Renting a House vs a Student Complex in Starkville: What Mississippi State Students Pay Per Bedroom

Starkville houses for rent to students list from about $420 to $665 per bedroom once you split the rent, while purpose-built student complexes near Mississippi State start at $449 a bed and run up to $879. So a house only wins on price if you fill every room and land one of the cheaper ones. The bigger difference is the lease: a house usually puts every roommate on one shared contract, and a complex usually signs you to your own bed.

Key Takeaways

  • Varsity Square lists a four-bedroom at $1,680, which is $420 a person, the lowest per-bedroom figure we found near MSU.
  • Complex beds start lower than most houses: Yugo Starkville Campus Common and The Social Block both list four-bedroom plans from $449 a bed.
  • Across ten complexes on FMP, the cheapest four-bedroom bed sits at a median of about $695.
  • Split a house lease and you're usually signing one joint contract, so an empty room becomes everyone's bill.
  • Houses rarely bundle utilities or furniture (budget for both before you compare).
  • Starkville makes landlords register every long-term rental with the city, and a quick call to Community Development can confirm it.

What a House Costs Per Bedroom Near Mississippi State

A whole house or whole-unit rental near Mississippi State runs roughly $420 to $665 per bedroom on FMP, and only if every bedroom is full. These listings show one price for the entire place, so the per-person number is just the rent divided by the bedrooms.

  • Varsity Square: a four-bedroom, two-bath unit (an apartment leased whole, not a house) at $1,680 a month. That's $420 each, 0.4 miles from campus.
  • Kirkcauldy: three bedrooms, two baths, $1,500. About $500 each, 1.7 miles out.
  • 202 W. Wood St: five bedrooms, five baths, $3,200. Roughly $640 a head.
  • Charleston Cottages: four bedrooms, $2,660, or $665 each, 1.6 miles from campus.

Not every whole unit is a bargain. A three-bedroom condo on Graham Road lists at $3,000, which is $1,000 per person. Run the division before you fall for the porch.

All of these show up on FMP's page for msu off campus housing, which lists 27 properties within reach of campus.

What a Student Complex Costs Per Bed in Starkville

Starkville's purpose-built complexes charge by the bed, and the cheapest four-bedroom plans start at $449. You can tell the pricing is per bed because rent drops as the bedroom count rises at almost every building. The Walk Starkville lists two-bedroom plans around $923 and five-bedroom plans from $700, which only makes sense per person.

  • Yugo Starkville Campus Common on Ace Avenue: four-bedroom beds from $449, 0.8 miles out, with a 4.2 FMP score from five reviews.
  • The Social Block on Lincoln Green: furnished 4x2 beds from $449 to $599.
  • Lakeside Living on Old Highway 12: 4x4 beds from $494, but it's 4.2 miles from campus.
  • Midtown Starkville: the premium end, with four-bedroom beds from $835 and two-bedroom beds from $983.

The median starting four-bedroom bed across ten Starkville complexes is about $695. Our Mississippi State off-campus housing cost breakdown has the full floor-plan ranges.

Is a House Actually Cheaper Than a Complex in Starkville?

Sometimes, and by less than you'd think. The cheapest whole-unit rental we found, Varsity Square at $420, beats the cheapest complex beds by $29 a month. Charleston Cottages at $665 a bedroom costs more than a bed at Yugo or The Social Block.

Then the extras land. Every house listing above shows base rent only, and houses near MSU usually leave power, water and internet to the tenants. Complexes are more likely to fold some of that into the bill (ask each one what's included), and The Social Block sells furnished floor plans outright. A four-person house also needs four beds, desks and a couch that somebody has to buy and somebody has to haul out in May.

Our honest read: a house is cheaper when you already have the furniture, four people who pay on time, and a landlord who covers yard work. Missing any of those? The complex probably wins.

How the Lease Works: Joint House Lease vs Per-Bed Complex Lease

A house lease usually makes every roommate responsible for the whole rent, while a per-bed complex lease makes you responsible for your own bed. That's the single biggest trade-off, and it's bigger than the $29.

Say one of your four Charleston Cottages roommates transfers to Ole Miss in December. On a joint lease, the remaining three still owe the full $2,660, which jumps their share from $665 to about $887 until someone takes the room. At a per-bed complex, that empty bed is the leasing office's problem, not yours.

So read the signature page. If it lists all of you on one contract with one rent figure, you're jointly on the hook. Line up a replacement plan before you sign, not after somebody leaves.

What Starkville and Mississippi Law Say About Renting a House

Starkville requires every long-term rental to be registered with the city, and that matters more for houses than for big complexes. Under the city's Rental Housing Code, owners pay $15 per unit to register, and the city can inspect, fine, or pull the certificate of occupancy on an unregistered rental.

The code (Section 17.6) also sets a few house-specific rules worth knowing:

  • A single-family rental needs at least 100 square feet of total floor area per occupant.
  • Landlords install and maintain the smoke detectors, with batteries replaced at least once a year.
  • Bedrooms and bathrooms have to be reachable from inside the unit, so no "bedroom" you can only enter from the back porch.

State law covers the money side. The Mississippi Bar's primer for tenants and landlords explains that Mississippi has no cap on security deposits, but the landlord has 45 days after move-out to return it with an itemized list of deductions. If a landlord ignores a needed repair for 30 days after written notice, you can arrange the repair and deduct up to one month's rent. With a small private landlord, send that notice in writing and keep a copy.

Location: Cotton District Houses vs Highway 12 Complexes

Older houses and small buildings cluster close to campus around the Cotton District, while most big complexes sit out along Highway 12, Blackjack Road and Lincoln Green. Varsity Square at 0.4 miles is walkable. The Cotton District lists a two-bedroom at $1,300, about $650 each, a short walk from campus.

The complexes farther out usually make up for distance with a bus stop. Before you trade a cheap bed on Old Highway 12 for a pricier house you can walk from, check our guide to SMART routes by apartment.

Frequently Asked Questions About Starkville Houses for Rent

How much is a house for rent in Starkville for students?

$1,400 to $3,200 a month for the whole place on FMP as of November 2026. Split by bedrooms, three- to five-bedroom houses and units work out to roughly $420 to $665 a person, with outliers like a $3,000 three-bedroom condo.

Is it cheaper to rent a house or an apartment near Mississippi State?

Only slightly, and only for the cheapest whole-unit rentals. Varsity Square's $420 per bedroom beats the $449 starting beds at Yugo and The Social Block, but once you add utilities and furniture, most houses cost the same or more.

What happens if a roommate leaves a Starkville house lease?

Usually, you pay for them. Most house leases list everyone on one joint contract, so the remaining roommates owe the full rent until the room is filled or the landlord releases them.

When should I start looking for a house near MSU?

Early. Starkville's early search window opens in October and November, ahead of the December-to-February signing peak, and the closest houses don't last long. Our Starkville leasing timeline walks through it month by month.
