Will post more photos as needed or until this property is fixed. We have lived here for 4 months dirty common areas of the apartment building. We have reached out to the staff about this issue with no results. They lack professionalism and will not take care of the residents thats live here. Stay away from here with a 1000 foot pole. The property manager WILL NOT respond to emails about problems and will try and be petty after the fact when you call her out for failing todo her job. STAY AWAY! RENTERS BEWARE!

Living here has been such a great experience! The staff is always friendly, and Michelle the property manager truly goes above and beyond to create a warm, welcoming community. She genuinely cares about the residents and makes this place feel like home. I’ve lived at a couple of other apartment communities in Eugene, and this is by far the best one I’ve experienced. The apartments are modern, incredibly clean, and beautifully designed, and the entire property is very well maintained. Our neighbors are kind, respectful, and quiet, which makes the community feel peaceful and comfortable. I also love the location—it’s tucked away and serene, yet still so close to everything you need. I feel very safe living here and would absolutely recommend this community to anyone looking for a place to call home!!

We’ve lived here for about 3 months now and love everything about it. It’s a beautiful property, quiet, and we have the best neighbors. We transferred from another umbrella property and the whole process was seamless. Our manager Michelle is such a cool person. She’s taken care of any and all issues that I’ve had, answered emails after hours and just a joy to chat with and be around, her energy is great! She really takes care of her tenants and treats the property as if she lives here too and I love that. The property is well taken care of, and overall a great place to call home.

Living here has been a great experience. From day one, the community has felt welcoming, peaceful, and well cared for. The management team (Michelle is truly one of the greatest gals I’ve had the privilege of meeting. A true give you the shirt off her back kind of woman. And Kota is such a sweetheart!! Ugh love them both!!!! :’) ) is kind, responsive, and genuinely cares about the tenants. The property is always clean, the atmosphere is calm, and my neighbors are all quiet and respectful. The one thing I do say to mindful of, is some units face the car dealerships and the lights shine so bright at night and stay on 2/47 so invest in some black out curtains. But the views of the ponds make it all worth it. I really do enjoy living here and look forward to renewing my lease

My experience finding, contacting, engaging with, and living at The Ponds has been nothing but positive. As someone moving to OR from out of state, Michelle (the property manager) went out of her way to make me feel cared for and welcome, being incredibly responsive to all of my many questions about the property and moving to Oregon in general, even flexing her schedule during the holiday season to make sure I arrived safely and knew where everything was around the property. She's even helped me find contractors in the area to help with all my moving needs as someone new to the area. Beyond having an excellent staff, the location of The Ponds is wonderful for me as someone who loves nature. Downtown and I-5 are a quick drive away (~10 min), but the real treat has been living steps from the Delta Ponds nature trails and the pedestrian trails along the river behind the loop here. I'm looking forward to living here longer; it's a relaxing, convenient, and friendly place to call home. I highly recommend The Ponds to anyone considering it.
