We live at unit 8000 Atlas Pear Drive, Unit 7312 for 8 months and we had a really great experience in staying in this place. The Apartment: The unit itself is clean, well maintained and very spacious. Everything is designed for comfort and convenience. Natural light pours in through large windows and we have a clear view of the surroundings. The common areas, such as the lobby, gym, pool are spotless and regularly maintained, creating a truly upscale living environment. The Community: It’s a great blend of peaceful and has a near access to shops, restaurants and parks. The Administrator (Jose Mercer): This is where the experience truly stands out. Jose Mercer has been so responsive and accommodating to all our requests and inquiries. He is genuinely caring with everything we've requested and asked of him. He handled everything with efficiency and a personal touch – whether it’s a maintenance request, questions about bills, or just checking in to make sure everything’s going well. Communication is always prompt and clear, and issues (though rare) are resolved quickly and thoroughly. We would highly recommend staying in one of the units owned by Lake Walk at Traditions.

I have lived at 8175 for about 2 months now and I am contemplating paying out my lease. The apartments are gorgeous and maintenance is fantastic, that is all that is good about the property really. Even though they are pretty, the buildings were poorly constructed. I live on the second floor and have a family above me. I hear every footstep they take all day, all night, even with the tv and music on. It sometimes even shakes the apartment. I don't have much to say about management they do their job mostly, move-in was lengthy and unnecessarily complicated. The gate clicker they give you barely works. Most people who live here just have to put in the code every single time they want in, which is frustrating. The amenities room and pool have to be accessed through specific doors, meaning you have to go all the way around the building, and one of the gates to the pool is frequently broken. Much of the facility halls smell like weed and are dirty with resident trash. For the amount you pay in rent and it being considered one of the "nicer" housing options in BCS, I would consider living elsewhere.

I lived at Lake Walk at Traditions for a year, at the 8000 building. I signed a lease site-unseen (with recommendations from people who lived there) for a second floor unit. On the phone, I was told my unit had great natural light and a great view; I figured this was to make me feel better and was an exaggeration. It wasn’t! My unit had great lighting and a nice view of the walking path that goes to the Stella Hotel down the road. I took a lot of walks over to Lake Atlas! Anytime I needed anything the lake walk team was accessible and understanding. I put in maintenance requests that were promptly addressed and solved. When my gate fob died I went and got a new one. When someone parked in my car port, they took care of it and I had my parking spot back in less than 10 minutes. When I was ready to move back home, they compromised with me and let me park a POD in the parking lot for a few days while I packed all my furniture. Shoutout to Jose for answering all my questions and working with me on that! I just got my final statement, and besides the final cleaning fee I got all of my deposit back which I was happy about (I cleaned very well, but there were some nail holes in the walls). If you have the lifestyle to pay for living here it is well worth it! The amenities are great. It’s a 5 minute walk to Lake Atlas, where they have local events all the time. It’s also a 5 minute walk to the POV coffee shop and my favorite, Kanji sushi! You’re also 10 minutes from A&M main campus and Kyle field, and north gate bar area, if you enjoy that scene. Photos are of my balcony view on a foggy morning, the viewing tower at Atlas Lake overlooking the golf course, the walking path, a little marsh park nearby, AND a roll of sushi at Kanji!

September 2025 I am part of this community short term while on work assignment. So far, I definitely would not recommend anyone choose to live here. The staff seem indifferent, inexperienced, unhelpful and at times plain rude. The prominent parts of the complex are well maintained but the breezeways and stairsways are horrible and what you would expect from a 100 year old abandoned building rather than a place built in 2020 as it was. I take pride in giving excellent reviews far more than I do horrible ones but I had to write and let others know in case they are considering here. Also, I am new to the Lake Walk community. If my impressions are wrong because things greatly improve, I will return here to say I was wrong and revise my review so others will know. I am sharing my impressions after dealing with the leasing office and resident services. Terrible first impressions at Lake Walk at Traditions. I would like to post pictures so that everyone could see what I mean by dirty exterior but am having trouble with my connection, I will try back later.

Ultimately, a poor experience living here for 3 years. Location is the only positive of this place. The property went downhill after my first year. Amenities were not kept up with well and the apartment grounds were often dirty. Considering the sizable, yearly rent increases - you’d think they would manage this property better. Be wary of the 5 star reviews - they link surveys for the maintenance team straight to this. While the maintenance team is great, the complex and management are not. Very expensive, poor communication from the office, and multiple missing packages.
