Been here for one month, and must say I’m very disappointed in how incompetent this maintenance and front office staff is when dealing with active leaks which now lead to ceiling caving in & mold occurring. Asset living have to do better when it comes to their hiring process. Will be documenting everything to resolve things legally. Avoid this property at all costs.

I had a great experience with Flats on 12, and a big reason for that is the amazing front office staff. Everyone is so kind, welcoming, and truly helpful.
I especially want to give a huge shout-out to Ellie. She was always willing to help and guide me through every step of the move-in process. Even though I was living in Houston at the time, she made everything so easy by helping me through emails and explaining all the paperwork clearly. Everything was smooth, organized, and stress-free thanks to her.
Ellie was absolutely amazing, and because of the excellent service I received, I would definitely recommend anyone to come visit Flats on 12. The customer service alone makes this place stand out!

I’ve lived here since 2022, and this complex has definitely been through a lot of changes over the years, especially when it comes to management. That being said, the current management team is genuinely the best it’s been since I moved in, and I can finally see consistent effort being made to improve things.
There have been ongoing issues like roaches and plumbing problems, which is why I can’t give this a full 5 stars. However, I do appreciate that these concerns are now being addressed much more consistently than they were in the past, and that makes a huuuuge difference!!
The real standout here is Carmen. She truly holds everything together. She goes out of her way to know residents by name and apartment number, and she always makes you feel heard. She’s incredibly hardworking, kind, and approachable, and talking to her about any issue feels like a breath of fresh air. Carmen is honestly the main reason I feel optimistic about the direction this complex is heading.

Have to b careful where u park or u will find urself spending 400. To get ur vehicle back from wrecker yard in Bryan. I was unloading groceries for my daughter and walk back out 5 mins later and truck was gone. And I had purse and phone in the truck and I lost my cool real fast. And I was parked in a visitor parking spot. It was like the wrecker sits and waits for u to get outta ur car and then they scoop up and haul ass with ur ride. And to top that off they only had it at lot for 10 to 15 mins and charged for whole day storage. I tried askin the lady if she could work with me and not charge me so much but she just had an attitude and said thats the price mam do u want to get ur truck out or not. Yes Lady I didnt come to play video games with u.

We moved in on May 5th, and we decided to move into a renovated apartment. HOWEVER, there is nothing renovated about this place that we are paying extra to live in. A renovated 500 sq ft apartment costs us about 100 dollars more than the 700 sq foot apartment costs.
Our blinds were broken the day we moved in, our shelves look like they found random wood and stuck it there, for it doesn’t fit in and we have gaps in ALL of our shelves. The doorknobs have different pieces on both sides of the door which makes it to where we can’t lock it. Our sink gives hot when we turn the cold water on, and vise versa. Also these walls are so thin, I can hear my neighbors from across the building calling for her dog. I can hear my downstairs neighbor alarm go off for work and when he coughs. I can hear casual talking from the people next to us
This is downright horrible.. AND I will be damned if yall try charging us for the already damaged apartment yall rented us.
And don’t get me started on the roaches. Yall had me sign off that we seen no roaches or bugs on move in, why? So you can blame us for the infestation ? We have had roaches in our apartment since 2 days after move in day, and the exterminator is as rude as a bucket of nails. He got mad having to spray our apartment three times, and i realized he wouldn’t be any help. I had to go out of pocket for YOUR infestation, yet it still doesn’t keep them at bay.

Edit: also, your exterminator and other crew was smoking CIGARETTES in the apartment next to us when they were getting it ready for the next people to move in. Then yall have the audacity to send a mass email saying we can’t smoke in our apartments. Oh we know, but does your staff know that?
