How We Compared Illinois State Off-Campus Neighborhoods
We sorted all 52 properties on the Find My Place page for off-campus housing near Illinois State by where they sit, as of October 2026. Distances come from each FMP listing. Prices are base rent before fees.
A lot of Normal landlords price by the bed. When a listing's rent drops as bedrooms go up (a two-bedroom at $600, a four-bedroom at $405), we call it a per-bed price. When a listing shows just one floor plan, we say "lists from" and you should confirm with the landlord.
1. Uptown Normal and the North Edge of Campus
Uptown Normal is the pick if you want restaurants and coffee within a few blocks. It's the town's walkable center, and an Illinois State map of Uptown shows the Uptown Circle roundabout, Uptown Station, the Normal Theater, the Children's Discovery Museum and more than 20 places to eat. Constitution Trail runs right through it.
- CollegePlace Uptown, 100 South Fell Avenue (0.2 mi): lists from $845 for a two-bedroom, FMP score 4.8.
- 306 N Fell Ave (0.3 mi): $540 a bed in a two-bedroom.
- 102 W. Locust (0.4 mi): $360 a bed in a four-bedroom.
- 113 W Willow St (0.4 mi): $420 a bed in a four-bedroom.
- 98 E Mulberry St (0.3 mi): lists from $300 for a four-bedroom.
Best for: students who'd rather walk to dinner than drive to it. The bargains here are in the older multi-bedroom houses, not the newer buildings.
2. South of Campus: South Fell Avenue, Main Street and Hovey
South of campus is where the big student complexes are, mixed in with older houses. FMP's Illinois State page describes the Fell Avenue and School Street area as mostly divided older homes with easy campus access.
- 505 S Fell Ave (0.3 mi): $405 a bed in a four-bedroom.
- 100 E Stewart (0.4 mi): $445 a bed in a three-bedroom.
- The Flats at ISU, 709 S. Main (0.5 mi): $699 a bed in a four-bedroom.
- The Social on Hovey, 800 Hovey Ave (0.5 mi): $739 a bed in a four-bedroom.
Read the reviews before you sign at a big complex. The Flats at ISU carries a 1.1 FMP score from five reviews, with residents describing slow maintenance and weak management. That's a lot to pay $294 more per bed than 505 S Fell for.
3. West of Main Street: Osage, Dale and West Hovey
The blocks west of Main Street are the cheapest close-in area near Illinois State. These listings are mostly multi-bedroom houses and small buildings, and the more roommates you take on, the less you pay:
- 723 Osage St (0.6 mi): $350 a bed in a four-bedroom, $460 in a three-bedroom.
- 1016 W Hovey Ave (0.7 mi): $365 a bed in a six-bedroom.
- 718 Dale St (0.5 mi): $465 a bed in a four-bedroom.
Best for: groups of four to six friends who want a house and don't need a gym in the lobby. A six-bedroom at 1016 W Hovey works out to $2,190 a month for the whole place.
4. East Side: Flora Way and East Vernon
The east side is a touch farther out, at 0.6 to 0.7 miles from campus. Prices are close to the west side:
- 21 Flora Way (0.6 mi): $395 a bed in a four-bedroom, $665 in a two-bedroom.
- 320 E Vernon Ave (0.7 mi): $415 a bed in a four-bedroom.
Flora Way shows the per-bed math clearly. Pick the four-bedroom instead of the two-bedroom and you save $270 a month.
5. North Normal: Newer Complexes Closer to Heartland
North Normal works for students with a car or a bus habit. Several complexes here list Heartland Community College as their closest campus, not Illinois State:
- 700 N Adelaide St (0.9 mi): lists from $510 for a three-bedroom.
- 727 West, 717-721 W. Raab (1.6 mi from Illinois State, 0.8 mi from Heartland): lists from $625 for a four-bedroom.
- The Social Normal, 9 Traders Circle (1.9 mi): $659 a bed in a four-bedroom, FMP score 4.2.
- Ironwood Gardens Apartments, 2000 N Linden St (2.4 mi): lists from $982 for a one-bedroom, FMP score 5.0.
Our take: The Social Normal is the best-reviewed student complex at this price, but at 1.9 miles you'll be riding the bus most days. Ironwood is the move if you want your own place and good reviews.
6. Bloomington, Near Illinois Wesleyan
Bloomington is for groups who want a whole house, or anyone who wants a real one-bedroom. These sit about 1.5 to 1.6 miles from Illinois State and only blocks from Illinois Wesleyan:
- 916 N East St: a five-bedroom house for $2,275, about $455 each.
- The Flats on East, 902 N East St: a four-bedroom for $2,080, about $520 each.
- Apartment Mart, 912 N. Linden: one-bedrooms from $750.
Rent here climbs with bedroom count, which tells you these are whole-unit prices, not per-bed.
Getting Around Without a Car
Your Redbird Card doubles as a bus pass. Under Illinois State's agreement with Connect Transit (July 2025 through June 2027), students ride using the card. The Redbird Express campus loop makes 15 stops and runs until midnight Sunday through Thursday, and until 3 a.m. Friday and Saturday.
One more thing before you start touring. Illinois State's housing policy requires students to live in university housing for their first two years out of high school, with occasional exceptions. You can browse every Normal student rental on FMP when it's your turn.

Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
