Midtown is the walk-to-class pick, with private rooms on Find My Place starting around $1,100 a month within a mile of campus. Go two to three miles southwest, toward SW 20th Avenue and Butler, and rooms start closer to $550 to $700.
Every property named below is tied to the University of Florida on Find My Place, and distances come from each listing's commute widget. Prices are listed base rent as of October 2026.
Key Takeaways
- Midtown: 0.6 to 0.9 miles from UF, private rooms from about $1,100, and University Avenue's bars a block away.
- For the best balance of walk and price, look at SW 13th Street, where rooms start at $925 at The Metropolitan, 1.2 miles out.
- Archer Road near UF Health Shands is the quiet middle ground (Oxford Manor lists rooms from $669).
- SW 20th Avenue is bus country. Route 21 joined Routes 20 and 33 there in spring 2026.
- "Butler" means the cluster across Archer Road from Butler Plaza, where The Quarters lists rooms at $560.
- The Duckpond is a historic house neighborhood two miles east, and FMP has exactly one listing there right now.

1. Midtown: Best for Walking to Class (and Going Out)
Midtown is where you live if you never want to think about a bus. It's the stretch of West University Avenue and the NW 1st through 5th Avenue blocks facing UF's north edge, and the big complexes here sit 0.6 to 0.9 miles from campus.
It's also the priciest area on this list. Legacy at The Standard on NW 4th Place lists private rooms from $1,100, Hub Gainesville University lists rooms at $1,105, and Theory Gainesville starts at $1,179. At Sweetwater, rent drops from $2,299 for a one-bedroom to $1,389 in a five-bedroom, so that $1,389 is one person's share.
Read the reviews before you pay the Midtown premium. The Standard at Gainesville averages 2.9 out of 5 on FMP, and Legacy sits at 2.1. One Standard resident put it bluntly: being right across from campus is "only saving a 3 minute walk" over Theory or Legacy.
Best for: students who want Midtown nights and a short walk to a 9 a.m. class.
2. SW 13th Street: Best Balance of Walk and Price
SW 13th Street runs along UF's east edge and south toward Archer Road, and FMP's UF page calls it the corridor with the highest density of by-the-bed complexes. You can walk from the north end and bike or bus from the south end.
The north end is close: The Row at 407 SW 13th is 0.5 miles out and lists from $914, though its "Whole Unit" plans don't follow a clean price curve, so ask whether that number is per person. Social 28, a block up, lists bedrooms from $1,035 and holds a 5.0 rating.
Drift south and it gets cheaper. The Metropolitan at 2205 SW 13th lists private rooms from $925, 1.2 miles out, with a 4.2 rating. Alsander GNV at 1900 SW 13th starts at $1,145, and Anthem House at 2548 SW 13th lists rooms in two-bedrooms at $1,159.
Best for: students who want to walk most days and are fine with a bike on hot ones.
3. Archer Road (Inner Stretch): Best for Health Science Students and Quiet Weeknights
Inner Archer Road, from SW 16th Avenue out toward SW 34th Street, is a calmer pick 1 to 1.5 miles from campus. UF Health Shands Hospital sits at the top of Archer, which makes this the natural home for nursing, medicine and pharmacy students who live at the hospital end of campus.
Highbranch Gainesville on SW 16th Avenue lists private rooms from $910, one mile out. Farther down, Oxford Manor at 2777 SW Archer Road lists rooms in a three-bedroom from $669, 1.5 miles from UF. That is about $430 a month under Legacy in Midtown, or roughly $5,200 over a 12-month lease.
Best for: grad and health science students who'd rather hear traffic than a house party.
4. SW 20th Avenue: Best Value If You'll Ride the Bus
SW 20th Avenue, west of SW 34th Street, is the big-complex zone, and it's the best value close to UF if you're willing to bus. Properties here sit 1.8 to 3.0 miles from campus, which is too far to walk in August.
The buses are the point. UF students ride all RTS fixed routes free with a Gator 1 card, per the City of Gainesville's RTS fares page. And according to UF Transportation and Parking Services, Route 21 started in spring 2026 along SW 20th Avenue, SW 43rd Street and SW 38th Terrace, running every 22 minutes Monday through Thursday alongside Routes 20 and 33. Route 33 is also one of the routes TAPS is adding peak buses to because of overcrowding. Expect a crowded ride at peak hours.
Pick your building carefully, because ratings here swing wildly. On20 Apartments at 3527 SW 20th Avenue lists private rooms from $709 and holds a 4.8 on FMP. Canopy Apartments lists rooms from $670 and Cabana Beach from $620. But Cabana Beach rates 2.7 and Varsity House, at $685, rates 1.9, with a recent resident writing "NEVER LIVE HERE."
Best for: budget-first students with a bus pass habit (or a scooter).
5. Butler: Cheapest Rooms Near Shopping
When UF students say "Butler," they usually mean the apartment cluster around SW 34th Street, across Archer Road from Butler Plaza. The plaza covers about 1.95 million square feet between SW 34th Street, I-75 and Archer Road, and Wikipedia calls it the largest retail power center in Florida. Target, Walmart, two Publix stores and the Regal at Butler Town Center are all on that one block.
It's also where the cheapest rooms are. The Quarters on SW 37th Boulevard lists rooms from $560, 2.7 miles out, with a 3.4 rating. Gainesville Place on SW 35th Place lists four-bedroom shares from $630, and its rent falls as bedrooms rise, so that is per person. A little east, toward Williston Road, Lexington Crossing on SW 27th Street starts at $649 and Hideaway Gainesville starts at $549. RISE 34th is the pricier option, with rooms from $1,121.
The catch is the commute. You're 1.9 to 2.7 miles from campus, and Archer Road traffic at 5 p.m. is no fun in a car or on a bus.
Best for: students who care more about a $560 rent check and a Publix nearby than a short walk.
6. The Duckpond: Best for a House, Not a Complex
The Duckpond is the oddball here, and that's the appeal. It's a historic neighborhood of older homes just northeast of downtown, about two miles east of campus. It was listed on the National Register of Historic Places in 1980 as the Northeast Gainesville Residential District, roughly between NE 1st and 9th Streets and East University and NE 10th Avenues.
No student complexes here. You rent part of a house or a small apartment, and inventory is thin. FMP has exactly one Duckpond listing right now: a renovated two-bedroom at 716 NE 4th Avenue for $2,000 a month for the whole apartment. Split two ways, that's $1,000 each, Midtown money for a quieter street and a bike ride past downtown's Bo Diddley Plaza.
Best for: upperclassmen and grad students who want a porch, not a pool.
How the Six Areas Compare
- Closest: Midtown and north SW 13th Street, 0.5 to 0.9 miles.
- Cheapest starting room: Butler-area complexes at $549 to $649.
- Best-rated buildings in our data? Social 28 on SW 13th (5.0) and On20 on SW 20th Avenue (4.8), each from five reviews on FMP.
- Quietest: the Duckpond and inner Archer Road.
- If you'll never ride a bus, rule out SW 20th Avenue and Butler now. Don't sign there and plan to walk.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
