, furniture, a pool and, usually, your own lease.

Key Takeaways

  • $1,439 at VERVE covers one bed in a 4x4, not the apartment. At that rate, four roommates pay $5,756 a month between them.
  • Southfork on South Chauncey lists a 4BR/2BA at $2,460. If that's the whole-unit price (ask), each person pays $615.
  • Read the curve, not the label: when rent drops as bedrooms go up, the building charges by the bed.
  • Towers trade money for space and privacy. A VERVE 4x4 runs 1,206 to 1,359 square feet with four bathrooms; Southfork's four-bedroom is 910 square feet with two.
  • Lease type matters as much as rent (Purdue Student Legal Services warns that on a "joint and several" lease, any tenant can be held responsible for a roommate's unpaid rent).

How Per-Bed Pricing Works at Purdue's New High-Rises

Per-bed pricing means the listed number is what one resident pays for one bedroom. You sign for your room; the building fills the rest. That's the model behind the towers that went up around Chauncey Avenue and State Street in the last few years, and you can spot them quickly among the 57 properties listed for off-campus housing near Purdue campus on Find My Place.

The clearest case is VERVE West Lafayette at 150 S Chauncey Ave, 0.6 miles from campus. Subtext opened it in 2024: seven stories, 751 beds, every unit furnished.

On Find My Place its four-bedroom plans list from $1,439, three-bedrooms from $1,619 and two-bedrooms from $1,739. Rent goes down as the unit gets bigger. That only makes sense per bed.

EVER West Lafayette at 147 W Wood St follows the same pattern. Four-bedrooms list from $1,459, three-bedrooms from $1,669, two-bedrooms from $1,809, and a one-bedroom from $2,449. Subtext's second building here, it has six stories and 449 beds and opened in August 2025, according to REBusiness. Provenance on Mitch Daniels Boulevard does it too ($1,199 for a three-bedroom plan, $1,749 for a one-bedroom).

How Whole-Unit Pricing Works in Older Chauncey Apartments

Whole-unit pricing means one rent covers the entire apartment and roommates divide it. Many of the older walk-ups and converted houses around Chauncey Hill, Salisbury Street and New Chauncey were built for this.

No pool. Usually no furniture. A lot less rent per head, though.

Some examples from our Purdue listings as of November 2026:

  • Southfork Apartments, 314 S Chauncey Ave: a 4BR/2BA, 910 square feet, listed at $2,460 a month. That's $615 each if four people split the whole thing.
  • Stratford II at 305 N Salisbury, half a mile from campus, lists a 1,056-square-foot four-bedroom at $2,750 ($687.50 apiece if it's the whole unit).
  • Two-bedrooms? 503 Grant Street, 0.2 miles out, lists one at $725. Pierce Street Apartments on Pierce lists a two-bedroom at $600.

Each of those is a single floor plan, so there's no curve to read and we can't confirm the number covers the whole apartment. Call and ask "is that per person or for the unit?" before you build a budget around it.

Per Bed vs Whole Apartment Near Purdue: The Math Side by Side

On rent alone the older unit wins big, assuming the listed price covers the whole apartment. Four roommates, 12-month lease:

  • VERVE 4x4 at $1,439 a bed comes to $17,268 per person for the year.
  • Southfork 4BR at $2,460 split four ways comes to $7,380 per person (if whole-unit).
  • The gap: roughly $9,900 each. Per person. Every year.

So what does that $9,900 buy? At VERVE, about 300 to 450 extra square feet for the group, a bathroom for every bedroom instead of two shared ones, furnished rooms, and amenities the developer advertised at opening (a pool, a year-round hot tub, a fitness center, study rooms). Distance is a wash: 0.6 miles from campus for VERVE, 0.7 for Southfork, per FMP's commute widget.

One honest caveat. Both buildings' FMP pages show base rent only, and neither has posted its monthly fees. In an older unit you'll probably pay gas, electric and internet yourself, which narrows the gap a little. It doesn't close it.

The FMP Per-Person Test for Comparing Purdue Apartments

The FMP Per-Person Test is a quick way to put a tower price and a split-unit price on the same footing. Divide any whole-unit rent by the number of bedrooms. Add your share of utilities and any monthly fees. Then compare that number with the tower's per-bed price plus its fees.

First, check which kind of price you're looking at. Plenty of West Lafayette listings say "Whole Unit" even when the building charges by the bed. A quick tell: if the four-bedroom costs less than a smaller plan in the same building, it's per bed. Victory on Salisbury, at 300 N Salisbury St, does this (its four-bedroom lists at $799, the three-bedroom at $847), so skipping the towers doesn't automatically mean "split the rent."

Some buildings won't give a clean answer. Hub on Campus on Salisbury Street lists from $1,125, but its prices jump around by floor plan with no clear pattern. Ask the leasing office to put the per-person total in writing.

Individual Lease vs Joint Lease at Purdue: Who Pays When a Roommate Leaves

A per-bed lease usually means you're responsible for your bed only. A whole-unit lease usually means you're responsible for all of it.

The Purdue Student Legal Services renting guide spells out the risk: when a lease includes "joint and several liability," any or all tenants can be held responsible for damages, unpaid rent or other charges run up by any tenant. Translation? If one roommate in a shared four-bedroom drops out in January, the other three may owe that share. SLS's advice is blunt: choose your roommates carefully.

Towers sell exactly that protection. Most per-bed buildings sign each resident separately, but confirm the word "individual" is in your lease. The flip side: you don't get to pick who moves into the empty bed down the hall.

Which Purdue Students Should Pick a Per-Bed High-Rise

Pick a tower if you don't have a reliable roommate group, you're arriving with no furniture, or you'd honestly pay $800 a month more to never share a bathroom.

Pick an older whole-unit apartment if you have three or four friends you trust with money. You'll give up the pool. You'll keep thousands.

If you still want a house feel, Collegiate Communities rents New Chauncey houses about 0.3 miles from campus, with a four-bedroom on Marsteller Street listed from $599 and a 5.0 FMP score. Its prices drop as the house gets bigger, which suggests that's per room.

Frequently Asked Questions About Purdue Per-Bed vs Whole-Unit Apartments

Is $1,439 at VERVE the price for the whole apartment?

No. That's for one bed in a four-bedroom, four-bath unit. The full unit brings in $5,756 a month across four leases, and the price per bed climbs to $1,739 in a two-bedroom.

Are older apartments near Purdue always cheaper per person?

Usually, not always. Southfork's $2,460 four-bedroom works out to $615 a head if the price covers the unit, well under any tower bed. But Revive 318 on North Russell, 0.2 miles from campus, lists two-bedrooms from $1,279 with a pricing pattern that points to per-bed, and it carries a 1.1 FMP score from two reviews.

How can I tell if a West Lafayette listing is per bed?

Compare the floor plans. Rent that falls as the bedroom count rises means per bed; rent that rises with bedrooms means the whole unit. If there's only one plan listed, ask the landlord directly.

Is a per-bed lease safer if my roommate drops out?

Generally yes. On an individual lease you owe your own bed. On a joint and several lease, Purdue Student Legal Services notes that any tenant can be held responsible for unpaid rent, so the people left behind can end up covering the missing share.
