Start looking for off-campus housing near UC Berkeley in January, and try to have a fall 2027 lease signed by late March. Listings go up as early as January. February and March are a scramble. By April, most of the Southside and Northside apartments you could walk to class from are gone. Fall 2027 instruction starts August 25, 2027, but many Berkeley leases begin in June, so your lease and your semester probably won't line up.
Every building named below is listed on FMP's off-campus housing near UC Berkeley page, with live prices.
Key Takeaways
- January through March. That's it, that's the window (April is leftovers).
- Want a dorm as plan B? Cal's continuing-student application only runs February 1 to 15, 2027.
- This year's first-years can get a two-year campus guarantee, which pushes their first lease to junior year.
- Leases near campus mostly flip in May or June, so summer rent sneaks into a lot of budgets.
- Ask every landlord for the start date. Just 2 of 103 places on our UC Berkeley page have one on file.
When to Look for Off-Campus Housing Near UC Berkeley: The 2027 Calendar
Scout in the fall, tour in January, sign by March. Below is the school year mapped against UC Berkeley's 2026-27 academic calendar and University Housing dates.
- Now through mid-December: Pick your people. Agree on a number you can actually pay each month before finals hit on December 14.
- January 2027: Classes restart January 19. FMP's UC Berkeley market guide says landlords list fall units as early as January or February, often before the current tenants have confirmed they're leaving.
- February 1 to 15: The continuing-student housing application is open. That's your dorm backup.
- February and March: Peak demand. Returning Cal students and incoming transfers are all chasing the same Southside and Durant Avenue houses, and the good ones go within days. Spring recess is March 22 to 25.
- April: Slim pickings near campus.
- May: Last lecture May 7, last final May 14, dorms shut May 16. Current tenants clear out right about here.
- June and July: Late searchers end up in North Oakland neighborhoods like Temescal, or in summer sublets from students heading abroad.
- August: The fall 2027 semester begins August 18 and instruction starts August 25, per the 2027-28 calendar.
Why Southside and Northside Apartments Go in Spring
Proximity. That's the whole reason. Southside (roughly Bancroft to Dwight, with Telegraph down the middle) packs in more students than anywhere else in Berkeley, and most of it is 5 to 15 minutes on foot from class. Northside is the quieter twin up by Euclid Avenue and Hearst, where a lot of engineering students end up.
Supply barely moves. A unit near campus only opens up when someone moves out, and those move-outs cluster in May and June, right after finals. Landlords know that, so they pre-list in winter rather than risk an empty month.
Here's what that looks like on FMP right now. Up north, The Euclid (1865 Euclid Ave, nine minutes on foot) lists one-bedrooms from $1,535 and two-bedrooms from $2,720. Over at 2393 Virginia St it's $2,250 for one bedroom, $3,200 for two. More bedrooms, more money: that's whole-apartment rent.
Southside isn't cheaper. A four-bedroom at 2540 Regent St lists at $5,995 (the one-bedroom is $2,395), and 2500 Dana St wants $2,875 or $3,300 depending on whether you need a second bedroom. Split a four-bedroom four ways and Regent comes out near $1,500 each.
Purpose-built student buildings on Telegraph run on their own clock
Big student buildings rent by the room and pre-lease for fall. Pique Berkeley at 2587-2589 Telegraph Ave lists from $979, and its six-bedroom units price below its four-bedrooms, which only works as per-person rent.
Same story at Spectra Southside on Telegraph, an 11-minute walk, where two-bedroom spots list from $550 and one-bedrooms from $999. Hub Bancroft on Bowditch Street lists from $1,200, and its two-bedrooms also price below its one-bedrooms. Ask each one when fall 2027 pre-leasing opens. You don't want to find out in March.
When Berkeley Leases Actually Start
June, a lot of the time. FMP's UC Berkeley page notes that most leases near campus turn over in May or June. One Cal student quoted on UC Berkeley's Berkeley Life blog signed in late April for a lease starting June 2.
So budget for summer. Sign a June 1 lease for an August 25 class start and you're paying almost three months of rent before your first lecture. Lots of students sublet those months to summer-session students (Summer Session A starts May 24, 2027).
Some units don't follow the calendar at all. FMP's listing data for The Euclid shows fall 2026 move-in dates of August 10, August 26, September 5 and October 9. That's what a regular apartment building with rolling vacancies looks like. Full disclosure: only 2 of the 103 places on FMP's UC Berkeley page have a move-in date on file at all. So ask.
How UC Berkeley's Housing Guarantee Changes Your Off-Campus Timeline
Check your guarantee before you sign anything. According to UC Berkeley Housing's housing guarantee page, first-year students entering in 2026-27 are eligible for a two-year guarantee, and transfer students entering that year get one year. You have to meet every deadline, list "any room size, any location" among your preferences, and accept your offer on time.
That shifts who's actually searching this spring:
- First-years who entered in fall 2026 can stay on campus for sophomore year if they apply February 1 to 15. Their real off-campus search is for junior year.
- Transfers who entered in fall 2026 get one year, so they're in the 2027 rush right now.
- Incoming transfers apply for campus housing by June 2, and their offers go out late June through August. By then, most of Southside has signed.
Continuing-student offers go out March to April, per the Housing dates and deadlines page, and you typically get five days to accept. That overlaps peak leasing. Picture a dorm offer and a lease both landing on the same Tuesday. Know your pick now.
What to Have Ready Before You Tour in Berkeley
Bring your whole group and your money. A good Southside listing won't wait for your roommate to fly back from break, so have everyone's ID, proof of income or a cosigner, and a deposit lined up before January.
Know the deposit cap. One month's rent, max, for most rentals since July 1, 2024, per the Rent Board's Renting in Berkeley 101 guide for Cal students. Application fees are capped too, under a city law called the Tenant Screening Fee Rights Ordinance. Whatever part of the fee a landlord doesn't use comes back to you.
Understand what rent control does and doesn't do. Per the Rent Board's Rent Control 101, landlords have been allowed to set the starting rent on every new tenancy since January 1999. The protection kicks in after you sign: the 2026 annual general adjustment for most fully covered units was 1.0%. So the price you lock in this spring matters more than usual, because it's the base for every later year.
Want the cheapest route? The Berkeley Student Cooperative runs its fall waitlist by seniority and then by the date members paid the $25 registration fee, with no hard deadline. Register early. Our breakdown of average rent near UC Berkeley has the rest of the budget math.
Frequently Asked Questions About When to Look for Off-Campus Housing Near UC Berkeley
When should I start looking for off-campus housing near UC Berkeley?
January. Fall listings start appearing then, and by late March the walkable stuff on Southside and Northside is basically spoken for. Spend November and December sorting out roommates and money.
Is April too late for Berkeley housing?
Not too late, just thinner. Near-campus options drop off sharply by April, so expect to look farther out, in Oakland's Temescal or Piedmont Avenue neighborhoods, or at summer sublets.
Do UC Berkeley sophomores have to move off campus?
Not this year's class. Students who started in fall 2026 can keep a campus bed for year two, provided they apply February 1 to 15 and don't miss a deadline.
When do most Berkeley apartment leases start?
Often in June, nearly three months before fall 2027 classes begin on August 25. Others start the day a unit frees up. Get the date in writing either way.
How much is a security deposit in Berkeley?
One month's rent, at most, for most units. That cap took effect July 1, 2024, according to the Berkeley Rent Board.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
