I just wanted to take a moment to leave a review for the new Bel Air Oaks team! Over the last month, the appeal of this property has improved tremendously. I was honestly beginning to question whether I wanted to renew due to ongoing issues that previously went unresolved, but that has completely changed.
The community feels cleaner, I can clearly see the improvements being made, and I truly feel proud to call Bel Air Oaks my home again. Thank you, Ms. Olivia, for your incredible attention to detail and for leading such an amazing team that reflects your standards. Keep up the great work! It's not going unnoticed!

Rose has been making sure I've been helped multiple times. She's really been on her game since she really started. Her and Tatiana , I don't expect the best from them because they're covering patches that was made from previous employees. And the maintenance are always on time as well. 5 stars to them. They always have stuff going on in the office for the kids and residents and I love it so much.
But as of the property and management, I've been getting an eviction notice on the 15th and can't make a payment after the 15th which is crazy. I understand if it's close to the next month. And also it's been a smell I can't get rid of from my apartment, I've been cleaning and cleaning. And roaches just now starting to appear, I'm trying to maintain it before it gets worse from what others say. And for it to be PLANO I think they most def can do better. I most def do not blame the office people , nor maintain a it's the corporate office.
I can't have family members staying over because they're afraid of getting their cars towed because we don't have any resident parking sites.

Note: The people who work in the office are really nice, but can only forward complaints and can't really fix much.
Now for all problems that is Bel Air Oaks.
We were drawn in by the low rent, but Bel Air Oaks has been nothing but regret. Hidden utility costs, constant roaches, unsafe conditions, and neglectful management make this place a nightmare.
Utilities:
We pay over $200 a month for water for just two people because of their “average occupancy” billing that assumes more than five people live here. Electric runs about $250 a month due to ancient HVAC units and poor insulation—you can literally see daylight around the doors. Between water and electric, we spend over $500 monthly, which makes the “affordable rent” meaningless.
Maintenance and Cleanliness:
Roaches are everywhere—even in the shower. Pest control visits change nothing. It took over a month to replace a broken window in the middle of summer, and some windows still don’t open. Screens are missing, porch light never worked, and maintenance tickets are marked “resolved” without anyone showing up. We had to replace the AC filters ourselves after seven months. The pool is condemned but still advertised as an amenity. Trash piles up, the single dumpster is surrounded by glass and nails, and the grounds are filthy.
Safety and Conditions:
Loose stair railings, peeling paint, missing screws, and recurring water shutoffs are routine. The gates have never worked. We didn’t get access codes for eight months, and even now, only the exit gate closes. Covered parking costs extra, but several structures have collapsed. There’s no guest parking, and theft is common—my Amazon package was stolen within two hours of delivery.
Noise and Environment:
Constant loud music, cars racing through the lot, and neighbors banging on walls so hard that art has fallen off ours. Kids scream and ride bikes into people. When I got locked out one night, the responding officer knew the complex immediately—that says enough about its reputation.
Bottom Line:
Bel Air Oaks sells itself as affordable, but between utilities, poor maintenance, and unsafe conditions, you’ll pay more here for far less. Avoid this place. You and your sanity deserve better.

Tatiana was very amicable and profesional. She was there to assist me with my questions and concerns since my first time I visit rhe office. She always welcome me with coffee and a bright
smile.
On other days, Sara and staff have done and excellent job in assisting me with all my needs and questions. Thank You staff!

Well, if I could give it negative stars, I would. This has to be one of the worst apartments. My daughters bedroom was infested with fire ants, and they didn't do anything to fix it, she was scared to sleep on her bed, my husband and I ended up taking care of it, our water bill was the highest I've ever paid! 150 to 250 dollars a month! We didn't even have a washer! There were random water leaks at the complex, and they kept turning our water off to fix leaks at least every other week, some times twice a week! No insulation, the windows are paper thin, we were either freezing in the winter or burning up summer, our heater and ac did not work in the second floor, on the bottom floor the heater stopped working a month before we finally found our new place! Trash, trash, trash, They charge you so much for valet trash, but they can't even keep up with it! There is always piles and piles of trash, attracting flies, birds, and nasty smell. Please save yourself from this place! Go somewhere else! Management can't really help much, since is corporate own, they can only relay complaints.
