Every property named below appears on the off campus housing near UArk page, pulled October 2, 2026. Prices are the "lists from" numbers on each page, not quotes.
One note on those numbers. At a lot of the student complexes here, rent drops as the bedroom count goes up, which means you're paying by the bedroom. At houses and townhomes, the price climbs with each bedroom because it covers the whole place. We say which is which where it matters.
1. Dickson Street and Downtown: Walkable, Loud, a Bit Pricier
Pick Dickson Street if you want to walk to class, to dinner and to a show without touching a car. FMP's UArk page calls the corridor "the social core," and that's fair. The Walton Arts Center anchors the district, with bars, restaurants and music venues packed along a few blocks just east of campus.

South Fayetteville, the stretch south of downtown along School Ave and 15th St that locals shorten to SoFay, is where to look if price comes first. It's also where several of the UArk page's whole-house rentals sit.
Alight Fayetteville at 1005 S School Ave is 1.3 miles from campus and lists from $539, the lowest starting price on the UArk page. Rent there goes up as you move to a smaller unit, so that $539 is a by-the-bedroom number. Urban Loft Co. on W 15th St lists one-bedrooms from $1,000.
The houses are the bigger story. Duncan Duplexes on S Duncan Ave lists a 3-bedroom at $2,950 and Brooks Avenue Luxury Townhomes lists one at $3,050.
Garland Luxury Townhomes runs $2,000 for two bedrooms and $2,600 for three, and since that climbs with each bedroom, it's a whole-unit price. The catch: the hills. Riding a bike up from 15th Street to Old Main is a workout, and bus coverage is thinner than on Razorback Road.

Only consider this if you have a car and want a real apartment more than a short commute. These places are 3 to 6 miles from campus, and the bus barely touches them.
