    I, along with my partner, felt very targeted by the complex. My is a truthful account of my experience. In a recent court ruling, it was determined that the carpet inspection and replacement photos provided by River Quarry did not match the apartment I actually lived in. When the judge questioned the property manager about why door installations in the photos didn't match my unit, the explanation given was 'the angle.' The judge noted that an angle does not change the physical installation of a door. It was deeply upsetting to see management maintain such a strong stance on photos that were clearly not of my home. I believe they went to great lengths to try to charge me for a full carpet replacement. I highly recommend that any tenant, especially those with pets, schedule a physical move-out walk-through with River Quarry and hire their own independent carpet and cleaning inspectors. In my case, River Quarry claimed the unit 'smelled,' but the court did not find their testimony or photo evidence credible. My previous unit that I lived at for even longer never mentioned anything about the smell of cats and other witnesses also enjoyed staying in our guest bedroom because we were very clean. For everyone's educational purposes: River Quarry will say the carpet cleaning companies told them to replace the carpet entirely, when each one that I reached out to says they clean it if the carpet is not too old. All American Carpet Cleaning does a very thorough assessment of properties as well as carpet cleaning. River Quarry will also use carpet pull-out photos from Sherwin-Williams from different tear-outs to convince you to pay for that cost. I knew something was odd when River Quarry requested for an additional gypcrete/concrete treatment with the carpet, when typically the company doesn't recommend it or see it needed. I would also contact your own professional cleaning company after you have done your own personal cleaning so the cleaning bill doesn't come out to $200-$300 for the whole unit even after you cleaned. An hourly professional cleaner would be cheaper than River Quarry contracting one for the entirety of the unit. Overall, if River Quarry knows you have any presence of an animal during your tenancy, be prepared to experience some level of unfairness.

    WARNING! DO NOT RENT HERE UNLESS YOU WANT TO BE CHARGED OVER $1,000 IN FRAUDULENT CARPET REPLACEMENT AND JANITORIAL FEES UPON MOVE OUT. IF YOU ARE A CURRENT RENTER, TAKE PICTURES OF EVERYTHING BEFORE YOU MOVE OUT BECAUSE THEY WILL CHARGE YOU REGARDLESS OF HOW MUCH YOU DEEP CLEAN. The pattern is clear if you read the one-star reviews: Management invents random, baseless charges upon move-out to maliciously deplete your security deposit. For example, they charged us $239 in cleaning fees for miniscule items such as "dusty baseboards" and "black stains on window ledges"—claims which we have photo evidence to prove are false—and which fall under normal wear and tear. If you look at the photos I posted, you can tell that conscious effort was put in to clean window ledges and baseboards. The most ridiculous example of a fabricated charge was "toilet base needs cleaning." The "toilet base" is the porcelain foundation of the toilet, and since the I meticulously cleaned all bathroom floors and the entire exterior of the toilet, this charge is baseless and demonstrates management's desperate attempt to find any minuscule reason to retain the security deposit. If they are saying the toilet base needed cleaning, it most likely was from a speck of dust that formed before they could do a move-out inspection. IF YOU HAVE A PET (OR AN ESA), YOU ARE THEIR PRIMARY TARGET. Our carpet was in excellent condition upon move out, yet they charged us for full carpet replacement (nearly $1,000) based on alleged "pet urine." We vacuumed our carpet on a weekly basis and used a carpet cleaner regularly. SAVE YOUR MONEY AND TIME: RENT ELSEWHERE. At this properly, it truly does not matter if you make conscious efforts to clean during your stay or before you move out. I’ve lived in two previous apartment units for pets and have never been charged a carpet replacement in the past. The common complaint of management being dismissive also isn't happening without reason. If you go on Yelp, you will see more one star reviews and the carpet replacement scam done by this property. Not to mention, they have to bribe tenants with $10 food truck food credit for 5 star reviews on Google. I have attached a screenshot of one out of the many bribes in the email they have sent out to all tenants, so just know all the 5 star reviews are fake! [e] Management can come up with any customer service response they want, but it does not change the fact that the majority of tenants upon bring up the same issues. I asked for photos of all the "damages" before this review and it was not sent. Not to mention, a $10 food truck credit should not have to be offered to the first 15 people to leave a 5 star Google Review to encourage "participation". BEFORE SIGNING, PLEASE REVIEW YELP SPECIFICALLY FOR AUTHENTIC REVIEWS ON THE BILLING ITEMS TO BE EXPECTED UPON MOVE OUT.
