For apartments priced around $1,175, this level of upfront financial exposure is wildly disproportionate and feels intentionally designed to extract money from applicants regardless of approval. Add a $400–$600 deposit if your credit isn’t perfect, and you’re out hundreds before you even see a lease. Management could not clearly explain the fees, which is a red flag on its own. Strip-adjacent location, aging units, and aggressive non-refundable charges make this a poor value and a high-risk choice for renters. Prospective tenants: ask hard questions before applying—or better yet, look elsewhere. There are plenty of properties that don’t rely on opaque fees and sunk costs to operate.
