    The building was marketed with AI-generated images as beautiful - construction wasn't finished at move in. Some amenities still missing. Two major security incidents with police reports. Constant plumbing and air conditioning leakage issues. Then, my kid's apartment was damaged due to burst pipes around Halloween ... they had to scramble mid week to move to another unit in same building. Very disappointing experience - also, comes with a steep price tag. I have worked with other apartments around other college campuses. This experience is my worst.

    Living at Victory on Paseo was one of the worst housing experiences I’ve ever had, especially as a student. This place shows zero regard for student safety, privacy, or basic professionalism. Management and staff are incredibly unorganized and dismissive. Communication is almost nonexistent unless they want money—then suddenly they’re very aggressive. Legitimate concerns are ignored, brushed off, or contradicted, and staff regularly defend each other instead of taking accountability or listening to residents. Safety and privacy are clearly not priorities here. Staff members feel entitled to enter units without proper notice or respect, which is especially unacceptable in a “student living” environment where residents should feel safe in their own homes. When concerns are raised, management minimizes them rather than addressing them. The living conditions themselves are also unacceptable. The property has experienced multiple flooding issues, making units feel unlivable at times, yet management continues to demand rent as if nothing is wrong. No real compensation, no urgency, no empathy—just excuses. Overall, this place feels predatory toward students who don’t yet know their tenant rights. If you’re looking for housing where management is professional, responsive, or even remotely respectful—this is not it. I would strongly advise students and parents to look elsewhere. This property is all about collecting rent and has no concern for the well-being of the people living there.
