DO NOT MOVE HERE. This complex was a nightmare. If you are considering any property managed by BLVD Residential, look elsewhere. The reality of living here:
Cockroach Infestation: Despite reporting this, an exterminator never came. I am filing a report with the state.
Safety: The security cameras were and remain broken. My tires were punctured by nails TWICE due to construction debris.
Dangerous Environment: I felt completely unsafe. There was constant police activity regarding specific units/couples near the pool. Hearing drunken screaming matches took a toll on us. It is not a safe for children either.
Broken Amenities: Upon move-in, the oven, dishwasher, and shower were broken. The laundry room washing machines constantly overflow with rotten water.
Management: They are impossible to reach. I’ve left countless messages for BLVD Residential with no response. Now, they are charging us to repaint the kitchen despite the slum-like conditions we lived in.
Save your money and your sanity. Run away.

We lived at this place for a year and a half and had wonderful, quiet, and pleasant neighbors. The pool was always clean, and the pool furniture was regularly replaced with new items. The apartment was regularly maintained and cleaned, and in case of any issues, maintenance responded quickly.
Unfortunately, our experience was overshadowed by the last six months. Four cars had their windows smashed, and our car had its catalytic converter stolen during the night right on the apartment grounds. Although the cameras captured footage of the people and the car involved, the video quality was too poor to make out the license plate.
One night, a young Black teenager broke into our apartment. Fortunately, we were awake and noticed him immediately after he got in. It's hard to imagine what could have happened if we had been asleep.
Unfortunately, the neighborhood where this apartment complex is located isn't the best, and additional safety measures may be needed.
However, we fondly remember our manager, Jorge. He always kept an eye on everything and tried to resolve issues promptly. He’s the best manager we’ve ever had in all the apartments we've lived in.

I never recommend this complex. it doesn't worth any pennies to pay. noisy kids, over charge rent that never mentioned in contract, lying about half rent discount for first month, no refund for application fees as they promised to return.
they charge for utility even don't live in property and already left. charge for cleaning fees that never mentioned in contract.
for early termination of contract have to pay one month rental but they add others utilitis that you don't have clues while you left property.
never never never rent from this complex.

I lived here for only 6 months& even tho it's really close to sac state and Jorge is amazing!! I don't recommend this place for a college students. Caused me to break my lease from the constant smoking chambers downstairs, every time we would step into our apartment it was a bad disgusting odor of cigarettes. Our downstairs neighbors were smoking INSIDE the apt. Our hair and clothes lingered of smoke outside of the apartment and into our school/ work. It caused problems all around. It was just terrible. We lived in Apt 231. I told the manager which only made things worse as the downstairs neighbors knocked on my door LOUDLY to ask "if I was the snitch." I was beyond uncomfortable as a young lady. He then proceeded to tell me that he will have his wife "handle it" not sure what that meant but I locked my doors and felt unsafe. Things got worse from there.
Lastly, one dog almost bit me from not having a lease. There would be warnings sent out to keep your dogs leased and no smoking but nobody cared. Also the downstairs neighbors would argue a lot and it would give me so much anxiety from the yelling and stuff thrown.
The walls are thinner than ice. And overall uncomfortable to live in. Older men & women just look at you while you walk to your apartment, not a friendly or safe neighborhood. The only protection you have from the crazy streets and you is the gate. it's a very unsafe neighborhood. Helicopters are constantly looking for someone and yell it over. It was our first college apartment and we broke our lease. We couldn't do it anymore and hated it majority because the neighbors made it super uncomfortable to live in. And in my last month, we were starting to get cockroaches in the bath.

The units themselves are pretty decent. They have laminate flooring in the kitchen and living room, and some units even have washer-dryer units. However, the overall experience is sub par. I lived here for a year and in that time I witnessed:
-roommate harassed by crackheads while coming home
-like 12 police cruisers and a K-9 unit drag a guy out of his apartment
-some guy driving down Bell St. taking pop shots in the air (the nearby school was put on lockdown)
-multiple domestic disturbances with one resulting in a police call
-8 different cars had their windows smashed in the parking lot and management didn’t even sweep up the broken glass (I had to do it)
So overall, if you can’t afford anything better, you’ll survive here (I did), but if you have other options, choose literally anything else (the chickens were fun to see though).
