I’ve had a great experience living here. As student housing, it’s honestly better than I expected — the community feels welcoming, well-maintained, and thoughtfully designed. One of the biggest highlights is the rooftop: it’s absolutely beautiful and such a nice place to relax or study, especially with the garden space. I love that residents can get fresh produce from the garden every Thursday — it’s such a unique and thoughtful perk that really sets this place apart. The onsite staff also deserve a shout-out. They’re consistently friendly, approachable, and genuinely helpful whenever an issue comes up. It makes a huge difference knowing management actually cares and responds quickly. Overall, this has been a really positive living experience, and I’d definitely recommend it to other students looking for a comfortable and community-oriented place to live.

I had a great experience with this property from start to finish. The leasing team was incredibly responsive, professional, and helpful throughout the entire process. They took the time to explain all the options, answered every question I had, and made everything feel smooth and stress-free.
The property itself is clean, modern, and well-maintained, with great layouts and amenities. I also really appreciated how transparent they were about pricing and availability. Scheduling a tour was easy, and the staff made me feel genuinely welcomed.
Highly recommend this property to anyone looking for housing — especially students or anyone who values good communication and a well-run community!

I loved my stay here during the summer months for an internship. I don’t really understand why some people don’t seem to love the place like I did. Maybe their expectations are unreasonably high or just plain unrealistic.
What I loved most was the roof top garden. That was a pleasure every night and every weekend. Even the common outdoor dining area is really great.
A huge variety of flowers, herbs, humming birds, views of Oakland, Berkeley, San Francisco, Bay Bridge, and the Golden Gate Bridge. I think it’s perfect and would love to visit it again someday!

Pretty terrible for the price in all honesty. The common areas like walkways on the first floor are dirty and never cleaned, and there seems to be several clouds of flies that are just there 24/7 in many spots for each corridor. There is no shelter when it rains along said corridors because they are literally made of metal gratings. The vent for the bathroom has a flap that constantly opens and slams shut when it gets windy making it basically impossible to sleep if you are at all sensitive to noise. For some reason the rooms are incredibly tiny and the desk it comes with is even tinier (see attached photo) so good luck getting any work done on it if you're any bigger than a 7 year old. The intercom system they use for controlling the gates goes down like once a month. To top it all off it's basically gone even further downhill since the new management took over. They downgraded the payment portal from a not-great-but-still-useable app to a terrible website that looks like it was made in 2006, and the new manager is really unfriendly.

Absolutely Terrible Experience — Do Not Recommend
I lived at Found Study Berkeley Apartments for a year, and it was honestly a nightmare. The rent was insanely high ($2,450/month) plus over $100/month in utilities for a tiny, dark apartment with countless issues.
First, the desk was ridiculously small, the walls were paper thin, and fire alarms would go off all the time. Twice, the fire alarm forced me to reschedule important job interviews — completely unacceptable. To make it worse, the apartment was disgusting when I first moved in: mold in the bathroom, a horrible smell in my room, and a leaking bathroom ceiling every time the upstairs neighbors took a shower.
The heater broke multiple times during the winter, so we had no hot water or AC for days. Maintenance would show up, make loud noises trying (and failing) to fix it, only to tell me they needed to order parts. It literally took weeks to finally resolve the issue.
The washer and dryer in the building destroyed my clothes — overheating, burning, and leaving sticky materials on them. I had multiple pieces of clothing ruined. Also, the door to the unit was semi-transparent, which was super creepy, especially when people would stand right outside.
Management was a nightmare. When I first signed the lease, it was managed by Garden Village, and Tiasha was very responsive. But after management changed, everything went downhill. The leasing office was often locked even during business hours, no one answered calls or emails, and staff attitudes became rude and dismissive. Returning my security deposit also took over three full months after moving out — completely irresponsible.
One of the main reasons I chose this place was because it was furnished, but it was absolutely not worth it. The living room was always dark because another building is so close that sunlight can’t get in — it felt depressing all the time.
I have lived in multiple apartments, and Found Study Berkeley was hands down the WORST experience I’ve ever had. Save yourself the headache and look elsewhere.
