James with the maintenance team is great! He came in, fixed multiple issues and offered helpful explanations. He was in and out in less than 10 minutes which I appreciate since I work from home. The front desk team is nice and responds quickly. I always like talking with them.

We love that this apartment is so close to Prairie Creek Park.
I especially want to give a shoutout to the maintenance team who are awesome. They usually fix issues within a day or two of us reporting. Our washer broke and was fixed within days. James did a great job moving the old unit on the 2nd floor out and installing the new one.

Parking is frequently unavailable at night despite paying a parking fee. Since late last year, the garage has been overcrowded, and when first-come spaces run out there is no guidance—only towing and policy restatements.
Common areas are not well maintained: hallways are often dirty, gym equipment is frequently broken, sound insulation is poor, and the thermostat remote rarely works remotely. The leasing office is difficult to reach by phone, and all requests are pushed to the online portal.
Overall, management feels unresponsive when issues escalate.

I’ve always enjoyed living at the Flats (over 2 years) and had a positive overall experience, though I had to move out due to unforeseen circumstances. Unfortunately, an experience during the move-out process led me to share this review.
The staff has generally been helpful, maintenance responds quickly, and the complex is well kept and clean, which is why this situation was especially disappointing.
One evening, while loading my belongings, I temporarily parked my car near the entrance with my blinkers on, indicating that I would be returning shortly. I had heavy items to load and there were no nearby parking spots available. When I stepped away briefly and returned shortly after, I was shocked to find that my vehicle had been towed. Retrieving it cost me over $300.
I later realized that my car had been parked in a fire lane zone near the door entrance, though slightly away from the marked line. I went to the office to explain the situation and see if anything could be done. One staff member even mentioned that the office might be able to assist, which made it especially confusing to later be told that someone may have called the towing company and that there was nothing they could do, as it was considered my fault. However, the towing company is contracted by the complex and routinely tows unidentified vehicles, making it unlikely that anyone contacted them specifically.
While I take accountability, it was still disappointing that there wasn’t more grace or willingness to assist or help explain to the towing company that I was a resident temporarily loading items. I understand policies are in place, but as a loyal resident who has always spoken highly of the complex, I wish there had been more understanding in this situation.

Been here a little over a year and it’s been something. Before I even moved in I was already getting fined because people who were throwing a party at the pool told them they lived in my unit - I was hundreds of miles away. That eventually got situated. Then I noticed a whistle in my apartment took me months to realize it was the bedroom windows that don’t fit anymore because the walls have shifted. They never fixed it so there’s so much dirt and water coming in - would not be surprised if I get blamed for carpet being dirty when I move out I just hope I don’t. Now the smart lock is so unreliable and mine constantly unlocks on its own. It took me 6 months to get a hold of someone through smart rent and all they can do is add an auto lock. So till this day it unlocks on its own and need to wait until it locks on its own. Another reason I’ve not had a good experience is constantly being charged for things I have no clue why. I suggest everyone check their statements, they are constantly charging me more on fees that are suppose to be flat fees every month plus I got charged for not having renters insurance when I had submitted my forms long ago. I only got refunded for one month out of all the ones they charged me. The place is okay but pricing is definitively not worth it for all the issues that come with it. I will disclose the apartment number once I move out so everyone is aware of the issues before renting this unit.
Edit: APT 4172. I did end up getting charged for the carpet cleaning and housekeeping even though I already done so. Also I am being charged for more utilities even though I have already paid them. My god I’ve never lived in a place that’s so greedy and will try to charge for every single thing. At that point might as well charge for breathing in air. Forgot to take a picture of the bricks that were falling on the balcony. But the picture attached is the bedroom window with water damage and some of the wall cracks. Those cracks are all around the apt. They have been getting worse as time was going by. Whoever rents that unit will have loads of landlord specials that will eventually appear as time goes by and water reveals their cheap work! I cannot stress it enough, please check your statements as you’ll also be charged more on flat fees hoping you won’t noticed. After some back and forth I was able to get some of my money back but my deposit got taken away because of it and are accusing me of having a dirty apartment which is completely untrue left it more clean than when I moved in. The pictures I have attached after the one with water damage is the “dirty” state I have left it in. If you want to get charged for nonsense this is the place to be!
Edit 2: they are charging me more for “damages” that I had no control over such as the windows not being able to close and bricks falling out of the wall. You are better off leaving the apartment dirty when moving out they are still going to charge for all that plus “damages” with ZERO proof. They don’t care if you show them proof they are still going to take away your money and deposit.
Edit 3: received emails I’ll be receiving refund checks in the mail. The checks they have sent have not only been for the wrong amount but have been bounced back. Careful when cashing the checks they send out. I have yet to receive my money. If only they would take responsibility and pay
all the fees I’ve been charged for the checks bouncing back. Absolutely pathetic.
