This place may have new management and be getting renovated but the buildings are falling apart. Staff is nice until there is a problem and then they will avoid you and your unit like the plague. They will work faster on vacant units than current residents’.
We are breaking our new lease after a month due to a flood in our unit and lack of repairs for over 2 weeks. Not only have we not had use of half our unit including our second bathroom, laundry or garage, but we now have to go through an insurance claim process(they are blaming us), break our lease at the cost of 3 months rent (30 days and 2 months worth to buy out), and find a new place to live. Not to mention the legal process I will have to go through to prove their negligence and get any money back.
During this process we have been gaslit, slandered and straight up lied to by management. I am a single parent with a minor in the home and we have had maintenance and vendors arrive without notice and open our un-latched garage without permission. I was accused of racism and harrassment after it was suggested that we not put any toilet paper in the toilet and I asked “like in Costa Rica?” (This is a direct quote). The infrastructure of these buildings is awful and management will try to get you to pay for the repairs.
The new office manager (the staff here turns-over very frequently) is not properly trained and will defer all questions to her regional manager. That person though refuses to meet regarding our concerns and options and has given us false information to break the lease. We were first told one month notice and 1 month rent. This week the cost is 2 months rent to leave (plus the cost of the 30 days in our required notice).
I do not feel safe or taken care of here and can not wait to leave. My only fear now is the retribution they will try to inflict regarding my deposit after a month occupancy.
Do yourself a favor and save your hard earned money for somewhere else. Anywhere else.

My family (2 kids, myself, and now 2 husky dogs) moved in about a month ago. We moved from one of Fortified's other properties, Bowery (ALSO A GREAT PLACE), and are renting one of the partially renovated units (i think). Firstly, Fortified has been amazing to work with for the past 2 years. Secondly, Kylie, at Monterra is thoughtful and kind and she gets things done! She and Andie made this transition so easy for my family and I. We added 2 dogs to our family since moving, and that process was also easy. The amenities so far are great. My daughter LOVES the 24 hour gym, and hot tub. The clubhouse is super cute and I cant wait to have a birthday party up there. They even keep a few snacks in there which is especially great for a teen getting off the bus after school. Amazon lockers are also so helpful to have. I love that our back door backs up to a large grassy area with a playground and a dog park. The patio is not closed in so it feels like a large back yard. The townhome is spacious, and perfect for a family. I was personally most excited about the garage space! Maintenance is very responsive and has taken care of 2 or 3 issues we've had in a timely manner.
I know Fortified was working on fixing up Bowery Point this past summer and Fall. And Kylie mentioned they're gearing up to do the same at Monterra, and I can't wait to see what they do. Monterra is such a beautiful property that is located near plenty of places to shop and eat- all walking distance.
As long as I need to be renting, I will rent from Fortified. They've been exceptional for 2 years now.

I stopped visiting my relatives who live here because this place is a nightmare. There is no parking available
My family members decided to move out due to the unlivable conditions of this place. Because this place is having financial distress and can’t keep up with repairs and upgrades and anything else tenants are suffering big time by loosing their deposit and then some. After looking at the Idaho laws we have learned a lot of illegal charges by this place so we have hired a small claims lawyer to get my family’s deposit and then some. The lawyer we got only takes cases he knows he can win and he said my relatives case a piece of cake.
So if you’re moving out ask for an itemized receipt. Names of the professional companies that they say they hire for cleaning repair any kind of small damages carpet cleaning but make sure the dates hours and pay per hour or whatever.. is on that itemized receipt. Make sure you take pictures of everything possible before you move out and ask them to show you pictures of the areas walls anything that they claimed they repair. Because in the Idaho law they can’t charge you for minor nail holes or marks and scuff marks. Ah, blinds — another very common deposit dispute! Landlords love to charge for them, but the type and quality of the blinds makes a big difference. Landlord Cannot Charge: Fading, discoloration, brittleness, or breakage from cheap quality and age. Which in out case the blinds here they put up are worth 15 dollars. They are in the sun and you can tell they were old. So they need to show you exactly the blinds they bought and receipt . Water heater is not a tenant responsible for its wear and tear or cheap heating system and cheap flooring not my family’s problems. When my relatives moved out in end of July there was a traffic jam of uhal trucks in this entire complex of people moving out. So hopefully you seriously take these reviews serious because this is pretty much a warning for you or else you too will be writing bad reviews a year later
I was sure my relatives were going to get most of their deposit minus the carpet cleaning fees. They never had dogs they never wore shoes in the house they had family come every other week cleaning and deep cleaning and at move out they left a receipt of professional cleaning company who cleaned deep cleaning the entire apartment. Other relatives did quick walk touch ups of damage that was there from previous tenants. My relatives had moved in into an unready apartment because it was so filthy when we were helping them move And be careful and take pictures of the paper you turn in before move in because suddenly it’s not in their possession So hopefully this place gets smart and sale this place fast or shut it down because we also going to report living conditions of some of these apartments. To authorities. Or whoever shuts businesses down for not complying with Idaho laws on apartment and building codes and inspections. Also make sure you get a refund from the month of may til mid Aug 2025 because a lot of the fees they charge you when you move in are called service fees meaning to service the pool the gym club house whatever they promise and provide the tenants with when they move in. The service fees are none refundable because they are used for pool cleaning hot tub cleaning and the pool Clorox testing strips and stuff. No clean pool from June to mid August so make sure you get a refund for that. The only decent staff there so so nice and friendly is a maintenance guy I think he said his name was Juan I think he’s real sweet the rest of the staff.. mean mean mean and unwilling to help at all and they were rude to my relatives at my relatives. If you see a bunch of uhals end of August know that those people have the lawyer info and the Idaho code. So if we had contact with them some we didn’t but most we did ask them for info so you too can be protected. Some said they don’t want trouble but took the information anyway and they said they would rather not say if they have the information

About a month ago, our townhome at Monterra flooded due to a construction-related water main break. I live here with my husband and our two roommates, and since then, our entire lower level — including the living room, half bath, kitchen, dining area, and garage — has been completely unusable. While the flood itself wasn’t Monterra’s fault, the way management has handled everything since has been incredibly frustrating and unprofessional.
We’ve been without a working kitchen or any livable space downstairs for weeks, and we still have no idea when or if repairs are even scheduled. Management promised us half a month of free rent and mentioned the possibility of a hotel stay during repairs, but none of that ever happened. They’ve stopped answering our calls, and even our renters insurance adjuster hasn’t been able to get in touch with them. Instead of taking responsibility, they’ve repeatedly tried to pressure us into ending our lease early.
We know of at least five other units that were also damaged in the flood, and those tenants are dealing with the same situation. To make matters worse, the pool is currently green and unusable, which just adds to the growing list of things being ignored.
Do yourself a favor and think twice before moving here.

Ever sense the new management came in and bought the place this place has completely turned around. Gutters being blown out trees being cut down maintenance of the overall area looks 10xs better. Communication is super easy with the new management as well. And they willing to work with whatever you have. Me and my wife and 2 kids absolutely loved this place. We would still live here if we weren’t already buying a house. Absolutely recommend this place. Amazing area and has all the amenities you could want. Thank you.
