Oct 2, 2025I've been a resident here for ~11 ??? ½ ????? now, moved in just ?????? it was ????? ????????. I've had both a studio and one-bedroom, and honestly, it's been solid and feels like home. Clean, modern vibe. There's been struggles with management and cleanliness, but most years have been pretty good; even more-so now! Appliances are great, you can rent in-unit washer/dryer or bring your own. They are VERY accommodating with ESAs and service animals. Need a doctor's note, sign an agreement, and they'll waive the fees (30$ per animal/per month ~extremely helpful). The community is a mix of college students, elderly folks (many ARE VERY KIND and Sweet!), and people with disabilities. Almost everyone here is kind/caring and polite/decent.
The location is probably it's most valuable selling point. Literally, the Provo UTA Frontrunner station is a GENUINE two-minute walk from any apartment door. Makes getting around SO simple, and downtown Provo UTA "bus hub" is in the exact same location. Grounds are well-kept, community garden boxes and pet waste stations. I'll be honest, walls are pretty thin, so you'll hear neighbors sometimes. However, they do have 10pm-7am quiet hours, which I really appreciate, and most people follow this.
Over the past decade(+), management quality has been inconsistent. We've had some unfit managers! But the current manager, Pauline, is fantastic and wonderful!! Seriously!, as long as you're respectful with her, she'll absolutely respond in kind; aaannndddd Of course that goes both ways, too. Express common courtousy, politeness, etc... Pauline, is SO good at managing that pretty much every problem in lower star reviews up-to-THIS-point, aren't actually happening anymore. AND I would know!, because I'm likely the oldest resident here. Most past concerns are no longer issues (except fairly thin walls). Pauline goes above and beyond. Many crazy things over ~7 years are no longer relevent. Pauline is a "11 of 5" stars property manager.
The maintenance crew does an awesome job! Joey, the maintenence manager, is helpful, patient, talented, skilled, polite, and genuinely kind. Lou, our cleaning manager, does such an incredible job! Lou really does, proudly and justly, fulfill her job title! Assistant manager Michael is truly caring, sweet, kind, and just wants to help others.
[Note: Sadly, there have been individuals who struggled while living here. Reading lower-star reviews, I feel sad for the hardships they had to express so much hate. But most people I knew that fit that, no longer live here.]
For amenities, there's a good gym on the smaller side, never 'Fully Occupied'. Yoga/stretch room is quite nice. Residents have access to a VERY NICE conference room and well kept Clubhouse you can reserve for larger venues, e.g. parties, FHE, celebrations, etc... FAST Fiber Optic internet available (Google Fiber and others). The convenience and community make it a great place to live.
This is an LIHTC (income-based) property, so there's usually a waitlist, BUT it's worth considering. College Students come-and-go A LOT! Spots do open up. People leave in groups (BYU is close!). Additionally, Sec-8(Section 8) apartments available. Possibly 1/3 ratio.
Paying rent is really easy. Pay online through their portal (they have an app). Auto-payment and reminders available. Rent is late if not paid by 5 p.m. on the 5th. Fee is very lenient compared to MANY other locals. You CAN pay VIA money order, no checks. 7-Eleven DO NOT have money orders. However!, Smiths up the road (Freedom Blvd) does.
I believe there is a Parking Fee per month, but I'm not positive. They did expanded the parking lot!, so more spaces and parking isn't bad at all. Haven't seen the main lot full since Property Manager Pauline and the Startup Crossing Managment Team have been here.
