The best Rutgers–Newark off-campus neighborhoods are University Heights and downtown Newark if you want to walk to class, the Ironbound if you want food and a lower bill, and North Newark if price beats everything else. A one-bedroom in the new towers around campus lists from about $2,063 to $2,350 on Find My Place, while the cheapest place we track, a one-bedroom on Montclair Avenue, is $1,200. Rutgers–Newark doesn't make anyone live on campus, so you can pick your neighborhood from day one.

Key Takeaways

  • University Heights is the walk-to-class pick. Newark Urby sits at 155 Washington Street, on the same stretch as Rutgers Law School.
  • Downtown along Broad Street puts you 0.4 miles from campus at Walker House or One Theater Square.
  • Food, nightlife and generally lower rents? That's the Ironbound, just past Newark Penn Station.
  • $1,200 a month buys a one-bedroom at 262 Montclair Avenue in North Newark (2.9 miles out).
  • PATH costs $3.25 a ride now and goes up a quarter every January until it hits $4 in 2029.
  • New Jersey caps your security deposit at 1.5 months' rent.

How We Picked These Rutgers–Newark Neighborhoods

Every building named below is a live listing on the Find My Place page for student housing in Newark, NJ. Distances come from each property's commute widget, measured to Rutgers University–Newark. Prices are whatever the listing shows today, and all of them climb with bedroom count, so read them as rent for the whole apartment, not per person.

A quick warning before you browse our Rutgers–Newark off-campus housing page. Right now it mixes in a lot of New Brunswick, Union and Somerset listings (we've flagged it). If a place says Easton Avenue or Highland Park, it's near the other Rutgers, roughly 25 miles south. Stick to the Newark addresses below.

1. University Heights and the Washington Street Edge of Campus: Best for Walking to Class

Live here if you never want to think about a commute. Three colleges share this corner of the city: Rutgers–Newark, NJIT and Essex County College. Campus runs right up to Washington Street. That's where you'll find the law school (123 Washington).

  • Newark Urby, 155 Washington St: studios from $2,255, one-bedrooms $2,250 to $2,495, two-bedrooms $2,568 to $3,195, three-bedrooms up to $3,715.

Do the split. The cheapest Urby three-bedroom is $3,150, so roughly $1,050 a head. Best for: anyone with early classes and two friends ready to sign.

2. Downtown Newark and Broad Street: Best for Big-City Living

Downtown is for the student who wants a high-rise and a 10-minute walk. You're near the New Jersey Performing Arts Center, the Prudential Center and Military Park, and campus is about 0.4 miles away.

  • Walker House, 540 Broad St (0.4 mi): one- and two-bedrooms from $2,063 to $3,095. It's the lowest starting price of the downtown towers on our list.
  • One Theater Square, 2 Center St (0.4 mi): $2,294 to $2,792, right by NJPAC.
  • 519 Washington Street (0.9 mi): a 3-bed, 2-bath apartment at $2,800 for the unit, or about $933 each split three ways.

None of these has a student review on Find My Place yet. So tour in person and ask about the elevator wait at 8:45 a.m., because that's the part a listing never tells you.

3. Around Newark Penn Station: Best If You Commute to New York

Got a Manhattan internship? Live here. PATH, NJ TRANSIT trains and the light rail all stop at Newark Penn, and when your week is split between two cities, being across the street from it is worth real money.

  • Iconiq777 Apartments, 777 McCarter Hwy (0.6 mi): one- and two-bedrooms from $2,350 to $3,595, directly across from Newark Penn Station and the Prudential Center.

You pay for it, though. Iconiq777 starts almost $300 above Walker House (for the train, not the square footage).

4. The Ironbound: Best for Food and Value

The Ironbound is the neighborhood people in Newark will tell you to live in for the food alone. It's east of downtown, on the far side of Newark Penn Station, and Rutgers' own medical school points newcomers there for its Portuguese and Spanish restaurants. Ferry Street is the main drag.

Shared units here tend to run lower than the new towers by campus. We don't have Ironbound buildings listed on Find My Place yet, which is honestly why we're not quoting a number. Getting to class means a walk to Penn Station and two light rail stops' worth of riding to Washington Park. Or just walk. It's about half an hour.

Best for: people who want bakeries on the corner and neighbors who aren't all sophomores.

5. North Newark Near Branch Brook Park: Best for the Lowest Rent

This is the cheapest listing we have anywhere near Rutgers–Newark. North Newark is quieter and greener (Branch Brook Park and its cherry blossoms are the big local draw), but you will be riding to class.

That's about $860 a month less than the cheapest downtown tower, for a place of your own. If you want a quiet apartment and can live with a bus or light rail ride, it's the best value on this list.

6. Elizabeth Avenue in the South Ward: Best for Newer Buildings Farther Out

Want new construction without downtown prices? Look south. Cosmo 440 at 440 Elizabeth Ave is 2.4 miles from campus, with one- to three-bedroom units from $2,150 to $3,269. Honestly, the math only works if you split a larger unit, since the one-bedroom price is close to what Walker House charges for being 0.4 miles away.

Getting Around From Any Rutgers–Newark Neighborhood: Light Rail and PATH

The light rail is the everyday ride. Washington Park and Warren Street are the campus stops, and the same line heads down to Newark Penn and north toward Branch Brook Park.

New York days are a PATH thing. Newark Penn to the World Trade Center, $3.25 a swipe since May 3, 2026. And it keeps climbing: the Port Authority's approved fare schedule adds a quarter each January through 2029, when it lands at $4. Next year, figure $3.50.

One money tip. NJ TRANSIT's Student Pass knocks 25 percent off a monthly pass (bus, train or light rail) if your school participates and you're full time. You buy it in the app. Check with Rutgers–Newark before paying full price.

Before You Sign: New Jersey Rules for Rutgers–Newark Renters

New Jersey limits your security deposit to 1.5 times one month's rent, and that includes any "last month" payment. So at signing, the most you should ever hand over is 2.5 months' rent, first month included. That's straight from the state's Truth in Renting guide.

Where does the deposit go? Into an interest-bearing account at a New Jersey bank, and you're owed a written notice naming that bank within 30 days. No notice, no interest? The guide spells out how to put the deposit toward rent instead. When you move out, it's due back (with interest) within 30 days.
