I lived there for three years, and honestly probably longer than I should have...with that being said here are the pro cons.
Pro- They are attempting to updates the units between tents. Before I moved in they replaced the floors to vinyl which really helped with cleaning, especially with having a dog. They also replaced the counters to granite, which was a nice perk. The location was really convenient, close to work, HEB, restaurants, and the police station. The layout of the apartment itself was nice, and the coat closet and exterior storage unit were a major perk (given the tendency for apartments in B/CS to have minimal storage spaces). The staff were (for the most part) really easy to work with and polite, and they did try very hard to make the mail transition as smooth as possible after USPS decided to limit deliveries.
Cons- Roaches, roaches everywhere. No matter how clean you are, no matter what you attempt to do to keep them at bay, you will never be able to get rid of them. To the point where it is safer/better to get rid of your smaller appliances when you move because they are probably infested and you can’t see them. Laundry facility, to be fair the rooms themselves were poorly decided so the floors and washer units themselves are always pretty dirty. There’s usually always 1-2 washers down, and they tend to have water in the that collect a lot of filth. The maintenance team, while polite and hard working for what they’re given, have a tendency to not notify you when they enter your unit, which is irritating as I have a dog who is extremely scared of people. Safety, is a bit questionable, there were quite a few people in the apartment I learned to walk different routes through buildings to avoid getting stared at. There were also quite a few people who do use the parking lots for meeting locations, and cut throughs to Bee Creek. There were extreme differences in the quality and safety of the apartments depending on where they were located on the property.
However, no matter what unit you are in, you will be paying rent for yourself, your family and pets, and millions of roaches as well. Health, safety, and sanity should be considered before signing a lease.

Having lived in a place where management really doesn't care about the property and even less about their tenants. I can honestly say the manager here Christie cares about her property and her tenants.
If you are expecting a luxury apartment on a bando budget it's not management fault for anyone's unrealistic expectations.
Overall give Arbor Square a chance my relative loved it here. Because they understood that all issues wasn't management fault. As long as my relative was kind and courteous the staff reciprocated the actions. Any issues they came across were handle in a timely manner.

If I could give less than a star I would. I lived there for a year. The management is horrible and will maybe help you if you are persistent. I had money held over my head by the manager Christie. I was told that I could either have a $50 refund for them leaving my heat running (they turned it on during a freeze) OR I could have the phone number to talk to Christie’s boss. I was told by Christie that if I talked to her boss then he would decide what refund I would get after she said he approved the $50 refund. Confusing right? They are not reliable people. Don’t give them your money. They never fixed carpet issues I had from when I moved in. DO NOT live here by yourself. I had multiple men come up to me and follow me in the parking lot. To sum it up: the apartment was dirty upon move in, people would dump vacuum trash around the complex, they will charge you for anything they can, and the manager Christie is childish.

If i read reviews prior to leasing I may not have leased, however I did and the reviews i have read is so sad to me. I knew moving into Arbor Square that the property was older. I did not expect perfection. But i was not at all disappointed. The ladies in the office made my life so easy, as a student I did not have lots of time to stop by to turn in request for maintenance. They took them via email, once the email was sent within a couple of hours a repair was made ( i have cameras) I have NEVER had a pest control issue EVER, but I do know if I did that pest control was on the property every week and all i had to do is ask. I rate the property a 4 only because sometimes the parking can be crazy on the weekends. This is not a management or maintenance issue. Plus I choose to fight my battles. If you want something flawless good luck with that, even a new unlived in home will have issues. I was happy, my boyfriend was happy and the 2 people I referred to Arbor Square has been happy. The only reason i moved out of Arbor is because I moved to Kansas.
People do not believe all the reviews, those people sound unbelievable. An issue or two but a list.... No

The manager position is constantly changing hands and if you don't resign your lease at least 4 months in advance, then they drop you. The apartments are infested with roaches and Pest Control cannot keep up with them, and new management has reduced how often they come. The landscape is poorly being kept up, they're replacing all of the grass with rocks and these are not pebbles because some of them are bigger than men's size 12 shoes. Everywhere else there's just patches of grass. Also, none of the entities work or have ever worked like the gym or the hot tub. However because of new management, they want to go up on everyone's rent and over half my neighbors are moving out instead. Also even though the office number will allow you to leave a voice mail, they never check it so there's no point in leaving it. You have to call in all of your maintenance requests during the day or call the emergency number. And if you put in a maintenance request, make sure it's taken care of as soon as you get home because the office has forgotten to put in people's maintenance requests a few times.
