This is the state my home has been in for over a month now. There had been a massive leak that had been draining into my kitchen and seeping under the floorboards for about three weeks before they sent someone out to deal with it. With no notice or eta of arrival, finally a plumber came out randomly one day and cut out a ton of holes in a ton of walls and then finally found the busted pipe. Since the pipe has been repaired over a week ago, this has been the state of my home. I have called the front office multiple times asking for updates on repairs and they have told me a contractor will come out to repair the walls and remediate the mold three times now. All three times the contractor has not shown up and I am not notified of the schedule change. My stove and fridge are in my living room, unable to be used, the torn out and molded drywall and floorboards were left haphazardly under my dining room table. The office seems to be screening my calls now, I can’t get a hold of anyone unless I physically walk into the office. It’s honestly offensive that no one is taking this seriously and entirely unsafe with all this obvious black mold. This is completely and totally unacceptable.

This was the straw that broke the camel's back I have been living here since 2022. For the past 3 years I have been dealing with my hot water not working. I have submitted dozens of maintenance orders and also calling the office to let the office staff know about the issue. The maintenance will come to my apartment maybe 2 or 3 days later run my water for 20 minutes and say "it's fixed it's fixed" or they will say oh we will be back and not come back this was for every single work order I submitted. All I wanted was hot water to take a nice warm shower. On this day Dec 6th, 2025, they had a contractor come out to try to fix the pipes. First, they came earlier that week sawed through the ceramic tile leave my house dusty with the tile sot. They came back a couple of days later to fix the pipe and broke the pipe water blasted out of the hole for a good 5 minutes the maintenance could not stop it by hand he had to run downstairs and shut off the main water line at that point water was everywhere. So, I decided after going through this for 3 years, and this happened I decided to put in my 60-day notice. I have had enough; I pay my rent on time and do not complain about the 200 issues I have had in these apartments. Now the office staff wants to charge $2696 for breaking my lease. Are you serious? like the lease agreement was broken by the apartment first by not providing basic living necessities, like hot water. Who likes to take a cold shower especially in the winter, it's not fun. I have had no hot water for as long as 3 days the office always claims that it's the broiler. I have had my relative come to visit me and I was so embarrassed because they had to run the water for 20 minutes just to get luke warm water. I felt I have given the office and the maintenance a lot of grace with this matter. I feel like I shouldn't have to pay the early lease termination fee or another fee, because I am being forced out due to not having any hot water and the situation that happened flooding my bathroom, and the issue not being fixed for the last 3 years. I need to hear from corporate asap, to address this matter. The picture below is when the maintenance broke the pipes in the restroom. Update: my hot water still does not get hot in the bathroom sink, kitchen sink you have to turn on the shower let it run for 20 minutes and then the kitchen sink will get hot. the shower you have to let run 20 minutes it will get hot, but you have to take a quick shower because the water will get warm and then cold. Also, when they broke the pipe water ran down behind the walls to the apartment downstairs do you think they fixed the wall to prevent mold, the answer is no. So, I probably have mold growing behind the walls. I just want to be free of these apartments I shouldn't have to pay any fees. This has really compromised my mental health. I loved my apartment but the issues with the hot water had gotten out of hand and now I want out. If anyone has an email to corporate so I can address this issue with them, please let me know. I have lived here going in 2 yrs and I can say from the beginning it was the worst decision I made. My apartment was approved 2 months In advance, but my unit wasn’t even ready when I got my keys. My 1 st walk through the old stained carpet was still in the unit for the last resident. The apartment wasn’t even make ready. I had paid for movers already stuff was packed. I had to wait an extra day plus my move In date. I can go on and on about this and the management is terrible. Hot water isn’t consistent, water bugs, etc bugs get in your house, work order get created and completed with no communication or even resolving the problem. I had had so many issue with maintenance requests being addressed and work orders closed but nothing was fixed. I had to take further actions to even get something done for the 2nd time. It’s sad the units a nice but the good doesn’t out way the bad here. I was in my last apartment for 10 yrs to move to this I regret the move. I won’t be renewing for sure. Communication and compassion lacks in this management. I feel it’s racial difference. I feel it. You can tell how they treat you.

The batteries in the smoke detector in the gym are still out, it’s still beeping..for 3 weeks straight. The gym is never cleaned. The lock doesn’t work and I’m constantly coming into the gym with kids who are definitely under 16 running a muck and unsupervised. One of the reasons I chose this complex when I was in the market was the amenities. The gym is constantly dirty, one pool wasn’t open the entire summer, the other pool is constantly dirty, and the laundry rooms are constantly dirty. The ac doesn’t work in the laundry rooms and machines are often broken. The dumpsters always have trash and stacks of old furniture, I never see any maintenance staff cleaning the grounds so trash flies around in the parking lots and all over the grass. Picking up after your pet isn’t enforced so you have to dodge land mines of poop everywhere you go. I’ve lived here for 9 months, have requested someone come and spray for pests at least 2-3x and it’s never happened, despite paying for the service monthly. Maintenance takes forever to come out when you do have problems. As someone who worked in property management on the corporate side, this is a disaster of a property and the performance is well below subpar. Editing to add that the pests are OUT OF CONTROL and the photo to prove it. Did I mentions THEY CHARGE $5 A MONTH FOR PEST CONTROL BUT LITERALLY DO NOTHING TO HELP WITH PESTS?? Where is our money going??

I’ve lived here for 10 years, and while management has changed a few times, the current team is excellent. Some residents don’t always pick up after themselves, which can make the community a little messy over the weekends, but I consistently see the maintenance crew cleaning during the weekdays. I really think residents should show more respect for the community. Personally, I’ve never had any issues here, and I truly love my home and neighborhood.
