DONT MOVE HERE!!!
When my roommates and I moved in our kitchen was flooded and once maintenance came they just unplugged the dishwasher. We were promised grey furniture and we ended up with grey and brown furniture. Walk ways and buildings are not kept up with. We never got our mailbox keys after they said they would give them to us. Took almost 2 months to get our keys to our own rooms. I was told I was moving into a standard plus which is supposed to be bigger than the model home and it seems that my apartment is the same size. Lastly they changed our locks without of us knowing. They never let us know and we only found out because my roommate could not get into our apartment. It took 2 hours for her to get into contact with anyone to help.

Find somewhere else to live! The rent is cheap for a reason. This is my roommates and I's second year living at 2818 and all of us wish we would've moved out after last year. Besides having maintenance in our apartment every other day because our ac and heating didn't work (which never got fixed mind you), our experience last year wasn't horrid. This year, I go to bed every night wishing I was anywhere else. 95% of office staff besides 1 or 2 of the front desk girls and a few of the maintenance guys are incredibly rude, unprofessional, and unhelpful. If you ever have any problems, they will tell you that Hunter is working on it (he probably isnt) or have you handle it yourself. Our utilities were messed up two months in a row and we dealt with a rude accounting lady, a rude front office girl, and what felt like a million other people who had no idea what they were talking about. It reached the point where we had to get our parents involved and then the office seemed to take it seriously. This month, my roommates and I all had different utility balances, all of which were too high, and we essentially had to bother the office every day to get them to do anything about it. We have also had maintenance guys come into our unit and be incredibly rude and treat us like idiots. Our dishwasher hasn't worked since moving in, fills up with gross water, and occasionally leaks on the floor which isn't a huge deal since we don't use it but disgusting and unacceptable nonetheless. They also have what I'm assuming is a contract with Rapid Recovery Towing who are truly evil. Long story short, find genuinely anywhere else to live.

1.During move-in my roommate and I experienced the worst conditions an apartment could be in. Spiders, cockroaches, grasshoppers everywhere, as well as a past leased individuals hair in the bathroom drawer. It was like no one even cleaned the place at all. Spider eggs in every corner you would look at.
2.Following the terrible experience of move-in, the conditions of how maintenance left our apartment was horrific. Within every sprinkler head in the ceiling, the maintenance left a whole right beside the sprinkler which would cause cockroaches, spiders, and grasshoppers to fall out of the CEILING into our apartment daily. Even after solving the situation with covering each hole, it didn't stop the horrific amount of pest that were listed above to constantly be in our apartment. With that, my roommate, and I had a problem with random bug bites consistently at the apartment. These bugs were not just in one location...they were in the
-kitchen
-living room
-laundry room
-inside the toilet
-in bed sheets
-inside towels that were hung up
-and of course the ceiling that they would DROP out of
3.This section is primarily why I am writing this long of a review. Our apartment flooded during a storm and multiple storms because of the poor building structure that was made (SHOCKER). When calling maintenance to come immediately to look (and assist) at the flood, they gave intentions and questioned my roommate and I about the idea that it wasn't from the storm. Not only were their damages to the apartment and some of my roommates items, but the apartment continued to smell like mildew and left tons of stains and damages from the flood. Which leads to my frustration that 2818 DID NOT DO ANYTHING TO ACCOMMODATE OUR TERRIBLE (flood) SITUATION.
4.The layout of the complex itself is just very confusing and not safe honestly. When driving through the complex, there are tons of turns while driving that are concerning enough. With that, the parking is okay, but with how I mentioned on the layout of the roads when driving in the complex makes it unsafe for pulling out of a spot and like I said DRIVING WITH ALL THE CURVY AND BLIND-SPOTTED CORNERS IN THE COMPLEX.
5.Following any concern that my roommate and I had. The management team did absolutely nothing to accommodate us in a professional manner. They would:
1. Fully disregard or be very delayed to any urgent need of ours (flood situation and washer machine that went out and flooded)
2. Would tell us to contact another individual that lead to not hearing from anybody
3. Management team (one individual specifically) would constantly GIVE ME disrespect over the phone.
Following all this information, it would only make sense for me to provide the evidence of all this matter. So attached you can find all of the photos of everything that I talked about above.

I lived here for two years, and I would not recommend it to others. Upon moving into what was supposed to be a fully furnished apartment, we walked into a really dirty unit missing a couch, TV stand, and desks. Instead of moving in, we spent most of the day cleaning the unit. It was clear that no one had even walked in the unit after the previous tenant, or they would have noticed the missing furniture or all of the food inside the stove. It took weeks to finally get our furniture. Shortly after, the washer broke and was not replaced for a month. Most maintenance requests followed a similar fashion. I don’t think the outdoor hallways were ever cleaned because there were always dead bugs everywhere. I also received many false move out charges that I had to dispute after moving out. For example, I was charged almost $200 for missing keys, and I called the office to explain that I had returned them weeks ago. I was told it was just a system error, and I would need to put in a dispute form which took weeks to be processed. I talked to other tenants who moved out, and they all had similar situations with cleaning fees that were claimed to just be an accident or automatic placed. While the rent here is great, definitely beware that there is reason for that.

I feel compelled to write this review to warn others about the incredibly frustrating and disappointing experience my daughter had with 2818 Apartments. What seemed like a great choice during the tour quickly turned into a nightmare. I want to share the full extent of the problems she faced in hopes that others avoid going through the same ordeal.
During the initial tour, my daughter was shown a clean, well-maintained apartment that looked fresh and move-in ready. However, when she and her roommate actually moved in, they were horrified to find that the apartment was nothing like what had been shown to them. It was dirty, worn, and clearly neglected. The floors were filthy, the windows were covered in grime, and the air vents were caked in dust. The wood flooring has several visible paint stains, and there are still several missing panels on the stairs. Appliances, like the dishwasher and stove, were either broken or dirty. It was a complete contrast to what was promised.
To make matters worse, my daughter had signed a contract stating that the apartment would be unfurnished. But when they arrived, the apartment was completely filled with furniture. Instead of a clean slate to move into, my daughter and her roommate had to spend hours removing the furniture, cleaning the apartment, and then moving in their own belongings—all while maintenance was unavailable to assist them.
The apartment's condition wasn’t just inconvenient, it was unsafe. My daughters apartment still has several broken blinds that still haven’t been repaired despite numerous requests. But the final straw came when she found a significant amount of toxic black mold in her room. Upon further investigation, she learned that management had been aware of the mold problem because the downstairs neighbors had a severe case of it as well. Yet, no action had been taken to address the issue, even though it had been affecting both apartments.
The only reason my daughter and her roommate decided to stay at 2818 Apartments is because they both live over 10 hours away. They didn’t have the luxury of moving to another place immediately, and it was far too difficult to break the lease given the distance. But with the ongoing issues, including the health hazard posed by the mold, my daughter has officially had enough.
After months of dealing with broken promises, neglect, and now serious health risks, my daughter is looking for a new place to live, and I strongly recommend that anyone considering 2818 Apartments think twice. The apartment’s condition, the unresponsive management, and the health concerns make this place not worth it.
