Hello, please inform your residents at 2024 Durant Ave, Berkeley, CA 94704 that USING SCOOTERS ON SIDEWALKS IS ILLEGAL IN BERKELEY..
This morning we had two incidents right in front of your building of students (two males within a couple minutes of each other) zooming full speed to cut through the sidewalk to the Found building front door. We were walking out dogs (leashed) and the dogs almost got run over and are extremely traumatized. As are we.
The men on scooters treated us like inanimate objects, zooming past full-speed within inches of us and of our dogs. We froze, but had anyone moved, there would have been a fatality. One of the students was even wearing headphones and seemed to be completely unaware of his surroundings.
This is unacceptable.
On the way back we saw yet another person on a scooter entering the sidewalk on Shattuck and Durant and riding all the way to 2024 Durant Ave on the sidewalk.
Please make sure your residents DISMOUNT the scooters when using or crossing the sidewalk.

This is the WORST apartment you could possibly live in. They consistently overcharge for rent and utilities, and it is less than quality for the price of what they call “luxury” apartments. It’s dirty, the elevators and hallways always smell terrible, and they have a horrible roach problem (even on the uppermost floors).
In response to this roach problem, management failed to provide any compensation, reduced rent, or alternate living arrangements for affected residents. Instead, they made us move all of our stuff out of the apartment while it could be “treated” - multiple days throughout the school year, weeks after we had already moved in. They then failed to provide the proper treatment due to lack of effort or care, and the roach problem persisted on multiple levels of the same corner of the building.
The parking garage that is $150 a month on top of the rent is consistently broken. There was a time when our cars were stuck in the garage because of the broken door, unable to drive to school or work, and management knew about the problem, but provided zero communication until much later. When asked, they were completely rude and dismissive about the issue - they actually hung up the phone on me mid-sentence (Yeni - the front desk woman ). The problem continued for about a month until I moved out of the apartment.
On the topic of management - it's absolutely terrible. They’re rude, lazy, lack clear and consistent communication, rarely answer the phone - and when they do, it’s with an attitude. You’re wasting money staying in this apartment. Even with these new renovations, it’s not even close to worth it. Live literally anywhere else if you want a decent living situation. This is the worst Berkeley has to offer and the bar is already so low.

FOUND Study in Downtown Berkeley attempted to unlawfully evict every tenant whose lease was signed through July 31st, 2025 by having everyone sign a lease termination agreement to terminate these leases on June 30th, 2025 with NO alternative offered with this initial proposal. Their tenants are students who they knew would likely not know better than to sign this coercive and unlawful termination which they claimed was necessary to do renovations, likely so they can jack up already ludicrous prices in the building even more. (To rent a mid-sized room with a tiny balcony as a single costs $2,200/month and the total rent for my entire unit is ~$6000.)
They claimed it was a proposed agreement not a mass unlawful eviction attempt after complaints were filed, resulting in each unit receiving a letter from the rent stability board advising tenants of their right to not sign and management's inability to evict them if they refuse to sign. However, FOUND Study said essentially, "We'll move up the eviction date to May 31st, 2025 and comp you the 2 months rent you wouldn't have paid anyway because we're trying to evict you!" as shown in the emails attached to this review. They eventually walked that back and admitted they can't legally evict us, but now they're pretending that the agreement proposed has always been lawful as also shown in the emails attached to this review.
Furthermore, this building has had multiple serious violations of access and safety hazards via the fob keys and access to the lobby through the Butterfly MX app. Not only have there been entire days where after office hours (when the lobby doors are always unlocked), the Butterfly app would not unlock the doors at all unless you accessed your PIN, but my unit experienced a complete failure of the app to allow access into the building even through our PINs. The lock to our actual apartment was also nonfunctional, leaving our apartment unlocked at all times for several days before they fixed it despite me filing a maintenance report immediately upon realizing this problem. I know for a fact at least one other unit had this issue as well, but they made no announcement to the other tenants when they finally fixed my unit's lock despite telling me it was because of a problem with the battery of the lock.
Furthermore, there are recurring issues with accessing the elevators with one repeatedly breaking which are not fixed in a timely fashion. A few weeks ago, one elevator was broken for 4 days straight, but it was not given an out of order sign and continued to be in use despite none of the buttons inside it being operational at all.
In my experience, this kind of building management feels negligent, incompetent, and irresponsible. I would not recommend you rent with them as a student whatsoever. There are better managed, more affordable, and more reliable properties all over Berkeley. I would even say I wish I'd taken the Unit 3 housing offer I was given at school over this nightmare.

The recent change in management has been just as problematic as the previous one. They consistently fail to honor lease agreements and frequently overcharge for utilities and other items that are supposed to have flat monthly rates. The rooms are extremely small, and unless you pay extra to have your bed lofted, your desk will end up in the living room—which is unacceptable considering the high rent costs. The management is very misleading, and tenants often have to advocate repeatedly to ensure they are charged correctly based on the lease terms. This level of mismanagement and lack of transparency creates unnecessary stress and frustration. Overall, I cannot recommend leasing here. If you value fair treatment, clear communication, and reliability in your housing situation, I strongly suggest looking elsewhere.

Great apartment with great facilities. Clean, affordable, and safe. Every now and then, there is a social where delectable food is served. Bonus: This apartment has one of the friendliest and most reliable managers who always want the best for the tenants. Can't ask for more!
