Very nice townhomes with a helpful management team. Never had to move out but re-leasing was straightforward. My room was somewhat dirty upon moving in.

While the place was great to live in at first, move out was a disaster. My roommates and I did everything on the checklist however they charged each of us over $500 each, with one of us over $800, for repairs that were not needed. Attempting to communicate with management is not great as well. All you get is "We did the service now you have to pay for it". My roommates used a shampoo vacuum, dusted everything, and used services to clean our unit, but they still claim damages. Even the photos that they provide don't include visible damages that justify the cost yet they don't care and will not understand the tenants. Normal wear & tear will turn into "well we did the service regardless".
They claim that "cleaning" was needed, but no photos that I showed during moveout, nor photos that they even provided justified hundreds of dollars in cleaning fees. One of my roommates even was charged for carpet replacement when he never had any stains or pets in his room. They even charged for deodorant treatment for the carpets even though we used a shampoo vacuum for everything. They also charged to repaint my whole room when the only evidence they can provide is a grayish stain on the wall that is no bigger than the palm of a hand. Other previous tenants have had the same issue!

Literally one of the most frustrating places to live. As other comments have mentioned, this facility will overcharge for any penny they can when you move out. Currently have gotten charged 500 for move out fees through charleston mills, and now they are charging 1200 in even more move out fees through another company. Almost 2000 in move out fees, and any attempt to get a hold of the Arena Group that manages them will take forever, met with rude representatives on the phone. House was decent to live, but the negatives of their management and how they prey on young college students is not worth it.
