Palencia Apartments has extremely poor management. The on-site manager shows a complete lack of control, accountability, and concern for residents' safety and well-being. For months, the community laundry room was being used by homeless individuals, something all residents could clearly see. Management took no action until last month, when a fire was set next to the building. Only then were they removed. The manager is never proactive. When she is outside the office, she is often smoking instead of addressing ongoing issues. The gym is consistently dirty, and over 70% of the equipment has been broken for more than six months. Residents have lost mail due to vandalism, and cameras were installed only after long delays. The gates we pay $70 per month for almost never work — they may have functioned once in recent months. There is effectively no security. Communication is also a major problem. The manager frequently provides misleading or untrue information. Recently, when I went to the office to place a maintenance request, I was told I could not do so in person. The reason given was an "internal communication error" from a previous request, where a maintenance worker entered my apartment without permission while my minor child was showering. When I confronted management at the time, there was no initial apology, and I was even told it was my fault. A later apology was clearly insincere. Now, instead of taking responsibility, I am being punished by being denied the ability to submit maintenance requests in person. I want to be clear: the maintenance staff themselves work very hard and do their best under extremely poor leadership. Palencia has great potential, but it is being severely damaged by ineffective and negligent management. I do not recommend this property and have escalated these concerns to corporate management at Avenue5 Residential.

Brayan was amazing. He was very upbeat and welcoming and made the whole process easy. The unit was beautiful, clean, and very spacious—definitely worth the rent. The area is great with restaurants close by, a gas station on the corner, and stores like Sam’s, Walmart, and Target nearby. Everything is close and convenient.

I have lived in this complex for a full year. There are TONS to love about the place- from convenient amenities, to amazing staff, to lovely neighbors (for the most part.) But I have one consistent issue- and I don’t think it is entirely maintenances fault. I understand they have lots of orders to fill so I try not to bother them. But- I have had an issue that I have contacted them about for the entirety of the year and NOTHING has been done about it. The AC cover above my shower has been POURING out water, leaking, hanging down & is rusted so bad that it won’t stay shut. Every time I send a maintenance order the team comes up and just retightens the rusty bolt. I thought it was going to be replaced because a few requests prior to the last, a key REPLACEMENT was requested by management to fix our issue- since it we had changed the locks a few months prior. BUT- I had given the replacement key to the office the day of the lock change - and THEY LOST IT. After giving the office a second new key- and three more maintenance requests later- still no new cover. I don’t even feel safe showering because this thing could fall on me- and I’m not tall enough to tighten it when my husband isn’t home. Other than that- I appreciate the Palencia. I just hope something is done about this which is why I’m posting this review.

Really grateful to Elijah in the front office for his awesome service! We drove past the property yesterday while doing a full day of apartment viewings (3 months of trying to move!) and walked in, he immediately was able to find a unit in our price range with the amount of bedrooms and bathrooms we wanted. We looked and leased with him, and because the computers were down he had to manually enter in all of our information. We’re super happy with the smooth transition and will start moving in today.

STAY AWAY FROM THIS PLACE! This is hands down the WORST complex I have ever lived in. All the reviews about the ROACHES are true. There is nothing you can do about them. There are also RATS on property and on multiple occasions, I heard them in the walls and ceilings. They say they have pest control(AND CHARGE YOU FOR IT) but I never once saw them on property. If they are there, they are completely ineffective. Pluming is also a MASSIVE issue. They are constantly having to shut off water for hours at a time. The pool outside my unit was often dirty, filled with algae, and closed. Even during the hottest part of the summer. There is no business center and they will charge you for printing anything off in the office. My mailbox was also broken into 3 times while I lived there along with several other residents. There is a code used to get into the mailbox room and there was never an attempt to change the code or install security cameras to prevent it from happening again. They just say "sorry" and bend the lock back in place. They charge you an arm and a leg to live here but it's clear that very little of that money is actually going towards improving the quality of living for their residents. They are just lining their pockets. Also upon move out, they will charge you for anything they can possibly get away with. I had fairly normal wear and tear on my unit and cleaned it extremely well before turning in my keys (provided pictures below). They claimed that there was over $1,109 worth of damage and when I tried to contest it, just passed me on to their corporate office who told me that the charges were valid and I would have to pay or it would go to collections. After setting up a payment plan and paying off 2/3 of the amount, they sent the last $360 of it to collections anyway and didn't notify me about it. I could literally go on and on about everything I experienced here but it would be a novel. I'm a good tenet. Clean, I keep to myself, and I pay my rent on time. Crooks. All of them. I will be filing a complaint with the BBB about this place. Do yourselves a favor and RUN. Listen to the reviews. DO NOT LIVE HERE.
