Me & my girlfriend recently moved into this apartment complex & honestly was the best decision we ever made , Trying to leave our previous living situation, we found Jessica & the grove apartments & they have been a pleasure to work with . Accommodating us with a newly finished apartment for an affordable price. great communication & easy to work with . If you’re looking to find a new place to live , i would highly recommend the grove .

We moved in to the Grove in May of 2025 and we saw some pretty drastic changes with the property due to the new management. If you see good reviews mentioning Curtis, just know that he does not work here anymore and the new management team cannot seem to get this property under control. Problems here range anywhere between minor frustrations such as having to wait a week to get a shower knob replaced, to major frustrations such a as the water randomly going off without any communication prior. Our biggest reason for leaving such a low rating for this complex is due to the AC issues that we had between the months of November to December. Our AC unit went out in the beginning of November and the complex spent over a month not fixing it. We were given a singular window unit that cools up to 150 square feet for our 900+ square foot apartment. Most days, our unit reached temperatures over 80 degrees with zero indication or communication that parts were ordered or maintenance was working to fix it. We were offered zero discounts or compensation for their poor management skills and was still required to pay for our struggling AC unit as they attempted to fix it. This complex refuses to answer phone calls, respond to emails, or respond to maintenance requests at a reasonable time. Most of the issues and complaints of the property went through another apartment complex property manager to deal with because our manager didn't have the skills to handle it on her own. We have been consistantly disappointed in this specific complex and will not be renewing our lease in the next couple of months.

This apartment should be demolished. The property owners are slum lords and management does not care. Aggies do not waste your money here.
Construction inside the apts is shoddy: finishing work going to the lowest bidder (our showers have two different drains). This apt is infested with serial litterers who throw beer cans and takeout boxes anywhere on the ground. This is what causes the bug issues all over the property. There are a lot of residents here that choose to live in squalor. They will leave trash anywhere and not put their trash actually in the dumpster. There are roaches that maintenance has never been able to do away with.
We have had consistent issues with AC, the dishwasher, and plumbing. On 11/12/24 management did mandatory inspections while the dishwasher wasn’t working. On 11/20/24 we were “selected” for another mandatory inspection.
The pool (part of included rent) is severely neglected and green. When asked about this, they said the pool guy was overworked. During summertime. In 2024 they said they “wished we reached out first” when we HAVE after leaving the attached picture of the green pool. We called the apartment to address frustrations and they claimed cleaning a pool takes multiple days for the chemicals to kick in. The property manager at the time then added “amenities are not part of your rent”. HOWEVER they did send out a message after this saying that communication is important and that they will be cleaning the pool three times a week. This was great for approximately 1/2 of the month of June 2024. As of July 1 2024, the apartment pool is once again green. Kids throw chairs into the pool and parents leave used diapers on the tables. Additionally there is a family right beside the pool that lives in absolute disgust. Nothing has been done.
On September 4th 2024 there was a narcotics raid in building 36. It’s on KBTX Facebook.
The most interesting feature about this place is the water. The water mains are often damaged, causing water to not flow for the whole day at least once a month. When this happens, communication from the office is a coin toss. I suspect it’s due to the insane turnover in the office all the way up to ownership of the property. DO NOT LIVE HERE IF YOU WANT CONSISTENT WATER. The water has been down on these days:

I can’t stress enough the turnover of mgmt which is why these issues happen in the first place. Talk to someone one month, they’re gone the next. When addressing the pool and communication issues to the at-the-time management they stated “we will just have to move on from the past”. The management as of writing this (9/23/24) sends out snarky messages about updates on WATER. The screenshotted message was sent out immediately after I called at 2:30 asking for an update.
On 1/29/24, our apartment was unsuccessfully broken in to. This of course is not the apartments fault but they did confirm there are no security cameras on site. This is a testament to the Master Lock bars that we have on each door. Get them or local kids will kick down your door for TikTok clout! And if the kids that did it are reading this; Texas is a stand your ground state. 😉
We moved out late September 2025, as of December 2025 we have not received our security deposit. In conclusion management (whoever is in charge that week) steals from their residents.

The absolute worst place I have ever lived in. I first signed my lease with Lauren, who was absolutely amazing. I had a few problems when I first moved in, neighbors with bugs, neighbors stealing packages, things breaking, things being broken upon move in, etc. After management changed over to Curtis, I thought things would get better. Instead, everything was continued to be swept under the rug. Firstly, there are dogs. EVERYWHERE. You can’t step outside your front door without either seeing trash, loose dogs, dog feces, or just random piles of junk. I was attacked by one of these loose dogs, notified management, and they had no cares whatsoever. Second, the apartments look nothing like the pictures. They are dingy, paint peeling, showers broken upon move in, walls so paper thin I can hear everything my neighbor is saying inside and outside. Third, the pool is absolutely disgusting, never cleaned, and always has some sort of green look to it because it is not well kept. My dishwasher was backflowing into my sink, I put in an emergency maintenance request because it was flowing unto my countertops. They responded 5 days later. Police officers will sit in the parking lot at night because it is so unsafe. I ate the fee and broke my lease almost 6 months early because I couldn’t live in this filth anymore. Trash everywhere, all the time. The management is terrible, unhelpful, and unresponsive. I wouldn’t recommend this apartment complex to my worst enemy. The only good thing about this property is the maintenance man, who deserves a big raise for putting up with everyone’s shit. I could go on and on about how much I have despised living here. Do not recommend.

The place looks nice, the are is quite and calm, most of all residents are families with children, also seniors who enjoy taking sun outdoors and walking. Update 1: Curtis the Manager is Awsome, Junior the Maintenance man is really good. He has lot of work but he does his best. Update 2: We had a couple of deliveries stolen at property unfortunately. Update 3: The only big issue is the mail service, USPS doesn’t want to deliver mail to half of the property for no reason, even we have mail boxes, they are useless. Trying to talk or contact USPS is really a mess, people is very Rude at Bryan Office… USPS says that the address is wrong or non existent and that the property refused the letters. It is a very big headache.
