Recently my husband and I had a maintenance issue that need immediate attention. The issue was water seeping into the AC spreading into the back wall causing mildew and possible mold. There was a distinctive odor in the room that wouldn't go away. The maintenance Supervisor Eric was sent to our unit to handle the matter at hand. He came in, and in my opinion it wasn't a simple process and I wanted him to do a good the first time. I have to say this Eric was awesome and he did a great job with our wall and eliminated that smell. We were so pleased with his skills and how sufficient doing the work. This place is clean, secured and great staff. People who talk down about this place and about the staff have issues among themselves this place I have no issues I considered this a very nice place to live. My renovated apartment has no issues. Everything works fine here I have not seen one single Bug

When I first started my search for a place to call home other than the place that I was living in. I come across University Gardens Apartments at first I was skeptical because of the area but once I entered the property and spoke to the staff. Nathalie greeted me With professional care. She was on her game of like her personality. She was very Easy to talk to, and she helped me right away. When then a week I was approved for an apartment . The staff is so friendly and helpful. I really like my place. It’s very spacious quiet as well as my neighbors are very respectful. I am so glad that I made the choice to move here. I love my apartment and the staff. I owe a great gratitude for a wonderful work, thank you all for at University Gardens Apartments sincerely, your neighbor and resident Michelle Clark.

This is the WORST apartment complex ever, there were multiple roaches seen throughout the apartment. There was a painted roach in the kitchen, the toilet was cracked and I told maintenance and they didn’t do anything. The paint was peeling off the bathtub and wall. They charged me for both when I made MULTIPLE maintenance requests for them to get fixed. The kitchen sink clogged up multiple times and it took them at least a day to come fix it. They turn the water off with no notice at all and it would be off for multiple hours. The maintenance was horrible, the only good guys was Eric and another Mexican guy that works with him(I can’t recall his name) everyone else sucked. The ladies in the office never knew what they were talking about, Lisa was the one I dealt with and she was amazing. I would NEVER recommend these apartments to anyone or Westland Properties period. They will always find a reason to try and keep your deposit and the whole complex has roaches so don’t let anyone tell you there isn’t because there is. If I could give them a negative rating I would but I can’t so I give them 1/10.

Absolutely do not move here under any circumstance. This was one of the worst apartment living experiences I have ever had. It was absolutely infested with roaches and gnats. I put in pest control requests and it never got better. Not only was the unit completely falling apart all the time, so was the entire building. The kitchen drawer faces are barely connected to drawers and broke during normal use. One had a nail that stabbed my foot when it fell off. They "fixed" them by replacing with filthy drawers from other units. The countertops are gross and lumpy. The cabinets don’t close because they are painted over so many times they don’t align right. They even painted over a roach in one of them. The fridge leaks constantly and when I put in a maintenance request all they did was lower the temperature inside which did nothing but spoil my food. Several of the outlets were shorting out and they refused to replace or fix them. The hot water in the shower is terrible. Do not expect to have a single decent shower while you live here. Yes it gets hot, incredibly hot actually, but the moment someone in a neighboring unit turns on their water, you will either get sudden scalding hot water or sudden ice water. It happens several times per shower with no warning so it's impossible not to get burned and you have to stand there with the shower head pointed at the wall for like 5 minutes for it to be usable again. The oven had electrical issues and made weird sparking sounds. The bathroom walls are so rotted that when I tripped over my cat and fell into one, it completely caved. One day I heard a loud bang and the roof over another unit's door fell down and blocked their front door. The laundry machines take your money but don't always start. Luckily the app they use will refund you but they also have issues all the time and they keep raising the price. Once they locked everyone out because a machine flooded and I couldn't go in to change my laundry for several hours and had to let it sit wet in the machine.
I haven't even started with the management. If you have an ESA letter, they will not make it easy on you. They will scrutinize every letter of it hoping you give up and pay the fees. They required multiple back and forths with my therapist until they could no longer fight it because it was completely legitimate. It took them over a month and made me pay all the fees until it was squared away. The people in the office don't know anything about the place they run. I was told multiple different things about which keys open the walk-in gates, mail area, pool, laundry etc only to find out one key opens all of it yet I was given three different keys and two that did nothing. They will also change the locks on those areas without telling you so you have to find out the hard way and hope it's not on a weekend when the office is closed. They also have no parcel lockers and the delivery people don't like going to the doors unless they are amazon so if it gets delivered to the office, you will not have access to your mail when the office is closed. Do not rely on the fact that the place is gated. It's almost always busted and anyone can get in at any time. There is also no code to open it, you have to use the app which gets difficult if you have a pet sitter or something like that because no non-residents can access the gate even if it's a trusted friend or service provider (when the gate is working of course).
While I expected lower quality given the price point, the conditions here are unacceptable even for what I paid. They had the nerve to try to raise my rent $100 and make me jump through hoops again with ESA and pet fees. This place isn't worth $1000/month—not even close. It's just another greedy housing company that doesn't care about tenants and will do anything to cut costs or squeeze out extra money.
