The best time to look for off-campus housing at UF is October through January for a lease that starts the following summer. Gainesville preleasing opens in the fall, sometimes as early as September, and the close-in buildings on SW 13th Street and University Avenue fill through the winter. By spring you can still sign, but mostly farther out along Archer Road and SW 34th Street.
Key Takeaways
- Fall is the start. Preleasing for next August opens in September or October, and the walkable buildings go first.
- UF's on-campus application for current students opens November 2, 2026, and room selection closes December 31, so you'll be weighing both options at the same time.
- All 218 UF-area floor plans on Find My Place are 12-month-plus leases.
- Watch the start date. Nearly as many of those plans list a June move-in as an August one.
- Florida gives landlords 15 days to return a deposit with no deductions, or 30 days to send written notice of a claim.
When UF Off-Campus Leasing Starts in Gainesville
Gainesville's leasing season for the next school year opens in the fall. Our page for off-campus housing near UF puts it plainly: preleasing for the next August opens in the fall, sometimes as early as September, and the best buildings fill through the winter.
Why so early? The buildings everyone wants are packed into a few blocks. The Row at 407 SW 13th St is 0.5 miles from campus, and The Standard and Sweetwater on University Avenue are inside a mile too. A one-mile radius only holds so many beds, and on-campus space is limited, as UF Housing says outright on its own application page.
Gainesville Leasing Calendar: Month by Month
For a lease that starts in summer or August 2027, here's roughly how the year plays out.
September and October: preleasing opens
Buildings start posting next year's rates. If your group is set, this is when you get your pick of floor plans and the clearest look at pricing. Tour now even if you're not ready to sign.
November and December: on-campus and off-campus collide
UF's 2027-28 housing application and agreement for current students opens November 2, 2026, according to UF Housing. Room selection starts November 9 by appointment and closes December 31, which is also the last day to cancel with no fee. UF's own wording: "act early, as space is limited." So this is decision season: if you're applying to stay on campus, have a backup off-campus plan, because the close-in apartments keep leasing while you wait.
January: the practical deadline for walkable buildings
We'd treat January as the last comfortable month for Midtown and SW 13th Street. Our earlier guide to apartments near the University of Florida lands on the same advice: January at the latest if you want to walk to class.
February through April: farther out, still plenty
The selection thins near campus, but Gainesville has a lot of beds on the bus routes. The Quarters on SW 37th Boulevard lists private rooms from $560, 2.7 miles out, and Hideaway Gainesville on SW Williston Road starts at $549, also 2.7 miles away. Read the reviews on both (The Quarters sits at 3.45 out of 5, and one recent resident wrote "DO NOT SIGN A LEASE HERE").
May through August: subleases and leftovers
Late searchers mostly pick up sublets from graduating seniors and whatever didn't lease. It's doable. You just won't get to be picky.
Which UF Apartments Lease First
The buildings closest to campus tend to go first. That means SW 13th Street (The Row from $914, Social 28 from $1,035) and the Midtown stretch of University Avenue, where The Standard at Gainesville and Sweetwater Gainesville sit. Courtyards Student Apartments on SW 3rd Avenue is worth touring early too: its four-bedroom plans list at $710, cheap for a 0.6-mile walk.
Farther out, the big complexes along SW 34th Street, Archer Road and Williston Road have more beds and lease more slowly. If you miss the October wave, that's where your options are.
What You're Signing Up For With a UF Lease
Expect a full year. Every one of the 218 UF-area floor plans we checked on Find My Place is a 12-month-plus lease. The surprise is the start date: 90 of them list a June earliest move-in and 89 list August. If your lease starts in June and you're home until August, that's two months of rent for an empty room, so ask for the exact start date in writing before you sign.
Know the deposit rules too. Under Florida Statute 83.49, a landlord who keeps nothing must return your deposit within 15 days of the lease ending. A landlord who wants to deduct has 30 days to send written notice, and you then have 15 days to object in writing. Florida doesn't cap the deposit amount, so compare it across buildings.

Should You Sign Early or Wait at UF?
Sign early if you want to walk to class and your roommates are certain. Wait if either of those is shaky. Gainesville has enough inventory along its RTS bus routes that waiting until February or March rarely leaves you without a place, just without a short walk. The worst outcome isn't a farther apartment. It's a 12-month lease with someone you stopped talking to in March.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
