When to look for off campus housing at Cal Poly: start in October and plan to sign between November and February for the following school year. That's when San Luis Obispo leasing offices open and the close-in houses get claimed. Move-in dates on current Find My Place listings run from June 12 to August 28, close to Cal Poly's new semester start (fall 2026 classes began August 24).
Key Takeaways
- October is for roommates and budget talks. Leases start opening in November.
- Most groups who want a house near campus sign by February.
- Cal Poly moved to semesters in fall 2026, with fall classes starting August 24, so September-to-September leases no longer line up with the school year.
- Of 22 Cal Poly listings with a move-in date, 5 start in June, 8 in July and 8 in August (one still shows a stale December 2025 date).
- Students who entered in fall 2026 must live on campus for two years, which pushes their off-campus search to the 2027-28 school year.
- Prices and dates come from the FMP page for cal poly slo off campus housing, pulled November 5, 2026.
When to Look for Off-Campus Housing at Cal Poly, Month by Month
The SLO search runs about ten months ahead of move-in. Here's the calendar most Mustangs follow, from first conversation to keys.
October: Settle Roommates, Budget and Your Housing Status
Figure out whether you're even allowed off campus next year (more on the two-year rule below). Then pick your people. A Mustang News housing columnist put it bluntly in October 2025: students hear they "should sign a lease by November to secure housing for the next year." If a parent is co-signing, agree on a price range now, not the night before a leasing office opens.
November to February: Peak Signing Season in SLO
This is the window. The same Mustang News column told students to "be ready for leases to open in November," and FMP's Cal Poly page notes that the close-in houses clear out over winter. Houses on Grand Avenue, Stenner Street and the blocks around Foothill go first, because a group of four or five can only take one.
Tour fast. Apply the same week. Bring your guarantor's information with you, since SLO landlords commonly run credit and income checks.
February to March: Campus Housing Lotteries Close the Loop
Continuing students who aren't required to live on campus can join an interest list for the next year. For 2026-27, that list ran February 12 to 16 and spots were awarded by lottery. Cal Poly's own housing FAQ warns that the list "does not guarantee an assignment." Don't let a maybe on that list stop you from signing a lease you actually want.
Spring and Summer: Leftovers, Subleases and Move-In
You can still find a place in April. It just won't be a four-bedroom house on Grand. What's left tends to be single rooms, per-bed apartments and units farther out, like Connect SLO on Duncan Road, about three miles from campus. Then keys: most leases on FMP start between mid-June and late August.
When SLO Leases Start: Move-In Dates on Current Cal Poly Listings
Off-campus leases near Cal Poly start anywhere from mid-June to late August, and the type of place predicts the date. We pulled the earliest move-in date from all 24 properties on FMP's Cal Poly page.
- June starts (5 properties): small buildings and houses, including 1807 Abbott Street (one-bedroom at $1,850, June 12) and 476 Grand Ave (three-bedroom at $5,800, June 19).
- July starts (8): Grand Avenue and Stenner Street units, like 432 Grand Avenue (three-bedroom at $4,700, July 27) and College Gardens Apartments on North Chorro (one-bedroom at $2,200, July 14).
- August starts (8): the student-style complexes, which time move-in to the week before classes. Mustang I Townhome and The SLO Student Living Apartments start August 15, Icon SLO on Taft Street August 16, Chorro at SLO August 17 and Palomar at SLO August 18.
Why it matters: a June 12 lease means you pay about ten weeks of rent before the first lecture on August 24. On a $1,850 one-bedroom, that's roughly $4,400 for summer. If you're going home, either pick an August start or plan to sublet.
Two listings show no date at all (Summit SLO and Connect SLO), and San Luis Village Apartments on California Boulevard still lists a December 2025 move-in. Call before you count on any of the three.
How the Semester Switch Changed Cal Poly Lease Timing
Cal Poly dropped quarters in fall 2026. According to the university's 2026-27 academic calendar, fall classes began August 24, 2026 and spring term ends May 25, 2027. Under quarters, classes started in late September.
That month matters for leases. Plenty of SLO landlords ran September-to-September leases for years, and Mustang News reported in June 2025 that some property managers hadn't heard about the switch. One local broker, JDR Real Estate Services, told the paper it planned to restart leases on August 1.
So read the start date before you sign anything. A lease that begins in September now means three weeks of semester with nowhere to sleep. And keep an eye on year-round operations, which Mustang News reported will begin with the summer 2027 term and could put some students off campus in odd terms.
Who Has to Wait: Cal Poly's Two-Year Housing Rule
All first-year students who entered Cal Poly in fall 2026 must live on campus for their first two years, per the University Housing FAQ. Those students start their off-campus search in fall 2027, for a lease beginning in summer 2028.
The fall 2025 class is different. Only students in specific majors and programs were placed in the two-year program, and the FAQ says students in it "cannot cancel to live off campus." Not sure which group you're in? Check the Housing Portal on MyCalPoly before you tour a single house, because signing a lease you can't use is a very expensive mistake.
Frequently Asked Questions About When to Look for Off-Campus Housing at Cal Poly
Is November too early to sign a lease in San Luis Obispo?
No. November is when many SLO leasing offices open for the next year, and the best houses near campus are often gone by February. Early is normal here.
When do most Cal Poly off-campus leases start?
Between June and August. On FMP's Cal Poly page, 5 properties start in June, 8 in July and 8 in August, with student complexes like Icon SLO and Chorro at SLO starting August 15 to 18.
Can I still find off-campus housing near Cal Poly in spring?
Yes, but expect a room in a per-bed complex or a place farther from campus, not a house on Grand Avenue. Subleases open up around semester breaks too.
Do I need a guarantor to rent near Cal Poly?
Probably. FMP's Cal Poly page notes that SLO landlords commonly run credit and income checks, so most students sign with a parent or other cosigner.
Does Cal Poly still use quarters?
No. Cal Poly switched to semesters in fall 2026, and fall classes started August 24. Leases that run September to September no longer match the school year.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
