In the short time I lived at Derby, it was a very pleasant experience. The staff are kind, the community felt safe, and it’s in perfect location. The only downside is that I feel the place uses far too much air freshener in the building for my liking. 🤷🏼‍♀️

I absolutely adore these apartments. I have a friend who lives here and I love to visit!! The amenities and lifestyle it offers are perfect! I been thinking about moving here for my first apartment. Great views and a location is so convenient!!

I absolutely love Derby! The building is exceptionally clean, and the staff is always professional, friendly, and attentive. The location is unbeatable with amazing views and great privacy! Everything is within walking distance, and the community is peaceful with respectful neighbors.

Good experience overall! Positives (+) Good location downtown - close to light rail, local amenities, stores, cultural spots, etc. (+) Rent was generally affordable - my rent was stable through my 2.5 years living there. (+) Neighbors were generally pleasant and kept to themselves. (+) Water pressure was AMAZING and cost of utilities was relatively low. (+) Multiple layers of security (i.e. front door, elevator both require FOB) prevent solicitors and missionaries from pestering you. (+) Current PM company (RPM) was easy to deal with (esp. Tiana) who was very on the ball with everything. Neutral (+/-) Property management changed frequently and with short notice. I was there for 2.5 years with three different companies. Original (Mark Taylor) was fantastic, Greystar was dreadful and RPM appeared to be an improvement from Greystar. Negatives (-) Parking was always iffy - two options were on site for ~$200+/mo versus approximately 1 block south for $~120/mo. (-) The Cobra nightclub is next door. If you're on the side facing Cobra, you WILL hear the music on the weekends which will last until well past midnight. (-) The homeless population is ever present in the area, but this isn't the fault of Derby, but should be mentioned. (-) FOB access makes it difficult for drivers to deliver packages after hours (i.e. they can't enter the building or access the elevator to deliver to your floor)

We have lived here for over a year and have absolutely loved every part of it. The location is perfect and the views are so beautiful! After having toured every other apartment in the downtown area The Derby was the most perfect for us. The 2 bedroom layouts can honestly not be beat by anything else in the area. Our favorite parts are the amenities, views and office staff. There is always something to do nearby and you'll love trying all the unique restaurants. Downtown is completely different now than it was even just 5 years ago. The transformation of the city has been awesome!
