AWFUL, crooked, greedy, shady apartment complex. Leave the apartment twice as nice as you found it? That’ll be $325 to do ABSOLUTELY NOTHING so say goodbye to your deposit. They will do anything to screw you over, the appliances, sinks, stove, outlets, etc will not work and they will NEVER EVER send someone to take care of it no matter how hard you try to communicate. Amanda is absolutely never ever available for anything, whether you call, email, or visit in person at the office. Do not live here unless you like being the victim of an absolute scam. I can’t say enough bad things about this place. They don’t care about you, only lining their pockets with the most random fees and ghosting you. 0/10

Lived here for 2 full years. Landlord is never there during her assigned hours and leaves early. You can see people wanting to talk to her to rent but they have to wait in the parking lot and she doesn't show up. Half the dryers are broken downstairs. You can smell weed from the back of the apartments. Trash is always overfilling. Try to call the landlord she doesnt answer and cant even get it to go to voicemail because thats backed up on her side. Overcharging rent prices compared to apartments around vista overland area. Was charging 1700$ for 2 bed and $1500 for 1 bed. We moved from a 2 bed to 1 bed in the middle of our 2nd year lease and a new lease was never signed. Landlord wanted us to stay a full year at the new apartment when we didnt sign a lease. Funny. Let her keep the deposit. 1 bed apartment was falling apart when we moved in. Bathroom door wouldnt lock, closet slid out of the rails, stove couldn't get hot enough to boil water, got a half sized fridge, hole in bathroom wall.. etc. Only miss the balcony at this apartment complex so thats why its almost 2 stars. Would not recommend!!!

I’ve live here for the last 4 months and have had problems with my health and breathing. At first I thought I was just getting sick but then I progressively got worse over the weeks. I had noticed a leak shortly after moving in from above the shower head on the ceiling. I notified management and the landlords about the leaks in the home but nothing was done. As the leak got worse I noticed there was a patch over it as the paint peeled, like someone tried to just patch the ceiling to fix the leak. The other night the ceiling then fell through while I was sleeping and stirred up dust and insulation. Water has been consistently dripping out of the hole since and there appears to be mold inside the ceiling and in the insulation. Since the ceiling fell through I have gotten extremely more sick and up one bringing the issue to management they tied to bush it off and say it was nothing, they were rude and acted like I didn’t know what I was talking about. I then went in with my mother and friend who has law experience and they completely changed how they were acting, then gave me a new apartment to use while the other was damaged. While talking the maintenance man came in after examining the damage and said he saw the black insulation and was just going to pull it out and try to dispose of it before anyone else saw it good thing I got pictures. Also the manger said she would call me to further get answers about the mold in the ceiling but had failed to do so or get the proper authorities to get it handled or fixed. So I’m writing this review to state that this has been an unsafe and unsuitable living environment and I’m looking to terminate my lease since the owners don’t care about the health and safety of the tenants. I had to go to the er in the middle of the night because of the severity of my cough. The doctor said I had been exposed to mold and need to leave the complex immediately. (I have paperwork to verify) Under Idaho law 6-320 a tenant is allowed to terminate their lease and receive and compensation from the landlord if an damages get to the point where the housing is unlivable or unsafe. I hope this can help any others going through the same thing here and convince anyone looking to move here that it is a danger to your health and wellbeing.

STOLE OUR MONEY!! Auto pulled a month of rent after our lease ended and we turned in our keys! This was after weeks of trying to get in contact with the manager, Amanda, about moving out and the details for that. We attempted in person, phone, and email for weeks with no response. I will update this review if/when the funds and security deposit is returned and they are honest. For now, I would NEVER recommend a place that doesn’t communicate and STEALS YOUR MONEY!!

After multiple emails, phone calls, and voicemails, the way we reached her was physically driving back over to that side of town and going into the office. She then told my husband that this mistake had happened because “your wife’s emails were really confusing and I thought you wanted to extend your lease.” I included the emails for you to see for yourself.
The mistake is not really the issue at this point. Mistakes are human, and they happen. The issue is the lack of ownership, blaming us, and then not immediately attempting to rectify the issue. If we had gotten a phone call the next day profusely apologizing and explaining how she was sending the checks right away, this review would have changed to a 5 stars.
Oh, and it has been a full business week and we are still waiting on the checks.

Amanda the manager is very friendly and helpful, very flexible. She helped me in a time of need. Eli the maintenance man is very handy and friendly. Over all there very professional and kind! The apartment was very clean and up to date. No issues whatsoever so ever. BlanketThe gym is very clean and resourceful. The only issue I have was the raise in rent. Other than that it’s a very nice place.
