Estates on Frankford has been a great community for us to live in as roommates. The amenities have been wonderful, the area is very clean, and the whole place has a very pleasant aura overall.
In particular, the leasing officers have been really helpful and understanding with us. We had faced some issues, and Sara and Tammy from the leasing office have gone out of their way to help us resolve them. We are eternally grateful, and will always recommend this community to others!

I’ve used Amenify’s cleaning services multiple times, and they consistently deliver great quality within budget. The cleaners are professional, thorough, and reliable every time. I couldn't be happier with my experience at Estates on frankford, going on my 3rd year here and the leasing team is great but especially Tammy! She's always has a bright smile and great energy when I come by the office. She made my apartment transfer smooth & easy, thanks Tammy!!

I had a tour scheduled and arrived 15 minutes earlier. When I walked in she was on the phone a little greeting was fine. During the wait a White older man walks out of the gym and so she gets off of the phone to cackle with him over nothing as I wait to even be properly greeted. When he ends the conversation (she didn’t want to) she yells to him as I’m walking out “DONT EAT THE CURRY”. Honestly looking at Tammy I wasn’t surprised by her behavior. I was ready to go at that point but why make it easy for her, still made her walk to the apartment to view it. I drove way from uptown Dallas excited to only be greeted by her and her watered down whit, oh she thought she was a real mean girl this day I was STOIC. The apartment was okay, not anything that just couldn’t be passed up. Her little attitude continued as I ignored the little waves of nothingness and walked the apartment. “Don’t eat the curry” sealed it for me. I would never pay to have my family in that community.
As a psychology major, I understand that the behavior that Tammy displayed is reserved for some not all so every experience will be different.

This was just a TOUR, and that’s how she acted. She said it had been a busy day. Wow. At 1:30 pm on a Sunday….i can imagine.
Just explaining MY experience.
The property is declining rapidly from the outside.

First, the community feels more like a wildlife sanctuary. Raccoons, skunks, bunnies, and even snakes. You name it and they have it. We actually had a snake come into our bathroom through a gap under the wall. When we contacted the leasing office, they told us to handle it ourselves by calling animal control, who then said the landlord needed to contact them. Leasing office refused to take responsibility, and only after multiple follow-ups did someone come on day 5 to seal the gap. Until then, we had to seal off the bathroom and hope the snake didn’t come out.
The amenities look good on paper, but don’t expect them to be usable. The gym is extremely small for such a large community. The pool is closed a good chunk of the time, the hot water pool rarely works, and the entry gates are more often open than closed — defeating the point of a “gated” community. There’s also no signage to help delivery drivers navigate or get through the gates, so be prepared for a lot of confused phone calls. Sprinklers are frequently misaligned and mostly water the roads instead of the plants.
As for location, yes, it's close to UTD and on the bus route and that's likely the only reason the place stays full. A large number of residents are UTD students, yet there's only a sidewalk on one side of the entrance. The other side is just a big lawn which could’ve easily been used to make it safer and more walkable for residents going to and from the bus stop.
Bottom line: It's an average place with below-average management, overpriced for what it offers, and not worth it when there are better-run communities nearby at similar rent levels.
